Linton Farm is a warm and comfortable family home surrounded by 2 acres of private land. We are 1 mile from the wild Atlantic Coast, with great sea views. Our quiet rural hamlet of Welcombe is within a Designated Area of Outstanding Natural Beauty. The Old Farm House is an original cob Devon long house with 2' thick walls, which has been added to over the years. It was recently modernised keeping all the original features such as large wooden beams, Inglenook fireplaces and the old bread oven. The Cottage was converted from the old granary barn. The owners (an Artist and a Pianist) have collected and created many original pieces of furniture and art which give the property an eclectic/artistic style mixed with necessities of a modern, practical family life. The Cottage is a converted old granary, with thick stone walls and slate roof. It has a warm friendly feel with an eclectic/artistic decor. It is furnished with various pieces of old hand painted and wooden furniture. It has mostly wooden flooring. The kitchen has a Rayburn which heats the water and radiators. There is a utility cupboard for the washing machine and dryer. The kitchen/living room has a dining area as well as sliding doors to a south facing outside eating area with fabulous views of the sea. The living area has a sofa with a TV and DVD player. There is ample parking and some private lawned garden with shared use of a small playground. As one bedroom and bathroom are on the ground floor there is possible disabled access, please inform us first. Our changeover day is normally Sunday but if we are less busy you may book on a daily basis, this will only be possible from 2 weeks prior to the holiday.

Wecombe is on the boarder of Devon and Cornwall in one of the regions most dramatic stretches of coastline, in a designated Area of Outstanding Natural Beauty, popular for walking, surfing, bird watching, artists, geologists and holiday makers. The beaches are a good mix of sand, pebbles and rock pools with high cliffs, low valleys and tumbling waterfalls. There are lots of traditional English pubs serving above standard locally sourced food. The local region offers: horse riding, fishing, Stately Homes, show gardens, bicycle treks, boat trips, indoor play-centers, shopping, art galleries, farmers markets, farm shops, health food stores, sustainable living courses, yoga, etc. This coast has inspired the legends of King Arthur, smugglers and wreckers and authors like Daphne du Maurier. And luckily for us it still remains unspoilt by the tourist trade.

Additional information about rental rates

  • We charge £285 per week, off peak and £385 per week for winter half-terms and £400 for Spring and school holidays. The Cottage can be rented as an annex to the Old Farm House for a party of 14 for an extra £400 in August or Christmas Holidays. Otherwise it is not available in July & August. Out of season when things are quieter we may let the cottage on a daily basis if we have no booking. This could only be confirmed 2 weeks before the holiday start date. £80 per Friday, Saturday and peak nights & £50 per night for the rest of the week off-peak. Minimum 2 nights.
  • We require a security deposit of £25 per party member to be forwarded with the holiday payment. This will be returned in full within 12 days of the holiday completion date, if the property is left clean and tidy with no breakages, as the start of the holiday.
  • Each pet is £10 p/w extra

  • Bathroom 1 has a double-ended, deep bath with stand up shower and shower curtain. The tiles are slate and pebbles to reflect the beach. The en-suite toilet is next to the down stairs bedroom it has a small sink. There is plenty of hot water for four people.

Please inform us if you are allergic to feathers as we have some feather duvets and pillows. Bedroom 1 is located above the kitchen and is accessed by a spiral staircase. It has spectacular sea views. Bedroom 2 is on the ground floor and has an ensuite toilet and basin

Notes: For cooking we have a Rayburn with 2 hobs, an oven and plate warmer. As well as an electric baby-belling with two more hobs and a grill/oven and a microwave if required. The playground is shared with the owners children (2 girls one 11, one 5). In the summer we have a large splash pool, table tennis (weather permitting) and a trampoline, all used at your own risk (we require a signature to this on arrival). Pets must be well behaved with domestic animals. They are not allowed upstairs or on the furniture. We reserve the right to refuse any pets.

Welcombe walks, beach and pub: There are lots of good walks from the house. particularly the famous South West Coastal Path. The walk to Welcombe Mouth beach is about 25 minutes, but quite steep, not recommended for small children. Driving is possible, there is a small car park at the end of a rough track, followed by a short foot path down the cliff (not wheelchair friendly). This makes the beach less busy and more visited by locals than some of the more accessible, sandy beaches a little way down the coast, like Bude. All the beaches down this stretch of coastline are very popular with surfers. Bude has a few surf schools and places to hire boards and wetsuits. Welcombe's Pub, The Old Smithy is about 15 minutes walk across the valley on a public foot path. The Smithy is very child friendly with restaurant quality food (lunch and dinner). The Bush pub in Morwenstow (2 miles) has a similar reputation for good food and it's next to The Rectory tea rooms which serve Delicious Cornish Cream Teas!

Shops: Welcombe has a pottery and a small shop/post office which should be opening this spring. Kilkhampton Village or Hartland Village (5 miles) have a small collection of shops, mimimarts, butcher, DIY, Farm shop, etc. Bude and Bideford are our closest towns (c.15 miles) for banks, supermarkets, etc.
