The villa is conveniently located within a 20 minute drive of all the Disney attractions and just 10 minutes drive from the newly opened Legoland. A bank, petrol station, various restaurants and 2 large supermarkets are situated just outside the security gate and 2 major shopping malls are located only a short drive away. On-site facilities include the Championship golf course, a golf clubhouse that provides bar and dining services to golfers and non-golfers alike, basketball and tennis courts, a children's play area and a larger community pool. A nearby fitness suite which has a small multi-gym and cycling and walking machines, etc. is also available to our guests at NO CHARGE. Furthermore, as the community is now fully built and 'sold out' we can guarantee that there will be no noise from any building construction located near our villa - unlike some newer communities!
To ensure that the villa is maintained to a very high standard we regularly visit the home ourselves. It was recently redecorated throughout to provide a clean and fresh look for our guests. Also, there's a 50' Plasma TV and Home Theatre system in the lounge for you to enjoy on those more relaxing evenings. And for the children, there's even a games table to keep them occupied when not enjoying the pool.

QUESTIONS & ANSWERS:
HOW OFTEN DO YOU VISIT THE HOME TO CHECK IT'S CONDITION? We visit at least twice a year to carry out additional maintenance and upgrading that's necessary. When absent we have an excellent management company on hand to take care of any unexpected occurrence.
HOW OLD IS THE VILLA? The villa was built in 1998 and has been lovingly cared for by us since then. Over the period the villa has been maintained to a high standard and is in as good a condition now as when it was built - if not better. Over time the appliances and furnishings have all been replaced and it's been redecorated regularly to keep it looking fresh.
ARE YOUR PHOTOGRAPHS CURRENT? We update our photos regularly to show a true representation of the property that you'll stay in.
WHICH DIRECTION DOES THE POOL FACE? It faces south-west and gets the sun from mid morning thro' to sunset.
IS THERE ANY BUILDING NOISE? No, the community is now fully developed.
IS IT SECURE? Yes, it is gated and patrolled 24/7.
WHERE ARE THE NEAREST SHOPS AND RESTAURANTS? A large Walmart & a WinDixie are located just outside the main entrance, together with a gas station and a bank. There's everything that you need within a short walk. There are also fast food and full-service restaurants located closeby.
HOW WELL DOES THE SOLAR POOL HEATING WORK? We have installed more than the recommended number of panels for the size of the pool. It's only in the winter months (Dec. thro' Feb/Mar.) that we would recommend that you consider electric pool heating. At all other times the pool operates at a temperature about 5-6 degrees warmer than a similar non-heated pool. In the winter we also provide a solar blanket to retain the heat overnight.
ARE THERE ANY UNEXPECTED EXTRAS? No, absolutely not. We are completely open about our pricing and the price we quote is the price you pay? If you wish to pay by credit card then our management company charge a 4% fee to cover there costs.
WHAT IS YOUR POLICY ON ANY DAMAGE CAUSED DURING OUR STAY? We strive to ensure that the property is maintained to the same good standard for all our guests. If you were to break a glass, or something similar, then we would put that down to fair wear & tear and there would be no charge to you. If say, the games table cloth was torn or a lamp was smashed then we'd consider that as unacceptable damage. We'd repair or replace it and charge you the cost of doing so. We're as fair as we can be and would always advise you of our findings first.
CAN I GET A REFUND IF I NEED TO CANCEL? We explain our cancellation policy in the contract that you sign. Although the deposit is non-refundable, in certain circumstances we will honor it for up to 2 years, providing you rebook within 12 months.
Golf:
Southern Dunes is a 'must play' course for anyone visiting Central Florida. The rolling layout features huge, fast, undulating greens and wide fairways flanked by more than 180 bunkers of all sizes and shapes. The dunes are planted in scrub, grasses and ornamentals - in many ways a round of golf at Southern Dunes is reminiscent of inland links golf in the British Isles. The greens were relaid in the summer of 2010 and now provide some of the best and fastest surfaces in the area.
Other courses within 20 minutes drive include: Disney (x 5), Orange Lake with 54 holes (9 Floodlit), Diamondback, Orange County National (36 holes) and Champions Gate (x36) - the new Greg Norman designed courses. Details of many other good local courses are available on request.
The clubhouse provides a Pro-shop and a large restaurant. The restaurant provides excellent meals throughout the day and on selected evenings to both golfers and non-golfers alike.
