The house is situated in a semi rural position on the edge of the village of Port Ste Foy et Ponchapt, it overlooks the Dordogne river at the front and the slopes of the valley to the rear. The house is accessed by a single track road which meanders its way along the riverbank where other individual, very French properties share the same picturesque setting and, because of its location, the immediate area is flat and ideal for walking. The house is built in a French style and is heavily beamed throughout the ground floor living areas and enjoys a feature stone log burning fireplace. It is very comfortably furnished, well equipped and offers spacious accommodation for eight people. There are 4 large bedrooms (2 doubles and 2 twins) 3 of which have full ensuite shower/WC facilities, a further bathroom & separate WC. The house is set in one acre of garden, has an integral terrace with dining table, which overlooks the 11 x 5 metre pool (+ roman end) with sun loungers & parasols etc.

Nearest Train: Ste-Foy-La-Grande at 2 Kilometres
Car: recommended
The house is semi rural but only a 10 minute walk to the local supermarket and a further 5 minute walk to the large 13th century bastide town of Ste-foy-la-grande where there are numerous restaurants, pavement cafes, shops, wine sellers, a Saturday market ( the largest in the SW). This is French cuisine at its very best. The property is ideally situated for wine lovers with the world famous vineyards of St.Emilion to the west and the sweet wines of Monbazillac to the east. The town of Duras with its striking chateau and the beautiful town square of Eymet are all 'must see' visits. For the more energetic there is a superb go-kart track, modern disco, 10 pin bowling, kayaking/canoeing to mention a few and ALL of these facilities are within a 30 minute radius, There is something for everybody. Alternatively, why not just relax by the pool, soak up the atmosphere and sample the taste of your locally purchased delicacies.

Notes: The large wide screen television receives English channels and there are various books and boardgames in the house. For safety reasons the pool is fenced and gated in accordance with French regulations. The pool is heated during May to mid June and the last week of august to the end of season. The large flat garden has childrens outdoor toys and equipment,ie swing slides rockers etc. There is also a pram and buggy. cots, highchairs. boosters. safety gates etc. If any of these are required please let me know when booking.

Lovely large house with large garden for practising golf chipping and a super swimming pool. Located down a very quiet lane but in fairly easy walking distance of town centre with a variety of restaurants and shops. The supermarket is close by which has everything you could need for supplies. Very large street market on Saturday which is well worth a visit. Also in a good spot for day trips to other interesting places. Good golf course only a 15/20 minute drive away. All in all an excellent place for a relaxing getaway with your family or friends.

Ideal house for family holiday. Important features include within walking distance of 3 good restaurants, flat quiet roads for cycling, good pool.
Nearby by-pass road diminishes tranquillity a little but more tthan compensated for by location close to town and several supermarkets.
Spacious accommodation with 3 groundfloor bedrooms of which 2 are en suite
