Fantastic Villa near the Med on the French - Spanish Border
The Villa is bright, has a spectacular architectural design & is well maintained. It has four large bedrooms & a mezzanine with a comfortable sofa bed. The main living area is large and open plan & features an open fireplace, a small English language library & has a LCD home cinema system (rarely used because there's so much else to do). There is a second smaller living room with a a second sofa bed. The indoors dining area comfortably seats ten. The kitchen is new & appliances include a fridge, freezer, hob & oven, microwave & dishwasher, & washing machine. The pool is enclosed in its own house that retracts in sections to transform it from & indoor to an outdoor pool. The patio is large & extends most of the way around the villa & offers has stunning views in all directions. The villa includes a selection of quality outdoor patio furniture & has a number of mature trees on the patio to provide shade in some areas. Please contact me for my personal website address.

The are too many attractions in the locality to describe in this brief overview. The seaside towns of Argeles sur Mer, St Cyprien, and the picturesque Collioure are within about 15 minutes. There are many market towns in the region including Ceret and there is almost every amenity (Golf, sailing, horse riding, etc.) within a short drive. There is a selection of large ski resorts within about 90 minutes. Spain which is about 6km by road has much to offer including Barcelona (~90 minutes away), Girona (~45 minutes) and all around the Costa Brava. Getting there is easy with several airports within a short distance. The most popular is Girona Airport (The Costa Brava Airport) which is about 50 minutes south and is a hub for Ryanair. Perpignan airport is about 20 minutes to the north. Montpellier, Carcassonne and Barcelona airports are all within about 90 minutes on the motorway and the Villa is about 4km from the nearest Motorway junction (A9) which connects Perpignan and Barcelona

Notes to the rental rates

The rates include bed linen (changed weekly) and towels (not beach towels). A security deposit of £700 is required. A deposit of 30% is required within 1 week of a reservation and full payment is required 1 month before the period of the rental agreement. A cancelation 6 months or more before the booked arrival date will get a 100% refund less a £75 handling charge. A cancelation more than 3 months but less than 6 months before the booked arrival date will get a 80% refund. Cancellations made more than 1 month but less than 3 months will loose their deposit. Cancellations within one month of the booked arrival date are entitled to no refund. However, in the interest of fairness, if the owners secure a suitable booking for the canceled date, then a refund may be made but will not exceed 90% of the amount paid and maybe less depending on whether losses maybe attributed to the cancellation.

If there is a requirement for the pool to be heated in the winter months, then this will incur an additional charge to be confirmed at the time of booking.
The rental includes routine cleaning at the end of the rental period and visitors are asked to return the villa in a reasonably tidy state. If unreasonable cleaning is required, then this will incur and additional charge that will be deducted at a rate of £25 per hour from the security deposit.
Any breakages or damage to the property will be deducted from the security deposit and if damage is substantial and exceeds the security deposit, then tenants will be liable for the full cost of repair or replacement.

| Notes: | The entertainment centre includes a home cinema system and mp3 player. Elderly and infirm are welcome but should be aware that the villa and patios have steps in various locations and the main shower downstairs is a sunken shower requiring the user to go down 2 steps. Regrettably, the house is not wheelchair accessible at this time. The pool house retracts in sections transforming the pool house from an indoor to an outdoor pool. The swimming pool includes a swimming machine. The garden is best described as a hillside woodland garden with a warren of pathways small clearings. Staff and a daily maid service maybe available depending on dates of the booking by prior arrangement and at an additional cost. |
From art galleries to market towns
For art enthusiasts, there is also much to see in the region. Collioure is picturesque seaside village, with its narrow streets that feature great cafes and restaurants has dozens of art galleries. This veritable art patchwork is indicative of the regions great and colourful beauty and this has attracted many of the more famous artists including Pablo Picasso (past resident in nearby Ceret), Salvadore Dali who lived about 35Km south of the villa and the likes of Henri Matisse, Chagall and others who lived and painted many famous works in the locality. For those who like to enjoy leisurely shopping and in particular market shopping, the area has much to offer and there is a great choice of beautiful old towns nearby including the famous Ceret with its large Saturday market (photo opposite). Fresh produce and local crafts are on sale on Sunday and Wednesday in Collioure, and daily except Monday in Perpignan “la Criee”. The fish market is not to be missed in nearby Port Vendres.
A range of activities
For those who want activities other than the sea, browsing the markets or the galleries, the choice is endless. For golfers there are several excellent courses and at reasonable rates within about one hour (photo opposite shows the top class course at Golf St Cyprien about 20 minutes from Villa). In the winter, skiing is within about an hour and the bigger resorts such as Les Angles are only 90 minutes away. There are options for fresh water or sea angling, horse riding and walking. In fact when it comes to walking or perhaps hiking you can leave the back of the villa and without passing a fence or roadway you can step straight into the National Park that extends through wooded valleys and over hills on into Spanish Catalonia. Local walking guide books are available. For those nature lovers the wildlife and in particular the bird life in the mountains is spectacular and if you’re an early riser the dawn chorus is truly wonderful. There are many local vineyards to visit and sample.
Shopping and Eating Out
The local town of Le Boulou is about 2 miles away (~3Km) and has everything you could need for day to day living. It has a number of large supermarkets (Intermarche, Netto, LeClerc, etc). It has several boulangerie and patisserie as well as newsagents, banks, wine stores, gift stores, a fish market and much more. It also has a good tourist office with very helpful staff. Le Perthus on the French-Spanish border is also only about 5 miles away and is a very popular shopping town and promises many great bargains. For more serious shopping you should go to Perpignan which is about 30 minutes away. When it comes to eating out, there are many options with great restaurants in the seaside towns a short distance away. In Le Boulou there are a number of more functional restaurants and a number of take aways including a McDonalds and two good take away pizzerias.

Skiing Information:
The main Ski resorts are towards Andorra and are about 90 minutes drive and include Les Angles, Font Romeu, Querigut, Formigueres, Beille and several others - for a sample of what you get, please ask us for further info. Many of the resorts have a full range of slopes and Les Angles is particularly good for beginners and there are two great childrens ski schools.
Golf Information:
On the French side of the border there are two golf courses well worth playing. Golf St Cyprien is about 20 minutes away and is a top class competition course, please ask for link. Alternatively, in the mountains to the west ( about 50 minutes drive) there is the resort of Golf de Falgos. This challenging course rolls through south-facing valleys on the vast Catalan estate of Falgos close to the Spanish border beneath Mt. Canigou. It is a well maintained course and a fantastic setting (please ask for link). There are several course on the Costa Brava within about 1 hour. Ask us or do a Google search for many more.
