Converted barn in quiet rural hamlet
The building is one of 2 stone barns on the same acre of ground, built in the time of Napoleon. Both barns were converted to holiday homes by the owners, Stan and Lynne Cutts, between 1996 and 2001. They sit next door to each other, facing the little-used narrow road in the front, with a lawn, small garden and meadow to the rear. The barn has 23-inch thick limestone walls, with vines growing around the double doors to the front, and a walled area to the rear - ideal for BBQ and sunbathing. The rear garden is separated from the meadow by a cordon of fruit bushes and trees about 20 metres from the house. The house is heavily beamed throughout, with traditional oak arches forming the roof support structure - these features have been left visible in the bedrooms. The upstairs floors are oak laminate, whilst the downstairs is terracotta ceramic tiles. Rustic features adorn the large living area, e.g. a 6-metre oak cattle manger, suspended across a lime-mortar pointed gable.

The barn is ideally situated for visiting the world-famous châteaux and abbeys that abound along the banks of the Loire (Ussé, Chenenceaux, Azay-le-Rideau, Chaumont, Chinon, Amboise, Fontevrault {burial place of the Plantagenets}, etc.). In addition, we are on the edge of the vast Brenne National park, where the great outdoors has its own appeal – picnicking, walking, cycling, equitation, fishing, bird watching and general appreciation of wildlife, lakes and forest. There are many prehistoric sites to visit, together with swimming pools, golf courses and other activity centres. Nearby is the man-made beach at the lake of La Bellebouche, where wind-surfing, swimming, fishing and all water sports are popular. (This is rapidly becoming an international venue, with many English, Dutch and others, apart from the local French). There are also the famous Loire vineyards of Vouvray, Montlouis, Chinon, Amboise and others - each offering opportunities of wine-tasting and sampling local food.

Handover is on Saturdays: Departing guests are requested to vacate the property by 1000 hours; guests arriving can take occupancy from 1400 hours. Alternative timing arrangements may be agreed by contacting our property manager in France, whose telephone details will be given at time of booking.

Notes to the rental rates

Electricity, bottled gas and water charges are included in the advertised rental rates. The hot water, e.g. shower, etc. is powered by LPG (bottled gas). There are two full bottles provided at the start of each rental season, and these will be checked and replenished as required by our (english) property manager each weekend. (As a guide, one bottle usually lasts a family 3-4 weeks)
Bed linen and towels can be rented at a nominal cost of 5 euros per bed (this provision may be particularly beneficial for those flying from outside France, where a weight limit applies).
An end-of-stay 'deep clean' is included in the rental price, delivered by our property manager. This will take place on change-over Saturdays between 1000 and 1400 hours. Those guests requiring interim cleaning services can make separate arrangements with the property manager on arrival.

The property is booked on remittance of a non-returnable 25% deposit, the balance of which must be paid within 8 weeks of tenancy. In the event of cancellation within the 8 weeks, a 70% refund will be issued subject to the barn being successfully re-let. *****Guests booking in advance for multiple weeks will receive a 10% discount on the weekly rates for the second and all subsequent weeks*****

On arrival, guests are required to provide the property manager with a returnable bond of 150 Euros to cover any potential damage or loss. This amount will be refunded at the end of the rental period, subject to no damage or loss being sustained.

| Notes: | The main living area is large and open-plan, including a well-appointed (American-style) kitchen, a bar, a large lounge area with a generously stocked library of books and videos. The dining area is traditionally furnished in typically French style, having an ambience which demands a 'toast' at every mealtime ! The ground floor has a very high ceiling, with two flights of stairs to the first floor. The second flight has a steeper gradient that may not be suitable for the elderly, those with mobility problems, or very young children. However, in the interests of safety there are child-gates available for both top and bottom of the stairs. All bedrooms have oil-filled electric radiators. Bed linen and towels are available for a small extra charge. Please note there is a sofa bed downstairs that can be used for extra guests. Outside to the front, there is a gravelled parking area (up to 3 cars); to the rear a west-facing enclosed patio is ideal for bar-b-ques and sunset soirees. |
Your Health & Safety
Smoke detectors are in place at strategic points in the barn. A fire extinguisher and a fire blanket are provided in the kitchen area. Child gates are available for use at the top and bottom of the stairs.
The Hamlet of La Belletière
La Belletiere is a small farming community, which comprises 14 houses, two of which belong to the owners of the barn (the other being their own holiday home). All the French inhabitants are friendly, welcoming and a real credit to their country's famous hospitable culture. There is a small herd of dairy cows not far away, and an internationally renowned goat cheese farm at the other end of the hamlet. The village of Charnizay is about one mile away, and has a church, grocers, butchers, two bars and a restaurant. It's inhabitants number about 600 people. The golf course at Verneuil, about 10 miles away, is a growing attraction. In addition to the local rivers, there is a pond just outside the village for fishing (local permit required - obtainable from the grocer's shop). There is also a Boules pitch behind the Mairie, although it is perfectly possible to play in La Belletiere, where the locals often pitch in the road!
What kind of holiday?
The comfortable old barn in its calm, rural setting, the ambiance of the small hamlet and the slow pace of life offers visitors a real chance to relax and unwind. Fantastic for children – with wildlife and outdoor pursuits all around. For those interested in history, the Loire is truly a feast. And then, of course, there’s the food and the wine................
Other Activities Canoeing not far away at Descartes and La Bellebouche; bikes can be hired at Azay-le-Ferron and Mezieres.
