This attractive part air-conditioned property could not be better positioned for a holiday without stress. One of twelve on a small, secure development with its own beautiful swimming pool for exclusive use by the residents. Quietly situated and surrounded by lawns and flowers yet only five minutes level walk from the beach, shops and restaurants of central Juan Les Pins. Airport bus (20mins) stops at the road end and frequent trains to Monte Carlo, Cannes, Ventimiglia run from the station (three minutes walk from the gate), therefore no need for a car.

Juan Les Pins became famous when Hemingway and Fitzgerald made it their haunt. Villa Riva is situated in the heart of the village, in a residential and quiet area, yet within walking distance to all the lively night-life, the golden sandy beaches with water sports, the multitude of chic boutiques and so many excellent restaurants that are available nearby. Famous for its Jazz Festival (July 16 - 25), on the edge of the Cap d'Antibes and merging into the medieval walled town of Antibes yet only 2 stops by train to Cannes. 20 minutes from Nice airport. A car is not essential as everything is within a 5 minute walk. Train station 500 metres, frequent bus service close by. Should you wish to hire a car, the villa has secure parking and is just forty minutes drive from the hill towns of Province, St Tropez, and a little more for Monaco and Italy

Notes: The house sleeps four in two bedrooms, one double with en-suite shower room and own balcony overlooking garden and one twin bedroom with separate bathroom plus separate toilet. The washing machine is located in the bathroom. Downstairs there is a large air-conditioned living/dining room with sofa bed. An archway divides the kitchen, which is fitted with dishwasher, electric oven and separate hob. There is a separate toilet downstairs. All the floors are tiled in rich terra-cotta and blue and the doors are plain pine giving the villa a warm country look. French windows open from the living room onto the terrace which is furnished with table and four chairs for outside dining. A verdant lawn and flower gardens surround the villa. Secure parking is available if needed.

Sporting facilities are excellent, with watersports, wind-surfing school, parasailing, diving, fishing, yacht charter, tennis and yet still close enough for day trips to Monaco, Northern Italy, Grasse, the vineyards of the Luberon and Var.

There are many first class golf courses within a short drive of Juan les Pins. The Royal Mougins, Riviera Golf at Mandelieu, Royal Mandelieu, Valescure/St Raphaël, Opio/ Valbonne are to name but a few.

Quiet Oasis

Our family had a fantastic week we were impressed with the villa and complex which provided a quiet location within walking distance of the beach and town centre. The villa was clean and reasonably equipped, the representative was welcoming and helpful at all times, even to the extent of getting up early to see us off at 6am on the day of our departure.
Juan les pins is an ideal base for visiting the better known towns along the coast, Cannes, Antibes and Monte Carlo.
We look forward to going back.
Recommended for:  Age 55+, Tourists without a Car, Sightseeing, Families with Teenagers, Families with Young Children, Romantic Getaway

Just the ticket for a relaxing break

My family of 4 (me, better half and 2 kids 13 & 10) had a great time here. The property was comfortable, clean and well maintained with everything we needed. It was great to have the private pool close by and the beach less than 10 minutes walk away. Best of all the fresh bread and pains aux chocolats were were only 5 minutes walk away for a great and easy breakfast.

Strongly recommended for a quiet and easy holiday and we will come back soon!
Recommended for:  Tourists without a Car, Sightseeing, Families with Young Children, Romantic Getaway
