Traditional 17th century stone farmhouse with magnificent views over undulating countryside, close to the bastide town of Eymet with its shops, restaurants and market and only 20 mins from Bergerac airport. This tastefully refurbished farmhouse has quality furnishings and accommodates 10/12. The accommodation comprises double bedroom with ensuite bathroom/shower; further 23' double bedroom; 22' bedroom with 2 bunks (sleeps 4); mezzanine twin bedroom, second bathroom, vast 45sq m reception with vaulted ceiling and double sofa bed, second sitting room with fireplace, 26' farmhouse kitchen with vaulted ceiling and wood-burning jotul stove, gas cooker, dishwasher, washing machine, tumble dryer, fridge/freezer, microwave. The house has gas central heating throughout except for the barn extension which has a wood burning stove. The covered terrace overlooks the luxury heated salt water pool (11m X 5.5m) and 3/4 acre garden. Beyond the garden lie fields and vineyards.

Ste-Eulalie d'Eymet is a totally rural and unspoilt area yet only 6km from the bastide town of Eymet with its restaurants, shops and markets. Bergerac is only 20 minutes drive with all the facilities of a large town whilst retaining its picturesque charm. There are many activities close by including golf both at Chateau les Vigiers golf and country club & at Tombeboeuf, fishing, canoeing, cycling, go karting, bowling. The area is full of medieval chateaux and churches to visit, holds many festivals and fiestas particularly during the summer months, and is of course perfect for wine tasting and eating out.

Notes: A wheelchair could be used in the house, particularly the converted barn area, but visitors should be aware that there are several ground floor rooms which have steps between them. The house is suitable for the elderly provided that they do not have mobility problems and are able to negotiate steps. The staircase to bedroom 2 spirals round and would not be suitable for anyone with mobility problems. We are happy to accept children and to consider pets but the garden is not fenced. Our farmhouse is only 14km from the internationally renowned golf and spa of Chateau des Vigiers. Set in 450 acres of countryside, this 18 hole par 72 golf course was designed by Donald Steel. Another 9 hole course is due to be added by 2008. Chateau des Vigiers also offers a spa to those less interested in playing - a great alternative for long suffering partners.

Trip to Bas D'Avany 9-23rd August 2008

The moment we pulled up at BasD'Avant, which is surrounded on three sides by beautiful fields of sunflowers and vineyards, and the fourth by a small french farm, I knew it was my kind of place. The house itself was beautiful and a perfect mix of rustic/modern with many original features being retained, but the new fitting in perfectly (Luckily we opted for the downstairs bedroom so did not have to tackle the original spiral stairs after a bit too much wine every night)! The property was spotlessly clean and equipped with everything we could have asked for, including a welcome food pack including essentials and a bottle of wine. The garden, with 5 children in our party, was brilliant for football, rounders golf, etc, and the pool unlike so many in France, has a safety cover and not a fence around it, which would have totally spoilt its effect.
Having travelled to rural France on holiday for several years now, it never fails to amaze me how peaceful and relaxing the place is. Lying out in the garden, (whilst the children were elsewhere), you realise you can hear nothing but total silence which is only interupted every now and again by buzzards or kestrels calling, and this silence goes on forever! Again, simple things like the stars are fantastic and something that living in a city we never get to see. One of the highlights of my holiday was undoubtably waking up early one morning, opening the bedroom windows and lying in bed watching the most amazing sunrise over a field of sunflowers. The pictures I took will never capture exactly how beautiful it was. Unfortunately we were so laid back that we didn't actually leave the house much, but did manage a canoeing trip down the Dordogne which was great as it is something we have wanted to do for many years but have had to wait until all the children were old enough. We also visited the nearby village of Somensac for one of their summer Sunday markets which included the locals setting up lots of tressel tables in a place with a great view whilst fresh local produce was cooked and eaten. The couple who look after Bas D'Avant also introduced us to a local farmer who sold very cheap but very nice wine so we did manage several trips to him! All in all we has a fantastic time and would like to thank Kim and her family for allowing us to use her amazing house.

Very clean and comfortable property in an idealic location. Beautiful salt water swimming pool and grounds with the feeling that you are miles away from everything, yet only a few miles from the town of Eymet. We will return when we next holiday in the Dordogne.

Bas D'avant was a fantastic house; rustic charm, clean, spacious and very well equipt. The website description was accurate and the property was even better in reality! The addition of a 2nd on-suite toilet in the upstairs bedroom would be a useful asset in an already perfect house. Being 2 families with 5 children, the large garden and gorgeous pool was a godsend and was quickly littered with bats, balls, nets, lilos and other child paraphernalia! The surrounding area and view from the house was beautiful, just fields of sunflowers and birds of prey regularly visiting nearby fenceposts. The men of our party visited 2 good local supermarkets in Eymet and Miramonde whilst the female members of our group were happy to sit and read in the sun and enjoy the peace and tranquility. They were particularly happy with Les' recommendation of a local farmer who sold boxes of cheap and very good quality red and rose wine! Being happy to chill and relax in the house and garden meant we didn't venture out that much but we did enjoy our Sunday walk to the Somensac local market where we all sampled snails for the first time! A walk around the local lake was also a good family trip for a cloudy day. Canoeing down the river Dordogne is a must and was enjoyed by all ages, and is a good way to see local villages and scenery. Kim was a supportive and informative owner both before and after the holiday. We would like to thank her and recommend this holiday.

' We had a wonderful holiday and thoroughly enjoyed our stay in your house. The loan of the bike was great as everyday I rode and Peter ran to Soumensac and around the lake...We enjoyed exploring and particularly enjoyed Monpazier, we visited Chateau Belingrad in Pomport and were made very welcome and returned laden with lovely local wine...June and Les by the way looked after us very well we very much appreciated the welcome pack on our arrival....We enjoyed some good meals out, two at Ma Maison and two in the town at La Cour D'eymet but our BBQ meals were great especially the wonderful veal chops. We thought the house great and well equipped'
