The Augusta House is set on a peninsula in a unique development of architecturally stunning homes in diverse designs. The Lower Mill Estate is the UK's first residential nature reserve, located in the heart of the Cotswolds and historic Gloucestershire. With its extensive leisure facilities it is an unparalleled rural retreat. The House lies on the shoreline of Somerford Lagoon, one of the most important lakes for over wintering wildfowl in the southwest. The gated and managed Estate consists of 450 acres of parkland crossed by three rivers (one of them being the Thames) and surrounded by seven lakes. This spacious property has been designed to capture the beautiful views and tranquil waterscapes. It has panoramic double glazed windows on ground and first floors, giving over the extensive decking, across the water to the picturesque Mill Village. There is a wood burning stove in the large open sitting and dining room, and all modern conveniences in the well equipped kitchen.

The Estate brims with wildlife through every season: in spring rare orchids bloom, in the summer the fields are alive with butterflies, in autumn geese stop by on their migration. With two SSSIs it is home to otters, bats and sand martins and rare species such as watervole, purple heron and great crested grebe. The communal facilities include a heated outdoor swimming pool, a sauna, tennis court, children's play area and pets corner. There is boating and canoeing, a network of nature trails and bird hides, cycle tracks and bridle ways and the site is close to the numerous water activities of the Cotswold Water Parks: 133 lakes covering 40 square miles.

The pretty village of Somerford Keynes is a 5 minute walk and the village pub is one of many around the area that offers a warm welcome with excellent food and real ales. Five miles from Cirencester, for shopping and sightseeing, the House is a good base for exploring the Cotswolds

Notes: Available for periods of 7 or 3 nights starting on Friday or 4 nights starting on Monday. There are tables, chairs and recliners and a barbecue for use on the extensive deck with views over the water to the picturesque Mill Village. There is double glazing and central heating throughout, and a wood burning stove in the open plan sitting and dining room. Initial wood for the burner is included and thereafter it is available locally. The kitchen is large modern well appointed and well-equipped. There are granite work surfaces, and a large range gas hob with electric oven and combination microwave, dishwasher, washer dryer, fridge and freezer. On the first floor there are 1 double and 2 twin bedrooms, one with ensuite bathroom, two with sliding doors onto a sundeck. We had a lovely time at Augusta House. Bryce was very helpful when we booked the holiday, and everyone on the estate was friendly, from the cleaners to the security personnel.

The pictures are a little dated now, and the rushes and trees have grown, which means the views are slightly restricted when sitting on the decking, but its fine from standing. Don't let this put you off, it means that the area has matured and is teaming with wildlife: waterbirds, housemartins (4 nests on the house while we were there); bats; butterflies; dragonfies, rabbits and watervoles etc.

There is plenty to do for everyone. We played tennis, went swimming and pond dipping with the children almost everyday.

Our oldest boy (11 years) went waterboarding at a school a few minutes drive away, and the local pubs serve excellent food.

We would love to go back to Lower Mill Estate and Augusta House.
