Labat Grange is perfect for carefree family holidays, with its 4, big, ensuite bedrooms, large open-plan living area, secure, alarmed private pool and extensive grounds. The property has been beautifully renovated to combine traditional materials with modern comforts. The double height living area, with its oak beams, white stone walls and hand-made terracotta floors is comfortably furnished and has DVD, English satellite TV, stereo and a lovely wood burning stove for winter lets. The kitchen is modern and fully equipped with dishwasher, gas hob, eye level oven, fridge freezer and microwave. There are four big bedrooms, two double and two twin all with spacious, fully tiled ensuite bathrooms. The two upstairs bedrooms have large walk-in showers . Outside is the pool, a barbeque and dining area, and 5 acres of beautiful countryside to explore.

Labat Grange is set on the slopes of a very peaceful valley (cul de sac) near to Agen in Lot et Garonne. The nearest village, Pont du Casse is 2km away and has shops and restaurants. Agen is the region's principal town and is a beautiful place to visit; it was recently featured on Rick Stein's French cookery TV series and has many lovely and reasonably priced restaurants plus shops, museums, markets and loads of concerts, and other events during the summer months in particular. Lot et Garonne is a region of rolling hills and fertile valleys. Principally a farming region, it produces mainly fruit, including the famous Agen prunes. It is home to the Buzet and Duras wine regions which both produce good quality wines. There is always a lot to do here on holiday, for children and adults, whether it is sitting by the pool with a good book, horse riding, walking, boating, shopping, eating or visiting many of farms and markets selling local product or just exploring the beautiful countryside.

The history of Labat
Labat Grange is a former barn which has been lovingly restored by the Kendall family over the past couple of years. The barn was first let as a gite last summer and we have received some very encouraging comments from our first summer’s guests. We tried to use traditional materials where possible when renovating to maintain the 'feeling' of the building, from the oak floorboards and handmade terracotta floor tiles to the white stone walls and huge oak beam. Labat was once a village set on a hillside in a sheltered and peaceful valley. Behind Labat Grange there is, still standing, the village bread oven which used to provide bread for the village and beyond. Behind that on the hillside was a vineyard and to the side an orchard. There are lots of foundations on the site of old farm cottages and, to the side of the bread oven are the foundations of the manor house where the main village family would have once lived.
A nature lovers' paradise.
The land around Labat is very much unspoilt; a lot of the valley is unsuitable for building and for agriculture so it is very quiet and perfect for wildlife. We arrived here in April and within a few weeks; we noticed that wild orchids were sprouting up everywhere. We counted 11 different varieties, amongst them, the beautiful bee orchid. We also have deer, badgers, numerous birds and reportedly wild boar although we have never seen any.
