The house was a farming hamlet whose origins pre-date the 16th century. Deserted after the Second World War, it was bought and beautifully restored as a single house by the present owners in 1970. Built of sandstone, the house has all modern comforts while retaining original features including wooden beams and original bread oven. From its hillside position it commands wonderful views over the valley, with two terraces providing sun or shade at different times of day. The large sitting room has an open fire place and provides direct access to the dining room and one of the terraces. The swimming pool is below the South-west terrace. There is a table tennis table in the large games room. Situated in its own grounds deep in the countryside and with direct access to woodland and valley walks, it is a haven of peace, safe for children, and yet within very easy reach of major tourist sites, historic places, medieval market towns such as Sarlat and Les Eyzies, and fine restaurants.

The house is in the heart of the Périgord Noir, 6 km north of St Cyprien, 15 km south-east of Sarlat. It is about half an hour drive to drive to Périgueux (the capital of the region) and 50 km to Brive with airport and railway station with Motorail service to Calais. There are currently Ryan air flights and Flybe to Bergerac (about 40 minutes drive from the house). It is about 2 and a half hours drive from Bordeaux with a major international airport

In the event of cancellation before the full rental fee is due the £400 (£700) deposit will only be returned if we can re-let the property for the same period. If cancellation happens during the last 9 weeks before arrival datet the full rental fee will only be returned if we can re-let the property for that period. We strongly recommend taking out Travel Insurance to cover cancellation.
  • A refundable security deposit of £500 is required a week before the arrival date.

Notes: Please note that - smoking is not permitted in the house and smoking outside in summer may cause serious fire. There is a travelling cot available in the single bedroom - please request. There are 3 bathrooms and 3 staircases. The principle bedroom has an ensuite bathroom. The other bedrooms have 1 bathroom located between two bedrooms with direct access from the bedrooms into the bathroom and to the staircases. There are a few games kept in the large games room such as skittles, board games. A picnic table for children to play board games. There is also an indoor table tennis table in the games room with bats and 2 balls. There are a range of children books on the bookshelves in the games room. The Périgord Noir region is famous for its chateaux, prehistoric cave paintings, bastide towns, thickly wooded hillsides and valleys, beautiful climate and superb food. Sarlat, one of the best preserved medieval towns in Europe, holds a music festival in July and August and there are spectacular firework displays along the rivers. Horse riding centre is only 5 minutes drive away from the house.

Weekly markets are held in the local towns all year round on different days for example Saturday in Sarlet, Sunday in St Cyprien. In the late spring, summer and early autumn months you can hire canoes and kayaks on the Dordogne and Vézère rivers, and a ten-minute drive from the house there is a leisure park with swimming pools, water sports, fishing, and shady picnic areas. There are also safe swimming places in the Dordogne river, also only ten minutes away. Le Bugue which is 10 minutes by car from the house has a famous old market on Tuesdays. Le Bugue has 3 supermarkets, an excellent wine merchant and a DIY store. It also has a good medical centre. Doctors readily do home visits at very reasonable rates.

In the spring the peach and nectarine trees blossom on the slopes below the house and wild boar may occasionlly be heard in the woods. In the autumn the misty early mornings give way to warm sunshine that ripens the walnuts, grapes, and an astonishing variety of wild mushrooms/fungi.

The best of all worlds

Beautiful house - lots of space, well equipped, great pool and terrasse. Highly recommended and exceeded our expectations. Also very quiet and peaceful yet close enough to nice villages, towns and sites. A perfect central location for visiting and exploring the region. The owners were very helpful as well.

Recommendations: Medieval towns (we liked Sarlat, Monpazier, Audrix, Montignac) and castles (Castlenaud, Hautefort) but we only scratched the surface; restaurants of course (Le Medieval in Audrix and Domaine de la Barde in Le Bugue were highlights; we also liked the Hotel in Meyrals which is very close; for a casual snack place Hotel de Paris in Le Bugue is good); St-Cyprien market on Sunday a.m. is close and manageable and fun; Caves esp. Lascaux II, Font de Gaume caves and Grotte de Prommesyac are superb; kayaking on Dordogne was outstanding and a must do - there are lots of operators and places to stop for lunch/snacks. Not recommended: The Aquarium in Le Bugue.

We ate out a lot, but Champion in St-Cyprien is close and had everything we needed food-wise. We also went to Intermarché in Le Bugue which is huge in comparison with more choice but not necessarily better for us and it is further and more crowded.

Sightseeing in the peak season can be a bit more difficult I imagine as I gather it gets quite crowded. But in any case, just hanging out by the pool is great as well and you may not want to leave this lovely house.

A good time was had by all!!

We have just returned after having spent a glorious week at Le Maroutal. It far exceeded our expectations. I will never forget the first moment we turned into the gravel drive and saw it standing in all its resplendant glory, steeped in the afternoon sun ..... breathtaking! The purpose of our holiday was to relax totally and that is what we did. The Chateaux is perfect for a large group or family, the rooms are all of a good size and the living area is also ideal. We thoroughly enjoyed eating 'Al Fresco' on the patio and lazing by the pool. My one gripe would be that 12 months is far too long to wait before we return!!

Holiday to be repeated

Space, comfort, activity and interest. What more could you want on holiday? It is all here.

In the usual fine weather the swimming pool and relaxed outside dining are real bonuses. If the weather happens to produce a downpour the ample accommodation allows for peaceful reading or for the more active a table tennis tournament.

As for location, it is ideal with much to see and do, but a car is essential.We enjoyed the wildlife (saw deer, butterflies, birds and heard the wild boar) and the trips canoeing on the river, the Lascaux caves and generally the French food (at home and in restaurants).

The owners gave good directions, are very approachable and attentive in checking that all is OK and the house is very well equipped for families of all ages. We didn't try the night-life but teenagers would need a tolerant parent to provide transport or try the local taxi service

Is there a downside? Only having to leave! We recommend it in the highest possible terms.

A Great Family Holiday

It is not often the case that on arriving at a holiday destination you feel the photos in the advertisement do not do it justice. We thought the house and pool were beautiful and better than the pictures!

The description given of the property and how to get to it was very thorough. Notwithstanding that we did get lost on the way from Bergerac. The house is in a lovely peaceful location but the first time it is tricky to find. The house is extremely well equipped and was lovely and clean when we arrived. We took our 3 year old and our 14 month old and there was a good highchair and plastic plates which were perfect. The kitchen is well equipped and we didn't need anything that wasn't provided. The pool was lovely and soon warmed up when the sun came out! When we had worked out how to use it the alarm worked well and is essential with young children. The house would be perfect for older children also with a good games room and plenty of space. A good TV and DVD and lots of information on the local area.

The owners were very friendly and helpful and provided plenty of information.

The house is in easy travelling distance of lots of lovely towns and villages and all the main tourist attractions of the area of which there are many. You will definitely need a car.

I would definitely recommend this property to a friend.
