Raffet, a classic 3 double/twin bed Maison de Maitre, with detached 3 dble/twin bed gite in the Old Barn, is very peacefully situated in the countryside. The spacious ground floor accommodation, stepped swimming pool [new liner 2007], and table tennis, sit in 3+ acres of private parkland in rural southwest France. Each house has 2 bath/shower facilities. An intercom aids communication. There is the option of tennis, golf, karting, canoeing in the vicinity. Lot-et-Garonne in SW France is famous for food, wine, its history, natural beauty and calm. A peaceful beautiful area it hosts medieval bastides, orchards, vineyards, sunflowers, restaurants, markets, gardens and many restaurants and vineyards! The properties can be let together or separately. If separately the pool is shared. Sole use of the pool can be arranged for renters of the Old Barn. The buildings are so arranged that each has complete privacy. For parties up to 12 there is are various choices of in- and out-door seating.

The spacious Maison has a wonderful French ambiance. There are terraces, one covered to the south, and open to the west, with tables/seating for up to 12 and a BBQ All rooms have high ceilings. There is a large lounge with lots of comfortable seating, a woodburning stove, French doors to the rear terrace, and BBC/ITV TV. The large kitchen/diner has a dishwasher, gas cooker, microwave, fridge, freezer, music center for tapes/CDs, seating for 8, and can be up to 12. The three bedrooms are each of good size. There are 2x3’ beds placed together in the largest ensuite bedroom, one 5’ double bedroom, and one twin. All rooms are dual aspect, with tall windows. There is a separate large shower room with good-sized shower, WHB and WC. The aspect of the Maison is opposite to that of the Old Barn offering complete privacy, but near enough to accommodate one large party. Off street parking. The unconverted barn has a utility area - for shared use - with washing machine, and spin drier.

A calm beautiful area, it hosts medieval bastides, history, restaurants, markets, music, arts, tennis, golf, leisure-lakes, canoeing, riding. The local villages of Miramont de Guyenne and Eymet each offer excellent markets weekly, the former a very busy French occasion, the latter a little more touristy! An excellent Intermarche supermarket is a few kilometres away.

  • PEAK SEASON: one set of bed linen and a bath towel is included pp. Utilities included. Property let as one unit with Old Barn - sleeping 12 in 6 double/twin rooms. Excellent for 2 families.
    HIGH SEASON: Linen for 2 persons is supplied, and can be hired for 3+ at €20 pp.
    Changeover day Saturday or Friday in peak high season, otherwise negotiable.
    There is a non-returnable deposit of 20% of the total rental payable at the time of booking. The balance is due 8 weeks before arrival, along with a returnable security deposit of 20%.
  • MEDIUM SEASONS: April, may, Oct half term, Christmas and Easter, rates do not include heating, lighting, water or linen. A fixed rate can be provided depending on the duration of the let. REDUCTION for monthly rates.
    Non peak rates depend on occupancy - please ask.

Notes: Anyone booking the Maison has complete privacy from the Old Barn. This is ideal for 2-6. However larger parties or two families can have a wonderful shared holiday with the kitchen, terraces and lounge accommodating communal activity if both properties are let together. While children are welcome, and the pool is alarmed, it must be noted that a family with young children must be aware the pool is unfenced but some distance away. The property is wheelchair accessible. Please discuss. There is table tennis and a motley collection of bats and balls. Changeover day is normally Friday but can be Saturday in peak season. Other than peak season, discounts may be considered for low occupancy. The swimming pool is adjacent to the Old Barn and is shared with that property. This is a lovely old French country house. Renting the entire property for 4 uvpwards is equally pleaseing to up to 12.
