Built in 2002 in the typical 'bastide' style of Provence this villa is situated in a quiet location on the slopes of a gentle hill on the outskirts of the beautiful mediaeval Duche of Uzes, giving it lovely views. It is the owners' 2nd home. The town lies close to the River Gardon and the famous 2000-year-old Pont du Gard. The area gives an authentic taste of the Midi, with its rolling hills and vineyards, its Roman remains and the hot sun. The villa is a 12 min walk to the town centre. It is light and spacious, being very comfortably furnished and equipped to a high standard.The layout is unusual with the bedrooms and bathrooms in three separate areas in the villa, all leading to the central living room and kitchen/diner with their long covered terrace. The garden is about 1/3 of an acre, mainly laid to lawn with masses of shrubs and many trees. The 60 sq m pool is at the centre of the main lawn and is overlooked by a 19 sq m covered terrace with seating for 12 and gas/charcoal BBQs

Uzes is a beautifully restored mediaeval town on a low hill in the Garrigues hills above Nimes. It is about 15 mins by car from the freshwater swimming on the beaches of the River Gardon at Collias and the famous Roman Pont du Gard, about 35 mins from the city of Nimes with its Roman Arena, about 40 mins from the papal city of Avignon, about 45 mins from the grottos of the Ardeche, about 50 mins from Orange, with its Roman theatre, and from Montpellier with its long sandy beaches. The centre of Uzes is pedestrianised with narrow cobbled streets. There are many little antique, art and furnishing shops. There is a famous market on Saturdays selling country produce, Provencal pottery and lace. Pavement restaurants where itinerant musicians serenade the diners are the favourite venue for evenings. The Haribo factory and the Museum of Toys and Trains provide entertainment for children. Horse riding, quad biking, tennis and golf and all to be found in and around the town.Vineyards abound.

Additional information about rental rates

  • (i) The rental includes use of bed linen, bath towels, pool towels, pool and garden maintenance and end of stay clean, but not the cleaning of the BBQ, which is the guests' responsibility. The caretaker is happy to arrange additional cleaning during the stay, at the expense of the guests. (ii) Rental for September 2009 to April 2010 inclusive and for September to April 2011 inclusive is for 2 people and there is a supplement of £50 per person for each additional person. (iii) Stays of less than 1 week may be agreed at a price to be negotiated.
  • (v) Where the rental period does not consist of an exact week, the rent is negotiable with the owner.
    (vi) Changeover days are flexible, save for July and August, when demand necessitates changeovers on Saturdays.
    (vii) All rental rates are negotiable and in particular those relating to the period September to May inclusive, particularly if more than one week is taken.
    (viii) During the period October to April inclusive a heating charge is payable. This is calculated by metre readings and in accordance with prevailing EDF prices. Guests are consulted in relation to these calculations.
    (ix) Logs can be provided, for which a charge may be made.
  • (ix) Upon booking, 25% of the rent is payable as a non-returnable deposit. The balance is payable 6 weeks before the stay begins. At the same time a holding deposit of £400 is payable. This is refunded immediately the stay ends, subject to any necessary deductions, which will include charges for electricity where applicable.

Notes: The villa has been designed and equipped to create a comfortable holiday centre in itself. Most guests prefer to spend their days by the pool, enjoying the sun and the amenities within the garden. The villa attracts families and groups. 3 bedrooms have double beds (1 + e/s). 2 bedrooms have twin beds; the upstairs one has a pair of children's slide under beds (normally used as couch) and the downstairs one has an e/s. A cot is provided. All bedrooms have pedestal fans. The kitchen/diner is large and fully equipped. There are good laundry facilities. A long furnished covered terrace also provides favourite living space with views of the town and the surrounding hills. A large furnished covered terrace with BBQs gives onto the pool, which is 11.5 x 4.5 metres and 1-2 metres deep and has a 'beach' (2.5 m sq and 10-70 cms deep), providing a great play area for small children and easy access into the water. The smaller twin bedroom (with e/s) can be used as a changing room for the pool

Facilities:: (i) The living room has a TV + BBC, etc satellite, DVD, VCR and portable radio/cassette/CD player (ii) Each bedroom has a large fan on a stand (iii) Each bedroom has an electric anti-bug device (pill or liquid refills are not supplied) (iv) Each bedroom has large built-in wardrobes with mirrored doors + plenty of hangers (v) The master bedroom has air conditioning (vi) There is air conditioning in the living room (vii) There are gas and charcoal BBQs which can be used for meals on either terrace (viii) Each terrace is amply furnished (ix) There are ample sun loungers and parasols for use round the pool

Specific requirements of applicants:: (i) The owner has a detailed inventory and villa management document, which is supplied well in advance of guests' arrival. (ii) If there is any item of importance to an applicant which is not in the villa, the owner is happy to consider supplying the same.

Additional information:: (i) The owner is very happy to discuss any aspect of the villa and tp provide further information about the area. (ii) There is a file on the table in the sitting room which contains the inventory, the villa management document and brochures and leaflets on the many places of interest to visit and activities to enjoy in the area. (iii) Copies of instructions for all appliances are also kept in the villa for guests to use. (iv) The owner has a caretaker living nearby, who is English and who can always be contacted if needed. She cleans the pool each week. (v) The grass is cut once a fortnight. (vi) The owner is always contactable by 'phone and e-mail (unless she notifies guests to the contrary) (vi) The owner hopes that these arrangements will enable visitors to settle in quickly and comfortably and so get the best out of their stay.
