This private detached villa is situated on an exclusive, very private development in the centre of Protaras with only a ten minute walk to the main resort, It has been described by some locals as one of the best developments in the area. The villa itself has been furnished to a high standard and has its own swimming pool surrounded with well kept gardens. Protaras water park is 500m away. There is an abundance of shops, bars and restaurants only minutes away, which welcome families and children of all ages. The nearby town of Paralimni is only 5min car journey away and is serviced with a good public transport system and inexpensive taxi service. Only 3km away is a large supermarket that can supply you with everything you need during your stay. For those quiet evenings you can sit and relax in the warm summer breeze overlooking the pool that is lit up at nights. For those special occasions there are many quality restaurants nearby and of course plenty of real Greek tavernas.

In the nearby Town of Paralimni you have two very large supermarkets that can cater for all your holiday needs. As well as Protaras you have banks with cash point machines and English speaking bank clerks. For car drivers you have the option to visit the Glorious Troodos Mountains, Where you can also eat in a real Greek Taverna unspoilt for many years. You will notice throughout this website a lot of villas, we are an independent owner and would like to think that we offer that personal feel and touch to our villa. We do use the villa on a regular basis for our own use and feel we can offer a service second to none. As we are not a management company we feel the warm friendly family approach is what a family requires for a relaxing and enjoyable holiday. If you intend to do some retail therapy shopping on your visit to Cyprus you have many major towns and city's such as Larnaca, Nicosia or Limassol where you can find very good quality retail stores.   • Please ask for a discounted rate on our winter months, if you check availability first, you can then contact us to discuss winter discounts of up to 20%. We reserve the right to withdraw these winter offers as and when we wish, but we are flexible.
  • Booking directly with the owner guarantees the best deal. No commission or agency charges ensures luxury at affordable prices plus most important of all Personal Service. Family parties and mixed group bookings are normally the only ones accepted. Exceptions can be made at the discretion of the owner. Please enquire.
    Prices include Welcome Pack consisting of Tea,Coffee, Sugar, Milk, Bottle Water, Bread, Butter, Fruit Juice and Preserves. One week after your arrival date our manager will collect all used bedding and towels and take them to the laundry. Please place in bag provided and leave near front door of villa.
    Air Conditioning / Heating Units are installed in all rooms and can be made available (if required), at an additional cost of £45 per week payable at time of booking.
  • Access to the Villa will be after 3pm on your day of arrival to allow time for cleaning and servicing and must be vacated by 11am on day of departure. Alternative arrangements for earlier entrance or later departures from the villa may be made if agreed in advance, Please talk to us as we will be happy to help if we can.

  • The master bedroom has 2 double size windows which allows a lot of sunlight in with sea views and the bedroom is fitted with a large air conditioning unit which makes it comfortable to sleep at nights, We have also fitted black out blinds as well as curtains to keep out the light when sleeping. a comfortable double wrought iron bed is in the room with Egyptian cotton sheets. The 2nd double bedroom is fitted similar to the Master again with air conditioning. The third room is fitted with bunk beds and also has plenty of room to accommodate extra beds if required. It is also fitted with air conditioning. All rooms have been fitted with built in wardrobes. Remember when renting a holiday home think of it as purchasing your own home, think about the area you would want and the old saying, location - location - location. This villa location meets them all.

Notes: The villa has a DVD player and a selection of family and childrens films.Outside you can use a BBQ. In the patio area you have the use of a large patio table with six chairs and a large parasol for you to enjoy lunch alfresco style for those long warm summer evenings. In the kitchen you have everything you would need for cooking and to service all your holiday needs. All of the bedrooms are serviced with Air conditioning units and are operated using remote control systems, the living room area is also serviced with good quality air conditioning. The villa is surrounded with gardens and plants which are well maintained. The pool area is 24ft x 12ft and is regularly cleaned 2 or 3 times a week during your stay. All linen and towels are supplied during your stay. Please advise at the time of booking if you need more than six beds as the extra 2 guests will be on fold up ZBED

Car Rental:

Air conditioning: All 3 bedrooms have a remote control air conditioning unit fitted as well as the living and dining room areas. This facility has to be agreed prior to arrival at the rate of £30 per week. Please note the air con system now works off a key fob to activate and will be allocated on arrival if paid for. Please note that we do not accept bookings from all male or female parties, this is a family accommodation. If any booking is made and not disclosed for such parties, we will have the right to refuse access on arrival and no refund given. This is for the benefit and enjoyment of all. Please note that on the day of departure all guests will be asked to leave at 12 noon, This is to allow for cleaning and changeover for the incoming guests. A secure area can be arranged for luggage on request.

LOCATION - LOCATION - LOCATION - THIS IS THE VILLA: Please be advised that we must be notified if the villa is for a party of eight people as we need to put up the foldaway Z beds for your arrival. We do have an English management team that look after the villa for us and they are available for any emergencies during your stay, The manager will arrange for the keys to be collected on your arrival. Clean sheets will be exchanged once a week during your stay of 2 weeks or more.

Very high standard, everything tha we needed, had a great time, pool was great for evening entertainment, best holiday abroad we have ever had. We went out of season and still found plenty to do, went snorkling on the beach with the equipment that was available at the Villa and the nearby shops were very pleasant.

Just like paradise

Would recommend this Villa to anybody, we will be visiting again soon.

having stayed in a few villas(including a 5 bed in orlando)we can only agree with the previous reviewer,its fantastic!you couldnt want for any more from a holiday home,its perfect,even down to the location!fully equipped,wanting for nothing,the garden area is a dream,hardly overlooked,the pool is great ,a good size for any family,you even have access to lilos,footballs,snorkels,in fact,the only thing you have to buy is your food!!we highly recommend this property,so much so,we have already made enquires for next year!paul and paul(maintenance team)do a very good job of looking after you and the property,any problems,they are more than happy to help,so,go see for yoursel....enjoy!!!!!!!!!!!

Our first experience of a staying in a villa

This was our first experience of staying in a villa having always stayed in hotels. We found the property description to be very accurate, in fact the property was even better than we were anticipating. It was very clean and well-maintained and yet welcoming and comfortable. It had all the amenities you could want and its position was both quiet and private but also close to all the attractions of both Protaras and Pernera. I would not hesitate to recomend it to friends
