Two separate apartments, adjacent to each other, with a shared private entry hall. Both are beautifully furnished, with balconies showing views of the Mediterranean Sea & Italy, situated in a Belle Epoque style 'ancient palace'. Formerly a Grand Hotel, hosting prime ministers, princes and empresses, it is now converted into private residential apartments, surrounded by extensive gardens, three tennis courts, a huge swimming pool,children's play area, a private restaurant (seasonal) & exclusive 'beach' area, with magnificent views of Italy to the east, and Monaco to the west. Although within easy walking distance to nearby restaurants, beaches and shopping and a short drive to the bustling tourist areas of Menton and Monaco, the apartments are very peaceful & quiet, in an historic & exclusive residential area, with secure parking. Only 10-15 minutes drive to Italy or Monaco, easy access to all areas of the Cote d'Azure, and the medieval villages of Roquebrune, St. Agnes, Gorbio, etc.

Situated on the first floor, with access via two lifts and stairs, this apartment actually is at the third level, due to the slope of the land. It faces south-east, with sea, garden and tree views looking at Menton harbour and the mountains of Italy. From the main foyer, proceed into the spacious entrance hall, which takes you through to the salon and formal dining area on the right, and kitchen(and laundry), on the left. The salon has a large LCD TV, CD and DVD player, with surround sound. The kitchen is fully equipped for food preparation and cooking meals, with an extra dining area adjacent for casual meals. There are two balconies, one large,looking south over the Mediterranean,with table and chairs for meals or drinks, the other facing east, towards Italy. There are two large bedrooms, both with queen-sized beds, and two bathrooms- one ensuite with bath. The apartment has been decorated and furnished to the highest standard, with original paintings and artifacts throughout.

The apartments are situated on the Mediterranean Sea, on a point of land between Monaco and the Italian border, only 10-15 minutes drive by car. It is close to the village of Roquebrune-Cap Martin, where there are facilities for banking, a post-office, bakery, butcher, greengrocer, supermarket, hairdresser, pharmacy, etc. The train station of Carnoles is 5 minutes drive away, (15-20 mins walk for fitness fans!), and takes about 10 mins from there to Monaco and 30 mins to Nice, or 15 mins to Ventamiglia, Italy. Access on to the A8 autoroute is about 10-15 minutes via Menton or La Turbie. It takes approximately 45 minutes to drive to Nice International Airport.

  • A security deposit is required, as well as a final cleaning charge. Any extra costs for damage, or any unforeseen costs, will be deducted from the deposit. It is preferable for rentals to commence and finish from Saturday to Saturday, especially In the high summer season- 1 June to 15 September.
    CHECK IN time 4 pm,and no later than 9 pm. CHECK OUT at 10 am, unless specially pre-arranged. Also, PLEASE NOTE, a definite time for meeting and collecting keys for check-in and check-out must be determined with our agent, and if late by more than one hour, we will have to charge 25 euros per hour of waiting time, as the agent does not live on site.
