This charming stone house is newly built on a large level plot with its own 8 x 4 m pool. The pine trees surrounding 3 sides of the property offer both seclusion and welcome shade in the summer months. There are outstanding views of the mountains, sea and the picturesque village of Karsiyaka nestled at the foot of the mountains. The accommodation is arranged with the master bedroom (en suite) upstairs, which has doors leading out onto an extensive balcony. There is another double and a twin bedded room with family bathroom downstairs. The interior decor has been carefully chosen to suit the property making clever use of local materials and furniture, creating a stylish look. The kitchen, painted a stunning turquoise to blend with the Turkish tiles, is fully equipped and leads onto the living area with its beautiful stone walls, pitched, beamed ceiling and fireplace. The location is perfect offering the tranquillity of a rural setting whilst having the convenience of all amenities.

The location is ideal for enjoying the peace and tranquillity of rural life, surrounded by olive groves and citrus trees-a haven for nature lovers and walkers. A 5 minute stroll down the road takes you to the sea and a 10 minute car ride will take you into the mountains. Your choice of beaches are extensive, from rugged, secluded coves where you might find yourselves alone, to chic and sophisticated where your every need is catered for-all within a 10 minute drive. There are many restaurants, one on the sea front 5 minutes walk from the house. The main attraction of this north coast is the harbour town of Kyrenia which is just 20 minutes by car. This picture perfect little town with its magnificent castle, mountain back drop, beautiful harbour filled with old wooden boats from past times and the chic pavement restaurants and bars all candle lit, is an absolute treat not to be missed by day or night. Further to the east are deserted beaches many of which are home to nesting sea turtles

  • Rental rate depends on number of bedrooms used, each room accommodates two guests (twin room also has a third pull out bed).

    Low season: 1 bedroom £450, 2 bedrooms £500, 3 bedrooms £550.
    Mid season: 1 bedroom £500, 2 bedrooms £550, 3 bedrooms £600.
    High season: 1 bedroom £600, 2 bedrooms £650, 3 bedrooms £700.

    £100 security deposit is required in case of damage,loss of keys etc. This will be refunded 2 weeks
    after your return.

    This house is extremely well equipped and the price for out of season includes the central heating.
    Also included in the rental price is a comprehensive welcome pack to see you through your first night, plus a change of linen and a quick clean half way through a 2 week booking.
  • A 50% deposit of total rental is required to secure the booking, paid either by cheque or bank transfer. Confirmation of booking and receipt of payment will be made by e-mail. Balance is required approximately 8 weeks before the start of the holiday, together with a refundable breakage deposit of £150.
    In the event of cancellation by the hirer the deposit will not be refunded, unless the property is re-let.
    Keys are available from meet-and-greet taxi driver.

Notes: Additional kitchen equipment : Portable fan, Toaster, Electric Kettle, Iron, Ironing Board, Hoover etc. We have tried to equip the Villa with as many things to make your stay as enjoyable as possible and in the hope that you do not have to carry as much as you thought! A top quality Hi-Fi system allows you to play CDs (there are a few already in the house) and DVDs and there are places nearby to hire DVDs. Also there is an AUX lead connected to the Hi- Fi to allow you to connect your i Pod or MP3 player. A Mobile phone will be plugged in for your use together with local Sim card. There is a comprehensive guest information pack within the villa with maps/guides/eateries etc. A Courtesy Pack will be awaiting your arrival so that you don't have to dash out to the shops the minute you arrive. Our managing agent will meet with you at the villa and answer any queries you may have. Car hire can be arranged for you.

Flights and car hire: There are two ways to fly to Cyprus: Option 1: Fly into the North. The airport is called Ercan (ECN) but you may see it as ‘Lefkosa’ on many web sites. Flights into Ercan will fly via Turkey where they land and take off again 45 minutes later. The airlines that fly there are Pegasus from Stanstead. Cyprus Turkish airlines from Sanstead, Heathrow, Gatwick and Manchester. Turkish Airlines from Heathrow, Gatwick and Manchester. From Ercan airport you can either arrange to collect your car hire car there, or we can arrange for you to be collected by taxi (approx £35 each way). Option 2: Fly to Larnaca in the south. There are many airlines that fly to Larnaca: Easy Jet from Gatwick, British Airways from Heathrow are two, but there are many other charter flights and scheduled flights too numerous to mention that also fly there. From Larnaca, get a transfer (£50) each way and hire a car in the North.

Northern Cyprus is blessed with the most pleasing climate in the whole of Europe. The winters are mild, and rarely extend beyond February, and with over 300 days of sunshine a year the temperatures can reach 70F as early as March. In April and May Northern Cyprus is at its most beautiful with fields of wild flowers in full bloom. June, July and August are the hottest months and are ideal for sun worshippers. September and October are the most popular months when the weather is still warm (rarely below 80F) but the evening are pleasantly cooler. Northern Cyprus is very safe. The people are warm and welcoming and English is widely spoken. Sterling is accepted in shops and restaurants and driving is on the left.

The swimming pool: The pool is fitted with the latest cholorinator system, a natural way to keep the swimming pool clean with superior water quality. The lower level of chlorine and natural salt in the pool system eliminates sore and burning red eyes, skin irritation and overpowering chlorine odors. Swimmers feel refreshed and skin retains its soft texture. Users enjoy their swimming experience so much more in crystal clear water and don't feel as if they have just taken a bath in chemical soup

Hulya House Paradise, home away from home.

We stayed at Hulya house for 2 weeks Aug-Sep 2007, 2 adults and 2 children, aged 11 and 7. The house is amazing, it is furnished to a high standard, and is fantastically equipped. The welcome pack was a godsend. A car is a must with this house, but the owners can organise this for you, along with transfers from Larnaca airport, if needed. The transfer from, and to, Larnaca was totally hassle free and very inexpensive. The surrounding area is very peaceful, a real get away from it all holiday. Kyrenia is approx 20 minutes away by car, and very easy to find. Supermarkets, restaurants and beaches are all a short car ride away. Escape beach was our favourite, and great for kids. Favourite restaurants were Carpenters and Ambiance, the latter providing a fantastic setting for dinner, and also very children friendly. Northern Cyprus is definitely worth a visit, we had visited the South several times and were interested in seeing the North before it became too touristy. A long drive down to the panhandle, is also worth a visit if you're adventourous. We stayed overnight at the turtle beach campsite, which was an experience, and not for those wanting home comforts, but it was something we would thoroughly recommend, and the children loved it. Anyway, back to the villa. I would thoroughly recommend a holiday at Hulya House to anyone wanting to get away from it all, it's a little off the beaten track, but that's what makes it so special, it's an amazing place with a fantastic pool and the owners and caretakers couldn't be more helpful if they tried. Definitely a must, ENJOY.

We spent a wonderful week's holiday at Hulya House in September.
The villa is very spacious,well laid out and equipped with everything you could ask for. The highlight must be the lovely garden area which has been beautifully landscaped and provides a secluded and relaxing area to chill-out by the immaculate pool. Should you tire of this (difficult!) then there are lots of places to drive to in Kyrenia and the surrounds.
The local beach is just a few minutes away and has a bar/restaurant. The sea there is great for swimming and very warm.
We spent some great evenings enjoying a barbeque by the pool but there are several very good restaurants a short drive away. The people are friendly and the service excellent.
This was our first visit to Northern Cyprus ,the climate is perfect and we will definitely go back again and stay at Hulya House.

My family (2 adults, 3 teenagers) had 2 great weeks in this villa. It was everything it claimed to be, well equipped, private, and quiet with great surrounding scenery. Alison, the owner, organised our transfer to and from the airport, which is essential if you land in Larnaca, and also organised our car rental which was delivered to the villa as promised. It was very stress free. Our 2 weeks were very hot, last week in Aug - 1st week Sept, and really difficult to do anything other than pool/beach during the day. The air-con in the bedrooms was essential. Evenings were lovely, and there are so many great restaurants to try. There is a guest book in the villa with previous visitor’s thoughts, which were very useful.
Alison was great with her communication, and very helpful with questions prior to our trip. We really did feel that we were staying in her home, and not simply a rental villa, and that was important to us. The people in N Cyprus are absolutely wonderful, so kind, helpful and generous, it made our holiday and I would recommend this property to anyone.

Hulya House: July 2009

This was our first family holiday abroad with two children aged 6 and 4. Being honest, we had concerns as to whether the reality of Hulya House would match the description on the website. Having never hired a villa before, we genuinely had no idea what to expect but Hulya House surpassed all our expectations and provided a very special and memorable family holiday.

The communication from the owners prior to departure was great, organising car hire and a driver for us. We were met as planned at the airport and transported to the villa, collecting our hire car en-route without any fuss. The hire company even supplied booster seats for us. A car is really needed to get to the beaches and restaurants.

The villa was immaculate and spacious, being very private and secure. Gates to the front and fencing all around, provide a safe child friendly environment within what is a quiet residential area. Clever planting within the large colourful garden provides privacy from the neighbouring properties, allowing you to relax by the pool. The pool is fantastic and has walk in steps which was great for our kids, who virtually lived in it for a fortnight!

What the website cannot fully convey is the breathtaking mountains which provide the backdrop to the house. These are quite simply stunning!

Internally, the villa is superbly equipped and has a very home from home feel about it. The furnishings are modern and very comfortable. The welcome pack was perfect and removed the need to run to the shops immediately upon arrival. Local amenities (‘corner’ shop) are a short walk away, with larger shops and delicatessen’s etc 5-10 mins drive away. A lovely (and very practical) touch from the owners was supplying a mobile phone and sim, which avoided exorbitant phone bills.

The local beaches are wonderful, although we favoured lazing by the pool most days. Eating out was great with numerous good quality restaurants, which were very reasonably priced.

The local people were very friendly and treat children like royalty. Our youngest had a tantrum in the local supermarket and the staff didn’t frown on us but simply brought cakes and offered to take him into the bakery to see the bread baking. Wonderful!

Northern Cyprus is not over commercialised and has a wonderful easy pace of life which was ideal for us holidaying with a young family. If you are reading this review as the cynical holiday maker that I was, rest assured you cannot fail to enjoy Hulya House.

Excellent - great interior,beautiful pool & garden

This is a lovely villa, set in beautiful grounds. Good size pool and lovely, well maintained garden. The interior is neutral and well done. The property was VERY clean on arrival and the management company were fantastic. They were always on hand and on the two occasions they had to visit the property they were there within 2 hours. Our son went down with chicken pox and they were fantastic, arranging a doctors appointment and attending the doctor with us to help with translation. They really went the extra mile.

The people in Northern Cyprus were delightful, so friendly and love children and very tolerant of them! We enjoyed all the local restaurants, particularly Ambience. You have to venture off the main road to find the beaches and beach restaurants.

Great, relaxing holiday and rarely left the villa!
