The Villas are both brand new and have a modern feel and comfortable furniture. The lounge area are large and full of light. The kitchens are fully fitted with all appliances such as microwave, oven and hob, fridge freezer and washing machine. The kitchens are also stocked with all the crockery, cutlery and glassware you may need for your stay. The beds are new and very comfortable. The villas are light and airy and have air-conditioning in each room. There is a television and DVD and a number of books and games for your enjoyment. Check in can be arranged at any time and bookings are not restricted to specific days or even durations. For example if flights are cheaper a booking can be arranged from a wed to sat over an 10 day stay if required.

Both properties are on the same complex - this is Nicoletta Court 14 and they both share the same pool. Sunny Cyprus Villa I is a three bedroom 3 bathroom detached villa with large patio garden. The villa is very light and airy with modern comfortable furniture. The front patio is private and is excellent for al fresco dining. It is south facing and gets the most fantastic sunsets.

Universal Gardens is a quiet area of Kato Paphos within 15 - 20 minutes walking distance of the seafront & Harbour. Here you will find lots of different bars & restaurants offering a wide range of food from a number of countries and to suit different pockets & tastes. There are a number of interesting historic sites in and around Paphos such as the famous underground Tomb of the Kings and the ancient mosaics. The house is close to the Paphos water park wark and this is an excellent day out for families of all ages. A short drive away is Aphrodite's rock which is set on a beautiful coastline with clear turquoise waters. Golfing holidays: Cyprus boasts 3 championship golf courses, all near Paphos, of which the new Aphrodite Hills course must surely be the star resort. Tsada Golf Club - Founded in 1994 on the hills of Tsada, set on the grounds of 12th century monastery. Also the Secret Valley Golf Course is another highly prestigious course on the island.

Paphos area
Paphos boasts a wealth of eating and drinking experiences from the traditional Meze to food from all of the world. There are both indoor and outdoor dining facilities as well as nightclubs, cabaret and themed bars. There are plenty of family friendly places to visit. The beaches are clean safe and easily accessible. The Harbour at Pahos is a great place to send time during the day and evening. Boat trips of all kinds can be arranged from here. Scuba diving and specialist water sports are also available. A short walk from the Harbour is the Ancient Roman Mosaics and the historic Tomb of the Kings site.
Water Park
For families the excellent Paphos Water Park is on the door set and is well worth a full day out. Well worth a visit for a fantastic family fun day out.

The villa was everything we expected and more. We arrived late at night o find the lights left on as a welcome. The villa was spacious and had very comfortable beds. In the morning we we saw the fantastic patio where we all sat out having breakfast. The patio was also wonderful at the end of a long day on the beach to unwind with a glass of wine and watch the sun go down. The complex was very friendly (not too big) with a nice pool. The managing agent was very helpful and always on hand if needed. We would definitely go back again next year.
