Our luxuriously appointed villa is situated on the prestigious Rolling Hills Estate just 5 minutes from Disney, and is beautifully furnished with many upgrades. Enjoy glorious Florida sunsets from the heated Pool / Spa which overlooks a lake. The fully air conditioned games room has a full-size slate pool table together with an arcade-sized table soccer providing entertainment for all the family. The Formosa Gardens Shopping Village with its selection of bars, restaurants, supermarket and walk in medical centre is situated within one mile.

Rolling Hills is one of the closest communities to Disney and is situated in the prestigious Formosa Gardens subdivision one mile from US Highway 192. It is approximately 2 miles to the 417 toll road (Central Florida Greenway) and Interstate I.4 giving easy access to both Orlando International and Sanford Airports. If you feel like heading to the beach, away from the hustle and bustle of the theme parks, the Gulf coast is only 90 minutes away and the Atlantic coast is only an hour away.

Location, Location, Location!: As our villa is so close to Disney you can spend the morning in the theme parks and return home for a lazy afternoon, and relax with a cooling dip in the pool. You can then go back to the parks refreshed and ready for the evening entertainment and fireworks. Islands of Adventure, Universal and Sea world are all within 20 minutes drive and Busch gardens although further a field is easily accessible via the Interstate I.4. Many excellent Golf Courses are an easy drive from the Villa, Mystic Dunes with it's Championship course is less than a mile away.

Description:: Our newly furnished Villa is exceptionally spacious and at 1860sq feet (excluding the games room) is larger than many 4 bedroom homes. To the front is a luxuriously furnished lounge with formal dining area. To the rear is an open plan dining kitchen with breakfast bar to the family room. The bedrooms comprise of a master king suite, a queen and a twin. The villa will sleep up to 6 people . In the attractive pool area there is a covered lanai providing welcome shade for dining or lounging. From here you have a beautiful view over the lake.

Our friendly local Management Company, available 24hrs a day, are just a phone call away should any problems arise. The home is fully licensed and meets all safety requirements.

Great Villa in Perfect Location

We stayed in July 2009 with our 2 sons and found the villa was the perfect choice for our holiday. The location, condition, furnishings, outlook and professional service from were the key factors here. Plenty of choice in the many restaurants along the 192 which was 2 mins away and the bottom entrance to Disney a real 5 mins as described. More than enough room for the 4 of us and would house 6 easily.

Anyway - don't want to talk it up too much as we don't want it fully booked before we arrange the next visit !!

Lovely Villa, ideal for families.

We stayed in this villa with our son, daughter-in-law and 2 grandsons for the Easter holidays. It was exactly as described - wonderful to arrive at after a long flight - spot-on directions from the airport. Our grandsons (well all of us really !!) loved the pool, which was very inviting after a day at the parks. The villa is close to the Formosa Gardens Shopping Centre, which has everything you could need including good restaurants - there is an information book available giving more details and also recommendations from other vistors. We definately agree withe the comments about Outback and Cracker Barrel ! The Supermarket catered for all our needs when eating in.
The customer service provided by Tom, Denise and the maintenance company were second to none and we will certainly book the villa for future trips as well as recommending to others.
Unfortunately it seemed the half of the USA was in Orlando for the Spring Break and the Parks were very very very busy - 150 minutes for the new Simpsons ride !! so we didnt get to do as much as we would have liked. This made the relaxed atmosphere at the villa very welcome.
