By hiring the whole property with the two self-contained apartments the total accommodation houses12 + people with exclusive use of the pool. It is perfect for large groups who require space and do not want to live on top of one another. The main farmhouse can also be hired for up to 8 people with shared use of the pool if the apartments are booked by other parties. This spacious property is set in a vineyard valley with a lovely south facing terrace overlooking a palm shaded pool, lovely gardens and organic farmland. The barn has been converted to a high standard with exposed stone walls inside and out. The property is well furnished (some antiques) and thoughtfully decorated. Leading from the large outdoor kitchen (with BBQ) to the pool is a 7 x 4 metre wrought iron, grapevine covered, French pergola. Children and teenagers are well catered for. Canoe down the Gorge descent, play tennis locally, ride at the nearby stables or visit the Provencal markets and medieval villages.

The entire Mas sleeps over 12 people plus babies. It is suitable for a smaller party in total luxury or for a larger group with children. Five/six bedrooms en-suite, cots and garden WC. It is extremely well equipped to above normal standard including pool towels and hairdryers, digital TV, video, DVD and English radio. The mas has excellent, well equipped kitchens throughout and a outdoor pool-side kitchen and well tended gardens and grounds. It is ideal for children with books/games/toys provided from babies upwards. When children tire of the pool or tree house they can look in the nearby stream for trout, visit one of the nearby river beaches or maybe horse ride at the close by riding school. The property is situated ideally between the Ardeche which is excellent for those of an active nature (river rapids, quad-bikes, etc) and the Roman sites and gastronomy of Provence and it in the middle of the Cotes de Rhone region. The property is in within walking distance of a bakery.

The property is perfectly situated between Provence and the Ardeche giving benefits of plenty of activities with the traditional appeals of Provence. One kilometre away is the centre of the small village of St Julien de Peyrolas which has a general store, bakers, 2 bars and restaurant. Just 7 minutes drive away is the Ardeche river, the Gorge d'Ardeche and the bustling tourist village of St. Martin d'Ardeche. Here you will find many bars, restaurants and shops as well as a beach where canoes and pedaloes can be hired. Six miles south is the market town of Pont St Esprit on the river Rhone which has an excellent market on Saturdays. Cross the river and you will be in the Vaucluse. (Peter Mayle country) Ten minutes north from there is the Drome. The Mediterranean is a 1hr 15mins drive away for those wishing to spend a day at the sea. The property is about 40 minutes drive from Avignon, 1 hour from Nimes and Valence. From channel ferry ports about 8 hours actual driving time.

CHANGEOVER DAYS ARE ON WEDNESDAYS IN JULY/AUGUST
A Security/Deposit cheque is required to cover the cost of any damage or breakage to the property or its contents. Or any calls made and charged to the telephone. This can be in any currency drawn on your local bank for 300 British pounds or its equivalent. This cheque wil be held uncashed and only cashed, if required, after giving the client notification of the circumstances.

TO MAKE A BOOKING. Contact Ben and reserve your chosen dates. A deposit of 20% of the total cost is required. The balance to be paid 8 weeks prior to holiday start date - together with the security/deposit cheque. The security/deposit cheque will be held UNCASHED as security for the owner should there be any serious damage or breakage to the property or its contents.
It is strongly recommended that clients take out their own travel insurance.
Once a deposit has been received then confirmation is given and a 'Welcome Letter' sent, by surface mail, giving further information and arrival details.

IN LOW SEASON- from September to June bookings can generally start and end any day of the week and can be for any number of days with a minimum of three days. A special rate can be arranged for bookings of more than three weeks. Contact Ben for further information. The winter rate does include central heating and other utility costs. However the right is reserved to increase the low season rate should more than six people are included in the booking. The increase is open to discussion depending upon the circumstances.

| Notes: | The large, 7 x 4 metre, garden kitchen is open on three sides and can accommodate up to 12 for meals. It has a BBQ, full size fridge, double sink and two ring gas burner. Nearby is a garden WC. There are plenty of loungers and chairs - sufficient for your use by the pool, on the terraces & in the garden. The garden is very attractive and includes a french wrought iron pergola covered with a grape vine - pick your own grapes in Sept. Herbs grown for your use. The car park can accommodate a number of cars, shaded by trees and secured by lockable metal gates. The interior of the property is very well furnished and equipped with a mix of mainly antique and some reproduction furniture. All the interior doors are unique. It is very well decorated with a wealth of old pictures on the walls. It is made to be a 'home from home'. |
GORGES D'ARDECHE and ACTIVITIES
Situated 5 minutes from St Martin d'Ardeche at one end of the Gorges d'Ardeche. Leave the more active of your group there early in the morning and they will be taken by road to the far end of the Gorges for a delightful canoe descent. Meet them around 6 in the evening and together sit at a riverside cafe with a drink and talk about their journey down the river. There are many 4 and 5 star caves to visit; this is the area of pre-history. Visit the Crocodile Farm set in Tropical gardens under glass - a huge area. Other activities include quad bike riding. They can be hired in the village by the hour, half day or full day. There are good walks around and a tennis court is in the local village - a kilometre away. For horse lovers the nearest neighbour has an excellent equestrian centre. Join an organised hack through the vineyards, forest and orchards - or hire by the hour. Excellent fishing is available - trout and carp - in the Ardeche.
SIGHTSEEING and for NATURE LOVERS
There is more than enough to do and visit to fill many holidays. This includes Avignon with its Bridge and Papal Palace, Orange with its Roman buildings including the Amphitheatre - still used today for Opera and cultural evenings. Pavoroti has sung there. Nimes and Arles, both with Roman Coliseums and other buildings. Montelimar - home of Nougat. Uzes, the first Duchy of France, is a beautiful city with an impressive hilltop oppidum. The famous Roman Aquaduct at Pont du Gard. Vaison la Romain and its nearby Sunday Antique Street Market. Baux - well worth visiting. Many medieval hilltop villages including nearby Aiguez. For nature lovers there is the Cevennes Natural Park, the wild mountain region of the Ardeche or nearby a walk through the Valbonne Forest or along the bottom of the Gorges d'Ardeche. For wine lovers this is the area of Cote du Rhone. Visit one of the domains at Chateau Neuf du Pape or elsewhere, such as the wine producing the Tavel rose wine, for wine tasting.
WINING and DINING
There are a lot of restaurants ranging from 5 minutes to half an hour away. There is a great variation in price, quality, style and menus. Plenty to choose from to suit all requirements. At the Mas you will find a list and description of local restaurants and other places to visit. The local Saturday market in Pont St. Esprit ,which is 6 miles away, should not be missed. Pont St. Esprit is an old Roman town by the Rhone River. Every day somewhere there is a local market. Gourmet food, the finest fruit and veg and meat can be bought - not only in the markets and shops but from private farms and houses which advertise their produce on the roadside such as asparagus, luscious fat cherrys, peaches, apricots and melons. Look for specialist Mountain goat cheeses sold by the producers in the markets. There are of course many different wines in the area including Chateauneuf du Pape, Gigondas and other Cotes du Rhones
Other Activities canoeing, caves, sight-seeing, quad biking, Roman buildings, horse riding etc.

The recommendations are so lengthy and numerous that there is just not the space to begon to list them here. For those who are interested please e-mail and a sample with contact details will be e-mailed back. In the 'guest book' at the Mas people are so enthusiastic that they usually use several pages to record their enthusiasm of the place. One of the many comments is that my brochure, photographs and information do not do justice to the place. It is simpler to say 'TO STAY IN THE PLACE IS TO LOVE IT FOREVER'
