Exceptionally quiet village Villa with private enclosed pool near the sea
Newly decorated and refurbished house in the quiet village of Bompas, with private pool. If you are looking to relax & 'chill out', this Villa is just the one. A really peaceful and tranquil area, yet minutes from the city centre and night life. For 6-8 (including children) people. A supplement of £50 will be payable for each extra person over 6, including children, per week. A maximum of 8 people in total are allowed. 4 beds (3 doubles and 1with 2 singles) Bathroom upstairs comprises of bath, shower cubicle and wash basin. Separate toilet upstairs and downstairs. A FULLY ENCLOSED private pool and BBQ area with terrace. The pool is ALARMED, though renters are required to supervise non swimmers & children. Fitted kitchen full size oven, dishwasher, microwave, & fridge freezer. Lounge/Diner with large open fire. Access to garage direct from the house, where 5 bicycles are available for your use. Also, w/machine & T/dryer. In addition, there is an iron and ironing board available.

Bompas is a small town/large village situated a couple of kilometres south of Perpignan. The Villa is in a Peaceful and tranquil location. Close to all amenities including the Mediterranean, with easy access to major roads. Perpignan, is one of the warmest places in France, with average temperatures in July and August of 28 degrees. The City is only 30 kilometres from Spain and is more Catalan than French. The labyrinth of streets in the old town are the best place for shopping, sight seeing and feasting on the local delights of Catalan fare and wines. Spanish and French music fill the bars and cafe's and the aroma of spices waft from the Arab quarter. The whole Catalan area is dotted with castles, including the mountaintop Queribus and Peyrepertuse near the town of Corbieres. Discos, piano and jazz bars and brasseries are scattered throughout the old quarter. Thursday night is party night, when the volume is cranked up further than usual with live music in the old town. Holidays are booked from Saturday to Saturday. Arrival should be after 4.00pm and departure by 10.00am. This time span allows the housekeeper sufficient time to get the house ready for new arrivals. Notes to the rental rates

Rental rates are from the first night of stay to the last night of stay inclusive.
A non refundable deposit of 33% is required at time of booking, which will guarantee your holiday. The balance must be paid 8 weeks prior to departure date. Any deposit paid prior to 31 December (the December prior to the holiday) will be refunded, less a £50 admin fee if the holiday is cancelled prior to the 31st December
A security deposit of £300 must be paid to the owners along with the final balance. This will be repaid upon your return, (after confirmation from the key holder that the property is in the same condition as when the tenant arrived), normally within 7 working days.
Long lets will be considered.

A BOOKING FORM IS AVAILABLE ON REQUEST, which outlays the terms of rental. One set of bed linen and bath/hand towels are included with rental (excluding its laundering). A further charge will be levied for additional sets used. Bedding for cots is not provided. A fee (contained in the booking form) must be paid locally on day of arrival to the key holder. This covers the cost of light cleaning on departure, e.g. hoovering, washing/ironing linen and handing over, and collecting the keys on arrival/departure. It is tenants’ responsibility to leave the house in a reasonable condition. Failing this, a nominal cleaning charge may be deducted from the security deposit for any additional cleaning necessary.
Should you require a cleaning service during your stay, this can be arranged locally with the key-holder, along with the cost.

The swimming pool is attended to on a contract. It is usually cleaned prior to new arrivals; however, due to the fact that the pool is in the open air, we can't legislate for windy weather bringing the odd bit of dust etc.
There is a net available for the removal of the odd leaf etc. which can fall in occasionally. Any additional cleaning required, can be arranged directly with the pool technician (with Jean Luc (Jan-Oct) ), for a negotiable fee, if you so wish. His details are held at the house. All we ask of our guests is, that you treat it as you would your own home, as this is our holiday home too, Also, that you be mindful of the neighbours, as this is a residential area.

| Notes: | An ideal, very comfortable property with private enclosed pool and ideally situated, if you just want to 'chill out' or visit the local villages and their bustling markets, along the coast or inland. The village centre is a few minutes walk where you will find, among other things, 3 boulangerie's, a butcher's, tabac, restaurant, greengrocer and hair salon. Several neighbouring villages are well within cycling distance for the energetic. There are 5 bicycles (with padlocks) are provided for your use. We would appreciate it, if you would use the padlocks when the bikes are unattended outside the house. There is also a Toshiba DVD system for your use. (You will, of course, need to take your own discs, although there are some films there). |
The surrounding area
The golden beaches of Canet, St Cyprian, and Argeles are all within a few minutes drive. In high season, during the evenings, Canet beach front is littered with stall holders, where you can shop for local crafts and wares in the warm breeze coming off the Mediterranean. The 2,700 year old citadel of Elne overlooking the Rousillon plain, is Perpignan's closest out of town attraction. There are 300 days of sunshine a year, to test your skills on the local quality golf courses. Andorra is around 90/100 minutes drive where you can ski during winter, and go tax free shoping (e.g. 3 litres Jack Daniels for around 35euros). Pas de La Casa, is on the frontier with France (and the atmosphere in more French than Andorran) and has numerous ski slopes and caters for all abilities. There has also been a sequence of good snow winters. For children, and most adults, there is Aqualand, a fun filled water theme park that is open from around May to September, times vary, so you need to check.
Water Sports
All water sports are within 10 minutes drive. Sailing, jet skiing, fishing are just some of the many activities available. For the windsurfers and kite surfers, there is lake Leucate, where they hold annual championships. For beginners, it's ideal, as there are several windsurfing schools where you can learn in complete safety without the possibility of drifting out to sea. For the experienced, the lake's 2 miles long, where you can 'hook in' and really have some fun. Afterwards, you can soak up the sun on the beach or enjoy the private enclosed pool back at the Villa For golf enthusiasts, just 20 mins away, there is the renowned St. Cyprien Golf club 'Golf International' course. This course, set between lake and sea with the Pyrenees as a backdrop, was used most recently for the European PGA qualifying School for 2004. It has both an 18 hole par 73 6480m main course and a 9 hole par 35 course of 2724m. The main course in particular is challenging with lots of water hazards.

Airports: Perpignan 8 km, Girona, Toulouse, Carcassone and Montpellier are all 1 hour away and Perpigna is linked to all 4 by autoroute. Nearset railway station: Perpignan. Narbonne (40 minutes) is also a terminal for motorail which can be accessed at Calais. Beziers 40 mins Nearest motorway junction A9 Autoroute, from the south, exit 42, from the north exit 41.
Other Activities Skiing at Andorra is only 60-90 minutes away at Les Angles
