The ' island' has the benefit of being adjoined to the mainland & newer part of this beautiful area by causeway - so no ferries to catch! Divided into apartments, some benefiting from sea views, the villa may be rented in part or as a whole, all enjoying shared use of the garden, BBQ and outdoor solar shower! Located near restaurants & 50m to the 'beach ' with its crystal clear and shallow water in a protected bay which is great for families ,100m or 2 min walk to the seafront restaurants and shops with their romantic sunsets over the bay- Fishing boats and yachts clink side by side. World class Marina Frapa is nearby with its luxury yachts. Spacious Ground floor apartment - lots of sunshine in main room. Sitting area and kitchenette- well equipped modern apartment within Villa Maximillian - sleeping 4/6 in 2 bedrooms - 1 x double = sleeps 2, 1 very large room 1 x double and set of bunk beds = sleeps 2/4, TOTAL 6. Finished in cool tiled flooring. Great family apartment with the bonus of terrace overlooking the garden - perfect for keeping an eye on the children- whilst you relax. Also with back terrace, we found this a wonderful spot for small children to play in as it is shady most of the day. East and south facing garden within this lovely villa, local stone paving and area for BBQ - attractive vine giving cooling shade, fig and lemon trees. Outdoor solar powered shower unit. Shops, market stalls, dining and restaurants - 100m. Beach nearby - 50m. Luxury World class Marina Frapa approx 1km at other side of bay - home to fabulous yachts, leisure center, restaurants and exclusive nightclub.

Located in the conservation area of Rogoznica island, which is a wonderful old town offering a superb location for boating enthusiasts also excellent selection of friendly restaurants with good food at reasonable prices. About a 15 minute drive away in the direction of Split is the attractive tourist spot of Trogir - with narrow streets and secret passageways where there are high quality shops and restaurants with prices to match ! but well worth a trip. Taking the beautiful coast road north for about 20 minutes , lies Primosten , a beautiful ancient 'island' town almost entirely surrounded by water - with plenty to explore. Further north again , is Brodarica - take the small ferry over to the less than glamorous name of Krapanj!! Fortunately - the island is one of the most beautiful places we have ever seen , very low lying with mini fishing harbours for the cottages and is renowned for its sponges - our tip - take a picnic and check the ferry times though!

    LONGER OR SHORTER STAYS - PLEASE ENQUIRE. Discounts may be available if more than 1 apartment is taken - just ask if it is available when you are interested.
    Security deposit taken is £ 95. However, we reserve the right to request, on occasion a larger deposit as we see fit for larger numbers, longer stays, or when 1 or more property is taken, or other times when we deem it necessary. Bookings are for minimum 3 days/ or charge as such - ask for further short break rates.
    CHECK IN TIME AFTER 3PM - CHECK OUT TIME BEFORE 10 AM. ARRIVAL / DEPARTURE DAY MAY BE FLEXIBLE - depending on availability & staff.
    Rates - until confirmed, are subject to change without notic

    Deposit taken at time of booking to secure dates £100 non refundable. Balance / full amount due to us no later than 8 weeks before arrival along with Security deposit taken of £95 against cleaning / damages / breakages / key loss etc. - refundable within 2 weeks of departure should non occur. We reserve the right to request a greater deposit at at discretion for any booking , this may be requested - but not always, when on 1 more properties are booked.
  • Payments-Credit cards invite a charge please ask at time of bookign for this rate, however the good news is that debit cards do not! If and in the unlikely event due to unforeseen circumstances we have to cancel your booking, we will return to you all monies paid to us only - except the £ 100 deposit. If you cancel a booking once the £ 100 deposit has been paid - non refundable. if you change or alter a booking in anyway, or if payment is returned to us through any banking system, (we reserve the right to cancel such bookings), additional £ 50 is due. If you cancel before arrival; 29 - 56 days 50% of full amount due, 15-28 days 75 % due , 1-14 days 90% due , arrival day or later - full amount due to us.

    Ensure that you have the all correct travel insurances personal and otherwise - you may be asked for this on confirmation - without such may invalidate this booking.

Sailing / water sports: Ideally located near Marina frappa with its fabulous facilities . The clear waters and islands of the Adriatic make this an ideal sailing base and the Villa is located just 50m from the sea. Diving is also popular here and again we are 2 minutes from diving pongo club located on the island. A divers and sailors paradise. All rates correct actual time of booking.

Other Activities: Sailing , historic towns, beautiful coasts,spectaclar scenery , diving , shopping and superb islands to explore etc......

Had lovely time staying at The Rock with family - children aged 14 and 11. Easy access to shingle beach - 2 mins walk and also great spots to jump off rocks into turquoise lovely seas. Was a great base to explore local sites - Krka National Park, Sibenik - within an hour drive, Primosten and Trodgir within 30 mins.
Apartment was ideal for our needs. Adjacent local football pitch operating some evenings could be noisy for some but we found it added to the vibrant and lively atmosphere of the place.
Would definintely recommend.
