Superb old Catalan Country House and cottage situated in the village of Caixas and set in one of the most beautiful valleys of the Roussillon with views down to sea and to hills. The house can actuually accommodate 11 but out of high season is available for groups of two plus. There is a south facing conservatory with seating. The 12.5 x 4m pool is safely walled and secluded. The Mas was, for many years an internationally known Guest House and now provides comfortable accommodation with lots of character. The old house goes back some two hundred years and has the thick warm stone walls and beams that one associates with such properties. The rooms are light and spacious with all double bedded rooms having French windows opening onto views. One has a small balcony with a view onto the valley below and another onto a large terrace that leads down to the pool. The property is set in open countryside in a valley that has become one of the most sought after places to acquire property for either retirement or holidays.

CAIXAS is situated in the foothills of the Pyrenees between the market towns of CERET and THUIR. The coastal resorts of COLLIOURE, ARGELES, PORT VENDRES and several others are some 40 minutes away. The valley of CAIXAS is a very sought after place to live and holiday in as it offers beautiful countryside, is close to the coast yet retains the peace of being slightly inland. There are many holiday activities around, as one would expect, but I personally recommend a visit to the outdoor thermal baths of St. THOMAS LES BAINS. This is a trip that would take in the fortified town of VILLEFRANCH DE CONFLENT: and end up in ANDORRA - don't miss the Little Yellow Train that goes over some of the most stupendous viaducts in France. Even allowing for the pull of the mountains it remains the coast that perhaps provides the biggest attractions and Aqualand and all other amenities are a short drive away. The selection is from long sandy beaches to smaller through to the smaller, more intimate ones.

    PRICES IN THE MIDDLE SEASON ARE BASED ON AN OCCUPANCY OF 2 PEOPLE WITH AN ADDITIONAL WITH AN ADDITIOANAL 75 EUROS PER PERSON PER WEEK.

    PRICES IN THE MIDDLE HIGH ARE BASED ON AN OCCUPANCY OF 2 PEOPLE WITH AN ADDITIONAL 100 EUROS PER PERSON PER WEEK.

    ENERGY COSTS ARE ONLY APPLICABLE DURING LOW SEASON OCCUPANCY AND ARE CHARGED AT THE ACTUAL EDF RATES.

    Payment is usually accepted in the quoted currency unless the currency and the amount is specifically agreed in advance with the owner/advertiser.
    Please Include a Damage Deposit of €400 when renting the property in its entirety. A booking is not considered valid until the receipt of the deposit.

    Time of departure must be at the latest by 10am and arrival not before 4pm.   • The sleeping arrangements comprise of: A suite of two rooms (Cerdanya & Vallespir) that share a bathroom. One is a double and the second has two single beds. There is also a double bedded room (Capcir). This has a bathroom ensuite. There are also French windows that open out onto a small south facing balcony looking over the valley. There is another double bedded room (Rossello) that has French windows leading down to a large terrace that then leads directly to the pool. Conflent is a twin bedded room, with shower and toilet facilities. Fenolledes is a single bed room with a bath and toilet etc.

Notes: The large farmhouse kitchen is attached to one of the sitting areas. This leads directly to a large south facing conservatory with eating for up to 12 people. The kitchen is well equipped (I often cooked there for up to 16 people) with a double fanned electric oven and most gadgets for cooking. In front of the house is a terrace with a view to the valley a table and chairs. The approach to the pool offers a large BBQ area with outside tables and chairs for 12 people. There is a BBQ. The pool area walled and private, and a veritable sun trap with loungers. The pool is reserved for the occupants of the Catalan Country House. Note well --- although there is an internet connection via a live box this cannot be guaranteed due to frequent problems from france telecom and orange. This connection can fall at any time or work well - it is in their good hands - not mine

The Mas (Country House) is one of a small cluster of buildings at the heart of the commune of Caixas. The church and the Mairie form the centre. Surrounding is the natural countryside of the region. Grass is a rarity here due to the general lack of rainfall so please do not anticipate lawns. The Mas however has a private area in which to dine outside and use the BBQ. The nearest village shops are at 10 minutes (bakery, butchers and general store) Otherwise the larger supermarkets are at Thuir - 20 minutes - please think about shopping before arrival or allow time. Other than the village shops (Sunday am) all closes after 7.30 pm on Saturday.

House details : The Mas has some 225 sq m of habitable space in its 6 bedrooms and 5 bathrooms, also the large sitting room and country type kitchen. Theres is a small terrace in front and a large graveled area for eating outside with the BBQ.

Further details: Entertainment: TV, TNT and some satellite facilities can be made available on demand.

Outside: Barbecue with outside eating facilities.
