Neighbouring the owner's home and private camping park, the barn has been converted retaining its character. The popular seaside town of Cromer with Blue Flag sandy beach, promenade and pier, shops, pubs and restaurants is nearby. Sheringham, 6 miles. Coastal villages of Sidestrand and Northrepps, Overstrand, Trimmingham, Shire Horse Centre at East Runton, all within 5 miles. The Norfolk Broads, uncrowded sand and shingle beaches are all within easy reach. Shop 3 miles, pub 1 mile. Ground floor: Lounge, dining room/kitchen, beams throughout, 1 double bedroom (bed accessed from one side only), shower room with toilet & basin. Spiral stairs to first floor: 1 double bedroom. We have just returned from a stay in the Annexe at Pond Farm, a two bedroom facility within the family home, but completely separate, with it's own entrance, kitchen, lounge and massive bathroom. Paul and Sue who run the site are very friendly and helpful, showing us round when we arrived, including all the campers facilities, which look basic but very clean. The annexe has two bedrooms, one being accessed via a spiral staircase from the kitchen. Very comfortable firm beds in both rooms, with storage for clothes. The kitchen has everything from cleaning items to rolling pins, the lounge had books, dvd's and playing cards, as well as a large selection of brochures for places to visit. Local phone numbers are listed as well as local shop opening times. One of the most enjoyable things was total peace and quiet, no road noise, just the birds and the wind in the trees. It was also very dark at night, perfect for star gazing. There were some campers while we were there, although you wouldn't know it as they were very quiet. There is a pub a short walk away along the lane, and various walks across fields round about. Bikes an be hired just up the lane too. We would definitely stay at Pond Farm again.

Pond Farm - The Annex

We had booked the Annex as a quiet getaway retreat for my husbands 40th birthday & it was ideal! Although quite small it was plenty big enough for just the 2 of us & would be fine if used mainly as a base for a family of 4.

The property was clean, tidy & very well equipped with everything you would need. Sue the owner met us upon arrival & was welcoming although we didnt see her again but knew how to get hold of her if needed.

Although the furniture & decorating was a little mixed it was all clean & in good order. The only criticism we had was the web page stated towels were supplied (I checked the site as I was packing & therefore didnt pack any towels) but there were only hand towels in the bathroom & a sign saying bath towels could be hired. This was a little annoying but we ended up buying one in Cromer. BUT this is the only negative comment we have & throughly enjoyed our short stay there & would definately return for another lovely, quiet weekend!

The barn feels like its in the middle of nowhere as it is so quiet but is a very short drive to Cromer & Overstrand with plenty of places to visit & eat etc nearby. An ideal 'base camp'!

Description accurate, though it is smaller than I thought it would be. Having said that, there was plenty of room for 4 of us. The only thing that was a disappointment was the lack of comfy garden chairs - there was just a 'pub type' table/benches, though to be fair it only said 'garden furniture' on the blurb.

Property was extremely clean and well maintained. Everything we used worked.

Shower room/toilet very big.

Only saw the owner when we arrived so can't comment on customer service, but I believe they were around if we needed them.

Would recommend the property. Not as luxurious as some, but this is reflected in the price.

There is a campsite next door to the property but there was absolutely no noise or interference.
