Our beautiful new lakeside villa is fresh on the market. It is large and luxurious with stunning views over the lake and conservation area. The villa is air-conditioned, and has 4 bedrooms and 3 bathrooms (2 ensuite). One of the baths is round and big enough for two! There is an elegant lounge and dining area, an archway leads you into the fully furnished kitchen, breakfast area and family room. The pool (with covered lanai) has a Jacuzzi, it is not overlooked and there are sun loungers, a table and chairs. The villa has everything you could wish for including Broadband Internet access, 4 TVs (one extra large), PlayStation 2 (PS2) with latest games, Stereo, Video, DVD, games, books and all the linen is included. It is set within the prestigious gated community of Cumbrian Lakes which has nature trails, playground and four large lakes. Shopping and restaurants are only 5 min away, on the 192. It is within 12 min of most main attractions and 1 hour from the Gulf Coast.

Cumbrian Lakes is a quiet and peaceful gated community situated just minutes from Highway '192' off Poinciana Boulevard (Near MEDIEVAL TIMES). It backs onto a large conservation area and there are four lakes, the main lake has a fountain, a jogging and nature trail around it and there is also a small children's play area. The '192' which is just 5 minutes away, it hosts a huge selection of restaurants including: Red Lobster, TGI Fridays, Denny’s, Pizza Hut, Ruby Tuesday with its fantastic burgers! And several Italian's amongst plenty of shops including a large Wal-mart. Disney and all the major attractions including Sea World are within 10-15 minutes drive, Orlando International airport is just 30 minutes away and the nearest beaches are about 1 hour away. Golfers have about top class 20 courses to choose from.

Optional extra - Pool Heating £15/$25 per day or £80/$140 per week (Recommended November - March). All prices are inclusive of taxes and cleaning. Stays of less than 7 nights have £60/$100 surcharge. When booking we require a non-refundable deposit (should you cancel your booking) of £100/$170 per week or part week. Refundable security deposit £150 per booking, which is returned following inspection by Management Company. Balance is payable 8 weeks before arrival. Cot and high chair available at no extra cost.

| Notes: | This spacious, airy villa with vaulted ceilings has 2 living areas, one perfect for family relaxation, which is close to the pool, the other at the front of the house is a bit more away from the general hubbub! The master bedroom has doors opening onto the pool and a large bathroom with separate corner bath and large shower, twin basins and a large wardrobe. The second double bedroom is also ensuite. The two twin bedrooms have built in wardrobes, and share a bathroom, which has a bath/ shower. There is a laundry room with washing machine and dryer and an iron and ironing board. A brand new Play Station 2 (PS2) is also available with some of the latest games. Broadband Internet access has recently been added allowing you to research the parks and attractions whilst you're there. |

The villa has a wonderful location overlooking one of the large lakes and conservation area, it is equipped with everything to ensure your stay is comfortable and enjoyable. The Management Company are on hand to ensure that the property is looked after, cleaned before and after your stay, and in the unlikely event you need assistance or advice are available. The villa has the advantage of two living areas, one that is more of a family room, whilst the other is elegant, light and spacious with sofas, cable TV and VCR, which is great for relaxing.
