A beautiful new house in a quiet setting bordered by trees, only 1.4 km from beaches and shops, and within 45 minutes drive of both Cannes and St Tropez. The well maintained garden is enclosed, with a pool (8.5 x 3.8m), a boules court and a selection of comfortable loungers and chairs. A table tennis table is set up in the garage. The 2 shady terraces, one with BBQ area, are ideal for outdoor eating. From the garden, 2 French windows open into a tastefully furnished lounge, which seats 6 comfortably, and has TV/DVD/video and CD player. The dining area has a wooden table and chairs seating 6. The newly fitted kitchen has a microwave and dishwasher and is well equipped. The utility room has a washing machine and dryer, and there is a ground floor toilet. Up a short flight of stairs, the double bedroom has an en suite shower room The 2 twin bedrooms share a bathroom with overhead shower. There is also a separate toilet upstairs. All main rooms have shutters. Inside is light and welcoming.

The house is in a secluded setting in Boulouris, a seaside village adjoining Saint Raphael/Frejus. Boulouris has good local shops,train station and a market, with a large Leclerc supermarket 1.5km from the house. The nearest Boulouris beach is 10/15 minutes walk away (restaurants and beach cafe in season) with a number of small beaches along the coast. There are other beaches at Agay, St Raphael and Frejus. Boulouris is about 5 minutes by car from Saint Raphael, and is mid way between Cannes and Nice (reached via the spectacular Esterel coast road) in one direction and St Tropez (which can also be reached by ferry from St Raphael) in the other. The house is an ideal base for exploring the beautiful and unspoilt Esterel hills and is also convenient for inland Provence. It is 5 minutes drive from excellent golf courses. In short, it is a delightful and well equipped “away from it all” haven, but is also ideally situated for exploring the attractions of Provence and the Cote d'Azur.

There is a rug on the tiled floors to step on in the morning. There are fitted wardrobes with plenty of clean space in both twin bedrooms and a chest of drawers in the double room. A further fitted wardrobe is available on the landing. A hairdryer is available.

Excellent holiday villa, very well maintained, excellent location, very quiet, very convenient to St. Raphael (10 mins), good local stores within walking distance. Excellent local representative, overall a really relaxing, pleasant, very quiet & convenient place to spend some time. Next time we visit this area it will be to this villa.

We have had the most fantastic four week holiday in this very well appointed property that exceeded our expectations in almost every way.

The villa is very well equipped and to a high standard.

The location is wonderful. Close enough to walk to the beach and the village but feeling 'away from it all' to give peace and quiet

We have no problem in recommending it to others and hopefully will have the opportunity to use it again in future years.

Grianan, meaning “sunny spot” in Gaelic, proved to be just that for our family holiday of August 2008. Private without being secluded the villa has friendly neighbours. The surrounding trees and flowering bushes offer privacy and welcome cooling shade for part of those cloudless days. The patio and pool is south ish facing.
Ideal as a base for St Raphael and for everywhere between St Tropez and Monaco on the coast. Visit as far as the Verdon gorges to the north inland. Use your own car, hire, or use excellent local trains. The beach and good local amenities at Boulouris are a 15 minute walk to keep you fit, the nearest supermarket a little further. France is never short of places to eat, local or spoilt for choice in St Raphael. When out and about we found something to do or see everyday, those relaxing days at the villa meant that the pool never had so much use.
The villa itself catered well for a demanding family of five adults. The split level bungalow style villa has three bedrooms offering sleeping for six with ablutions well catered for. Downstairs is a typical cool French style good size living and kitchen area. When eating in all you need is the food and good French wine, you can cook and dine in style inside or out on the patio.
You will not be disappointed in choosing this villa, with excellent attention from the owners and local agents.

We have just returned from this Villa and it is outstanding, it is like a home away from home, everything you could need but with the sun and a pool and a view to die for when you sit on the patio at night watching the sun go down. The agent is very helpful and friendly and always on hand if you need, they are accessible day or night. Boulouris is a very quiet and unspoilt area, the villa is about 15 min walk from the town and some beaches, we like walking so it was perfect for us, take a car if you are not a walker! We used the trains to get around and they were very good. If you want a holiday to get away from it all in beautiful surroundings this is the place for you.
