Agreable modern villa between Cannes and the Alps

Part of a quiet residential domain in a wooded area with a large (16ms diam) shared (but quiet)swimming pool, the property is used year-long as a family house. The main entrance leads through a small terraced garden with a large net-secured trampoline (kids' favorite spot) into a comfortable veranda adjoining the lounge & a fully equipped kitchen. A 2-stories well-of-light bathes the whole house with light. On that floor can also be found a bar, a laundry room & a shower room with WC. Halfway up the stairs is a door leading to a larger back-garden with barbecue, table and chairs. At the top of the stairs, a mezzanine bridge links a double-room, WC, bathroom on one side to the 2 single-rooms on the other. The double-room has a queen-size bed with large double-mirrored-doors wardrobe, the bathroom includes a bath, shower & 2 sinks. The 2 single-bedrooms can both be fitted with an extra bed on demand (ie the house can sleep up to 6); they both hold storage areas (kids toys at disposal).

This comfortable south-facing villa close to a natural forested park is only 5mns walk from the small village of Garbejaire (with basic range of shops) within the Sophia-Antipolis technopole , and less than 10 mns drive to the historical villages of Valbonne or Biot (with all amenities) or to one of Antibes shopping centers near the A08 motorway. It only takes a maximum of 20mns drive to reach the centers of either Cannes , Grasse or Antibes , while Nice international airport is only 30mns away, and the center of Nice 40mns. The nearest beach is 10mns drive away (Biot beach) and dozens of others are within 30mns range. Horse riding , golf course, tennis courts, and many other activities are available at very close range as well as typical Provence markets and restaurants. The French Alps mountains with the national parks of Mercantour and Argentera are only one hour away, as is Monaco and the italian border. 100mns away are Saint Tropez and the wilder beaches of the Var.

Notes to the rental rates

  • Payment and Bookings Conditions:
    Payment is expected by bank transfer, in euros (or by cheque, if they can be labelled in euros), or cash for late bookings.
    Booking Conditions:
    A deposit of 25% of the rental is required at the time of booking to secure the property for the requested period. The balance of the Rental Price is then payable to us no later than 8 weeks before arrival. We also require a security deposit of 500 euros to be paid at the same time as the final payment. Failure to make these payments will give us the right to cancel the rental. You will not be paid interest on the initial Deposit nor on the Security Deposit.
    The Security Deposit will be repaid (either in full or after deductions) by bank transfer within 28 working days following last day of rental.
  • Deductions from the Security Deposit will occur :
    A/ in the unlikely event of any electricity, gas or water consumption in excess of the normal rate.
    B/ if end-cleaning is necessary, in addition to the standard Saturday cleaning (which is at the owner's charge).
    C/ for any damage occurring during the rental or non-respect of rental rules.

    The Property may be used only as a holiday accommodation and for a maximum of six persons , including children. Under no circumstances is the Property to be occupied by more than six people at any time. You agree to indemnify us against any damage or loss at the Property caused by you or your party occurring during the rental. Where for any reason the Security Deposit is insufficient to pay the costs referred to above, you will be liable to make up the shortfall forthwith on demand.
  • Any damages or loss to the Property or its contents should be notified to the owner as soon as possible, but in any event before your departure from the Property.
    If the Property becomes unfit for occupation between now and your vacation week for some unforeseen and exceptional reason such as natural disaster, fire, accident etc. we will refund to you all payments made to us. This will be the limit of our liability in this respect.
    Cancellation : If the renter wishes to cancel the booking it must be done by email or recorded mail, and the following charges will apply :
    A/ more than 8 weeks – 25% (booking deposit).
    B/ 5-8 weeks – 50% of rate refunded.
    C/ 3-5 weeks – 25% of rate refunded.
    D/ Less than 3 weeks – no refund (except for the Security Deposit).

Notes:

The garden of the property hosts a 3 meters diameter trampoline fitted with a 2 meters high surrounding security net, which children enjoy a lot. All the bedrooms are fitted with manually operated external mechanic stores which can provide nice cool shade during the heat of the day. There are parking spaces just in front of the villa for 2 cars. One cleaning session is scheduled at the end of your stay and is included in the overall rental price, but you should of course leave behind you the property clean and tidy. Although shared, the large pool is never crowded (many owners are away on holidays in the summer).

You must ensure that you and your party are covered by comprehensive insurance for the duration of your stay against holiday risks including (but not limited to) illness, accident, damage, loss or theft of personal property and personal liability.

Special considerations for trampoline, pool,...

The garden hosts a large trampoline fitted with a 2m high surrounding security net, which children enjoy a lot; its usage is strictly at renters' risks and no liability can be incurred on the part of the owners regarding any damages or accidents related to its usage. Furthermore, renters are especially requested to only make use of the trampoline between 10am and 12am or between 2pm and 6pm. Although the swimming pool is a shared facility for all residents of the domain (about 30 homes), it never gets crowded (many residents are away on holidays during the rental period). However, only one key is available per villa. We are sorry to have to mention clearly that the loss of the pool's key will result in a deduction from the Security Deposit and we ask you to please respect the pool's rules (displayed at the entrance of the pool) and the trampoline usage rules listed above.

More on arrival and departure times :

The accommodation is available from 16h00 (4pm) on the first day of the booking up to 10h00 (10am) on the day of departure. Minimal rental is one week, normal period is from Saturday to Saturday (although other start/end days may be negotiated at reservation time). The time between 10h00 and 16h00 is required to properly clean the villa and any change to these times can only be made by prior arrangement with the owner’s agent or owner. The electricity, gas and water meters will be read on arrival and on departure with the owner’s agent or owner. Any necessary additional end-cleaning over and above the last standard last day cleaning will have to be deducted from the security deposit. A mid-stay cleaning session can be organised, but its cost would be added onto the weekly fee.
