Peycibeau is a magnificent manor house, surrounded by 42 acres of private parkland & woodland, ensuring a holiday in perfect peace and tranquility - its setting is truly breath-taking! Furnished to an extremely high standard, sleeping 10 comfortably (14 incl. sofabeds), this traditional grande-maison is ideal for special family occasions, or holidays for groups of friends or 3/4 families. There are 5 bedrooms, 4 bathrooms and a host of spacious and luxurious reception rooms. With panoramic views over the landscape, next to the heated pool, is the fabulous summer-house with a steam-shower room, a bar, bread-oven and stone BBQ, and large dining area for true alfresco living! The village (2km) has everything you need - a boulangerie, butcher, general food & wine store, post office & cash-point, chemist & doctor's surgery, a bar and a couple of restaurants. The whole property - ie. main house together with cottage - is available in July & August exclusively, which accommodates up to 20.

The luxury accommodation in the main part of the house consists of 4 bedrooms upstairs, with 2 bathrooms, and a large family bedroom downstairs with en suite bathroom and dressing room. There is a marble hallway, a morning room and a very large reception room incorporating a dining area, lounge area, and even a grand piano! In the kitchen, which is fully equipped and has country style units with granite worktops, there is an additional dining area. For the typical alfresco living we all dream for on holidays, the summer-house is a fabulous open-air living space next to the swimming pool - It has a relaxing bar, a bread oven as well as a traditional stone BBQ, and a large dining area - also for the convenience of the pool, a great shower room with a steam shower. Numerous outside terraces and topiary gardens with seating areas where you can soak up the sun. Gates to the property ensure complete seclusion and guests are free to roam in the 42 acres of surrounding parkland and woodland

Nestled between the Dordogne and the Vézere rivers, in the heart of the Perigord Noir, the area around Sarlat is studded with medieval villages, châteaux, prehistoric caves and many other places of interest. Sarlat, the capital of this region, is a beautiful medieval town, and the twice-weekly market held here is renowned as one of the very best in France. The Dordogne river is a 2km walk from our property, shallow waters offering the perfect place to bathe, swim and canoe. Not too far away are the elegant cities of Perigeaux, Bergerac, Cahors and Brive, and the wine-growing regions to the south and the west are havens to explore the local wine chateaux, estates and vineyards. This region of the Dordogne is served very well by several airports - Toulouse and Limoges being 2 hours away by car, Bergerac 1.5 hours away, and Bordeaux 2.5 hours away.

Additional information about rental rates

During the months of July and August only, the whole house - the Grande-maison together with the Cottage - sleeping 14-20 persons - may be rented exclusively as one, for a complete price of 6,500Euros.

BOOKING, DEPOSIT & PAYMENT
1. A deposit of 50% of the total rental cost will be payable initially to confirm the booking, with the balance payable two months prior to arrival date.

2. Deposits and Payments can be made in Euros or Pounds Sterling.

3. The details of the property by way of descriptions and photographs are as accurate as possible and have not been enhanced in any way.
CANCELLATION
7. Cancellations must be made in writing.
Up to 180 days before rental commencement - total deposit refunded.
Between 60 and 180 days - 50% deposit refunded
Between 1 - 60 days - No refund of deposit
8. However, in the event of any unforeseen circumstances beyond our control, we do reserve the right to cancel your booking at any time up to the rental commencement date, with a full refund of any deposit paid. Our liability will be limited to those relating specifically to the renting of this accommodation only, and we accept no liability whatsoever for any additional costs / losses incurred.

ELECTRICITY
9. The rental cost includes electricity and gas.

ARRIVAL / DEPARTURE
10. The property will be available to guests from 16.00hr on the day of arrival. Guests are requested to vacate the property by 10.00am on their date of departure, and to leave the property in a clean and tidy state.

Towels are provided, though these are not for swimming pool use. Guests are asked to bring their own towels for use around the pool. The bathrooms in the house are all carpeted, with the cloakroom and the summer house bathroom having tiled floors. Bathmats are provided. Basic soap and loo rolls are supplied for your arrival, with guests replenishing these as necessary during their stay. The showers all have excellent water pressure. And there is ample (solar-heated) hot water. The main bathroom upstairs has 2 wash-hand basins. All bathrooms are well ventilated

There is also a child's bed-side guard available. All bedrooms have shutters and curtains. All bedding is provided, and for rentals of longer than one week this is changed weekly. Three of the bedrooms have air-conditioning. Two of the bedrooms have television with satelite & DVD player

Notes: Guests may take advantage of additional services, which can be arranged through our property management team. These include daily maid service, catering, chef service, shopping, babysitting, massage/ beautician, French lessons, money exchange and wine tasting. We have catered successfully for disabled persons in past years, the advantage being that there are bedrooms and bathrooms on the ground floor. Grounds and swimming pool are all on the same level and we have specially made ramps which can be put into place for access to the summer house. Further facilities for children include a large trampoline, a rope-swing and a pretty impressive tree-house! (all to be used with the appropriate adult supervision) The 42 acre estate offers a whole host of wildlife to admire and wonder at - including deer, red squirrels, kites & buzzards, bats and wild boar to name but a few! We are eco-friendly and have solar-heated pool, solar-heated hot water, rubbish recycling, and make our own bio-fuel.

Some of the local attractions...: Canoeing on the Dordogne: A fun, if tiring(!) day can be spent canoeing down the river. Stopping off along the way to picnic, swim, or to admire the many river-side chateaux Châteaux galore! There are numerous local châteaux to visit - Castelnaud, Beynac, Montfort, Fenelon, Hautefort, Commarque, Puymartin, Milandes Lascaux II: Exact replica of the original Lascaux caves featuring some of the first known cave paintings by man - truly awe-inspiring! Gouffre de Padirac: An underground adventure! Wonderful caves to explore, including a boat-trip on a subterranean river 103metres below ground. Vineyards: Bergerac, Perchement, St Emillion, Cahors.

Sarlat: Sarlat Market: One of the best markets in the whole of France! Every Saturday and Wednesday mornings. Wonderful local produce, including foie gras, truffles, cepes, canard, fruit & veg, walnuts, cheese, wines - and much more! Dining in Sarlat on a summer's evening: There are many restaurants to enjoy in Sarlat. The town is lit up so beautifully at night, that an after-dinner stroll is a must to soak up the truly medieval atmosphere.
