This delightful four bedroom, three bathroom property is situated in a quiet gated community, the Sanctuary. Its pool and extended deck overlook a conservation lake. It is two miles from Champions Gate Golf Resort, and six miles from the Disney theme parks. The villa features a large, open plan living space, incorporating a dining area and fully equipped kitchen and comfortable seating, with cable TV, DVD, stereo system and Ipod Player. The south facing pool (heating optional) is surrounded by a large deck, which allows sunbathing from sunrise to early evening, overlooking the tranquil lake and offers great al fresco dining and evening relaxation opportunities. The bedrooms have one king bed, one queen bed and two sets of twin beds. All bedrooms have walk-in wardrobes and easy access to bathrooms (en-suite for the master bedroom). The games room offers pool/billiards, table tennis and darts. The house has unlimited free outgoing calls to USA & Canada & free wireless broadband access.

Balmoral Lake is situated six miles from the Disney World resort and just two miles from the ChampionsGate Golf Resort and the David Leadbetter Golf Academy. The villa is a 35 minute drive from Orlando airport and about an hour's drive from Florida's Gulf and Atlantic coasts.

Notes: Balmoral Lake is conveniently accessible for Disney, the coasts and golf. There is a supermarket, drug store and five restaurants within a one-mile radius. You can get away from it all by sunbathing on the south facing pool deck, which overlooks a tranquil conservation lake. This is accessible from patio doors from both the living room & the master bedroom. There's a large poolside table with up to four comfortable poolside chairs for al fresco dining, and up to four full-length loungers for soaking up the sun. There's a shower on the pool deck, to clean you down and freshen up. There is 100+ channel cable tv in the living room and in two of the bedrooms. There is unlimited free telephone calls to USA and Canada, and free wireless internet for all guests. The Homeowners Association maintains all gardens within the Sanctuary development, ensuring a totally clean & pleasant local setting. Guests are requested to refrain from smoking in the house, but may on the pool deck.

Balmoral Lake is a two mile drive, or pleasant half hour walk from Champions Gate Golf Resort and headquarters of the David Leadbetter Golf Academy. The 36 hole course features an 18 hole links style course and an 18 hole traditional American course. The course is open to members of the public and offers pleasant dining facilities.

There are dozens of other golf options within a half hour drive of Balmoral Lake, offering a wide range of challenges for any golfer, no matter how experienced.

Great Holiday in Excellent Villa

We stayed at the villa from 13th September to 21st September after a late decision to holiday in Orlando. Dympna was extremely helpful in taking the booking and providing us with all the necessary information and directions. The villa is on a quiet, well maintained estate with secure entrance and was well equipped, spacious and very clean.
The villa is nicely located a short drive from all the theme parks, Disney 10 – 15 minutes and Universal slightly further. It’s location not far from I4 also makes it convenient for Kennedy Space Centre and Bush Gardens plus other attractions.
The pool is a nice size and we enjoyed both the early morning swim and late evening relaxation by the pool after a day in the theme parks.
It is hoped that we will return to Orlando in a few years with our son and his family and I would certainly be looking to stay at this villa again if it is still available and with the same owners.

Lovely Villa

Stayed between 21st June and 12th July 2011. Villa is in a very nice estate, very quiet and very well maintained with a secure entrance. Villa was beautifully clean when we arrived and had all the facilities we could have wanted. Indeed, there was even a pool table and ping pong table in the garage which we hadn't been aware of ! The pool is a good size with a large decking area around it and the Lanai gets shade from about lunchtime onwards. The view from the pool is completely private. Dympna, the owner, is very helpful and great to deal with. All in all, we loved our holiday and intend to go back to Balmoral Drive the next time we are in Florida.

Family holiday in Davenport

I am not one to usually write reviews but we had such a lovely time at this villa that I wanted to share it. The service we received from the owner was excellent, really friendly and helpful and we had any questioned answered. The villa was clean and spacious and having stayed in several other villas in the area on previous holidays it was refreshing and relaxing to stay somewhere that was not covered in stickers on every switch telling what to do or more often what not to do, I think the management company got it right by leaving a manual with all the information you need and trusting you to read it. My children loved watching the Sandhill Cranes (very tall birds) which wandered around the lake behind the villa and it just helped to make the stay so relaxing and a welcome break from the rush of the theme parks.
Recommended for:  Age 55+, Sightseeing, Families with Teenagers, Families with Young Children

A Golfers View

The location of the property is excellent for both the park hopper and the golfer. Close to the I4 at Champions gate, it is quiet,conveniet and secure.
The extended pool deck allows the renter to enjoy sunshine from early morning to the late afternoon and the pool is always inviting.
The appliances all work and the furnishings are adequate for a comfortable stay.
The Management company were supportive, reponsive but never intrusive.
The property changed hands days before we were due to arrive but the new owners ensured our stay was as planned.
We enjoyed it so much we ere booking again for the same month next year.
Recommended for:  Age 55+, Families with Teenagers, Families with Young Children, People with Disabilities
