Les Bourgézies Hautes is a beautiful Perigourdine stone farmhouse, restored to the highest standards, all modern conveniences, air-con.bedrooms/central-heating.It is surrounded by several hectares of its own land, set high up in an idyllic, woodland setting with ample lawned areas around the house, completely quiet but not isolated. From upstairs windows there are views over surrounding woodlands and fields.The very attractive, fenced, heated, 11m x 5m pool (1.05 to 1.85 deep) is only yards from the house but disposed in such a way as not to impinge on the centuries-old aesthetic integrity of the house and its setting.The villa sleeps 10 adults + children with ample privacy & quiet for all but thanks to its configuration is also ideal for a couple, small family or small parties. The immediate area offers numerous tourist attractions from prehistoric caves with paintings, childrens theme parks, water activities for all ages. Le Bugue 5 minutes by car offers all shops, banks.

St Chamassy is situated in the heart of the most select part of the Dordogne at the confluence of the two great rivers, the Dordogne and the Vézère. It is 45mins from Bergerac, (airport) and 30mins from Sarlat. The nearest town is Le Bugue which is just 7 kms away or 5 minutes in the car. The house is also handy for Limoges (airport) and Brive or Souillac for the Paris train. The area has a wealth of activities for adults and children: theme parks, fun parks, aquarium, prehistoric caves, cave paintings, gardens, canoeing, guided river tours by gabare, chateaux, castles, museums, river beaches, water sports, lake resorts, horse-riding, golf, gold panning, pottery, crafts, walking, cycling, bike hire.

Notes to the rental rates

The rental dates for low and mid-season lets, the Christmas, Easter and UK half-term holiday periods are flexible and a pro-rata daily rate can be applied. Minimum 4 nights. Special rates can be given for last-minute bookings.

For the period of the UK summer holidays we take preferentially fortnightly lets, particularly with large groups, unless an odd week is left over.
For winter and off-season lets, heating is included in the rental. The whole house is centrally-heated using a geo-thermal system to protect the environment. In addition firewood is provided for the open fire in the lounge and the wood-burning stove in the kitchen.

| Notes: | Although the house sleeps 10/12 its configuration also makes it suitable for small parties (two or four people). The main body of the house has three bedrooms and two bathrooms. The two other double bedrooms can be closed off. There is a toilet in each of the three bathrooms. The upstairs bedrooms have mobile air-conditioners. The house has full central heating using a geo-thermal system (incl in the rental price) making it particularly attractive in the winter and mid-seasons. The fireplace in the lounge and wood burning stove in the kitchen have wood provided. The pool (11m x 5m) is heated (1.05m deep shallow end/1m.85 deep end.) Water theme parks, children's theme fun parks and river beaches are close-by. There are several good golf courses in the area. Good quality upright piano in family room available for use. 2 DVD players, 1DVD recorder. DVD library. BBC1,2,3,4, CNN, SKY News available on satellite. Games available. A cleaner is available. |
Prehistory and culture
The Perigord Noir is an area of rich pre-historic interest, including the Cro Magnon caves and the Prehistoric Centre in Les Eyzies with the Font de Gaume cave paintings, as well as the famous Lascaux complex. Culture is well catered for: there are several series of classical concerts performed in beautiful churches and numerous exhibitions of painting, pottery, woodcarving, ironwork, tapistry, weaving, etc. There are several activity parks locally for children some based on water activities. River activities include beaches for swimming, canoe hire to discover the Dordogne and Vézère rivers, fishing and boat trips.
Practical considerations
Le Bugue has a famous 800-yr-old market on Tuesdays. Sarlat (30 minutes by car) and Saint Cyprien (10 minutes) have theirs on Saturday and Sunday respectively. Le Bugue has 4 supermarkets: Intermarché with a good range of English food, Leader Price, Lidl and Aldi as well as an excellent DIY store and other shops and services, banks, chemists, restaurants, cafés, hotels. There is an exceptionally good medical centre with some English speaking doctors who readily do home visits where necessary at very reasonable rates. Organic farm produce is available 5 minutes' walk away and local French neighbours are exceptionally friendly.
