The woodland Cottage has views to the lake, tended gardens and the hills beyond. In all directions, there are quiet walks that amble through miles of beautiful countryside (great for mountain biking too!). The jetty+beach is for your private use, so ideal for a boat too! The cottage is on 2 floors, with the bedroom studio area upstairs (bed and sofa in same room - no separate lounge).

The Groom's Cottage is located in an estate that is on the western shore of Lake Windermere. A moments drive from the tiny village of High Wray, or 10 minutes to the busy village of Hawkshead - perfect for supplies and a choice of 5 pubs and restaurants! The cottage has views of the lake & the hills beyond. Ambleside is just 4 miles away too, although it takes around 10-15 minutes drive, due to the cottage being rurally located, and accessed by the local single lane country roads. In winter in extreme weather, please allow longer due to the possibility of poorer condition. The western shore is much quieter than the busy east side, but with a private jetty, why not bring or hire a boat to enjoy the lake and it's facilities by water. Cottage 60 metres for door to shore! The cottage is located in a large estate and is in an unspoilt, woodland setting. A car is essential. If isolation, peace and quite, no cars, no people and rugged Lakeland countryside is to your liking, this is for you

    A 50% deposit is required upon booking. The balance is due 8 weeks before your holiday. The Groom's Cottage is only available for weekly lets. We sadly do NOT offer short breaks.
  • Breakfast items - we provide initial basic items for your personal use in the cottage with our compliments - bread, milk, fresh coffee, tea, sugar, bacon, eggs, jam as well as a bottle of fizz for your arrival!
  • Change over days - we ask you arrive after 3pm on your first day and vacate by 10am, to allow for servicing.

The cottage is rurally located, and a car is essential, although the village of Hawkshead (shops, pubs etc) is 3 miles away. It is in a woodland setting, with the lake down the main drive and through a wooden path. Approximately 60 meters from the door, 10 from the demise of the grounds. The cottage is set in a very quiet area. It is adjacent to the owners main residency, but is detached, and all access is separate. Access is via a sound, gravel track, suitable for cars.

Although tiny ('bijou' might be a kinder description), Groom's Cottage has everything two people might need for a week's retreat. If you're blessed with good weather, the various outside spaces are a delight - sitting with a glass in your hand on a summer's evening, looking out from your own private jetty over Lake Windermere is a rare treat. If it's wet & cold, the cosy bedroom studio is the perfect place to curl up with a good book.
The owners in the next door 'big house' were wonderfully discreet but made us aware that they were on-hand if we needed anything.
There's nothing one can add to what has already been written about the Lakes and Groom's Cottage is about as ideal a base as you'll find for your explorations. Probably not ideal for a pair of burly six footers, but just tiggerty-boo for a couple under 5'7"!
