Lovely villa set in the hills near Monaco with beautiful sea views

A very quiet family home above Cap-d'Ail facing south with beautiful sea views. The villa near Monaco has beamed ceilings and the use of wood throughout the house gives it a very welcoming atmosphere. It is very well equipped and nicely furnished as the French owners live here most of the year. There is a covered dining and relaxing terrace with an electric awning. The garden is on 3 large levels . The salted pool has a free shape with sloping 'beach'. The pool-house has a complete kitchen with hot water, stove, fridge, its own crockery, a built-in barbecue, a shower and a toilet with view on St-Jean-Cap-Ferrat ! There is a boules pitch and plenty of garden furniture. There are several dining areas which you can chose from according to the wind, the sun, the shade, the number of guests and the mood... There are lots of sunbeds and you can isolate yourself if you wish to. There are tall pine trees above the main dining area and the cicadas will be your guests all through the summer

The close proximity of Monaco, Nice, Italy and the A8 motorway makes this home and excellent base for exploring the Riviera. Busy businessmen, not quite on holidays, will reach the international Nice airport in 20 mins, leaving the family behind for a few days. It is superfluous to describe the magnificence of Monaco (our next door neighbour). You will reach La Turbie, the closest village, by this breathtaking cliff road off which the villa is located and this will take you far from the maddening crowds. A few minutes further up, you can either enjoy the Monte-Carlo Golf course “Mont-Agel' or the para-gliding of Roquebrune. The views are stunning. There are fantastic walks either above the villa or by the sea. Cap-d’Ail “Between sea and mountain” is famous for its stupendous coast line/path and the architecture of its renown villas. The gorgeous Eze-village is 5 mins away. Cap-d’Ail/Monaco are really in the heart of the most beautiful area of the Côte-d’Azur “Le Pays des 3 Corniches”.

Notes to the rental rates

  • In 2008 we will insist on a minimum rental period of 4 weeks (PREFERABLY:4 MONTHS or 3, or 2). Everything is included i.e. electricity, water, weekly pressing of bed-linen, washing of pool mattresses envelopes and outdoor cushions upon departure, cleaning upon departure (but not during your stay : a maid can be provided at your own cost, to settle directly, at €15 an hour). The INITIAL DEPOSIT of 1/3 of the agreed rent will confirm the booking. The BALANCE of the agreed rent will be paid at least 2 months before the start of the rental. A minimum SECURITY DEPOSIT of €3,000 (varies with length of stay) will be paid at the same time as the balance to cover for damages & telephone. A contract to protect both parties will be signed and a blank form can be sent upon request. The client will undertake to ensure that all persons in the party are covered by insurance for any risk, particularly illness, cancellation or accident,
  • and that he is covered for 3rd party risks.

    Re THE FORMULA 1 MONACO GRAND PRIX OF 2008 and THE CANNES FESTIVAL we rent for one week or more, dates between 17/5 and 30/5. Kindly contact us about the tariff.

  • The brand new masters' bedroom has a queen bed that can be split. There is an en-suite brand new shower-room with large hydrotherapy shower and a toilet. The masters' bedroom is facing south and opens on a veranda on the terrace with a beautiful view of the sea. The East 'Iris' bedroom has a queen bed with an ensuite shower-room. It opens on the lawn with a lovely view on the garden and the mountains . The upstairs 'English' bedroom has a queen bed that can be split. There is an en-suite bathroom with bathtub and shower and a toilet. It opens south on a balcony with a superb view of the sea. All three bedrooms have air-conditioning. All other rooms including bathrooms have fans. There is the possibility for another couple to sleep on the 'mezzanine' which looks like a study (hence sleeping facilities for 8). It is ideal for visitors while you are staying. In this case the visitors have to share the upstairs bathroom.

Although we said the villa is “detached” it is in fact “semi-detached” but so well done that it is hardly noticeable. Main floor: hall, living/dining room with large bay-doors to South terrace, kitchen to South terrace, double/twin-bedded room to veranda on South terrace with en-suite shower room, small double bedroom to lawn (East, mountain view) with en-suite shower room, one separate toilet (altogether there are 3 toilets in the villa+ 1 outside). First floor: double/twin-bedded room to South balcony with en-suite bathroom. Mezzanine with double sofa bed and a library/study area. The washing machine+dryer are in the laundry room, half floor below. Small pets are allowed but there is no gate. The villa is protected by an alarm system and there is an alarm in the pool . Each bedroom is air-conditioned and there are fans in all other rooms. The sitting room having a high ceiling is never too hot. There is parking for 3 cars on the property. (33) 4.92.41.50.70 fax.(33) 4.93.41.09.55 In a sea and mountain environment away from any construction, this 18 hole-golf course created in 1911 (5,683 m par 71) is one of the most beautiful of the Côte d’Azur. Situated at 900 m. above sea level, the originality of this course resides in the narrowness of its layout. An extreme preciseness is requested and each hole has one or several technical peculiarities. The nature here is spectacular. You first discover the mountains during the first 11 holes and all of a sudden as of the 13th hole, breathtaking views of the sea.. In order to be able to use the course your handicap must be 35 max and the green fee is €90 per day. The villa is ideally located for golfers (we are already at 260 m above sea level), it is approximately 15 mins away, heading up, away from the heavy traffic of the 'Basse Corniche'.
