This is a stunning country house built as the summer home of a wealthy French family. The accommodation is remarkably on one floor spread over some 4000sq ft (500 sq m) of living accommodation, surrounded by several acres of private garden and built around a gravelled courtyard with its own covered barbeque and eating area. The property benefits from its own private swimming pool and tennis court and is approached by a private drive and set back 100 metres from the little used public road .It is no more than a 3 minute drive from Francescas and 20 minutes drive from Condom, Nerac or Agen with the Pyrennees, Toulouse or Bordeaux an easy drive away.

'Bourgade' is situated on the outskirts of Fieux, a hamlet, 2,5 kilometres from the village of Francescas. This is a picturesque bastide approximately twenty minutes from the two old towns of Nerac and Condom. Agen, the city renowned for plums and prunes, is again 20 minutes away towards the A2 autoroute between Bordeaux and Toulouse. This is Armagnac country and as far as the eye can see, the Tuscan- like countryside is overwhelming and breathtaking.

General 'support' for issues arising during your stay can be dealt with by the 'guardian' at no extra cost.   • Clearly for a house of this size it is easy to sleep more people but the numbers quoted assume 10 adults sleeping 2 to a designated bedroom. 2 main bedrooms are ensuite. 2 bedrooms connect to a double bedroom. All bedrooms are substantial in size and with original double height windows opening on to the garden. All bedrooms have windows which catch the early morning sun. It is stunning. All bedrooms have light tight shutters. All bedrooms have an original wardrobe.

No smoking allowed inside the property. Wheelchair users will find access around the house quite reasonable (one floor only with no stairs). Wet room will provide reasonable washing facilities. Toilets are all standard but wheelchair access into Wet room. 2/3 step access to property from Courtyard but no step access to kitchen, bedroom wing and main reception from garden terrace on south of the property. Grounds are step free and reasonably gentle inclines. Property is not fenced from surrounding fields but is over 100 yards from nearest road. There is the facility to have someone come to clean the house if requested and this will be payable at the time the work is completed. A guardian lives in a separate house within the grounds and is there to offer help and advice to any guests should they require this.

This is a newly acquired and renovated property. The decor is both modern but also captures the French style with antiques and objects d'art. There is a large living room with large widows at both ends. There is a dining room leading off the bright, modern kitchen, seating ten people. There is another larger dining room for more formal meals. The chartreuse is traditionally on one level with all five bedrooms leading off a long oak floored corridor. Access to the grounds is via various doors and one long terrace is to be found overlooking the surrounding fields. The sun and shade can be obtained throughout the day around the outside of the property. Hammocks and seats are located between various trees around the tranquil fish-pond set amongst the park area. The tennis court is again set in a position where uninterrupted views of the fields can be enjoyed. This house is for families and groups of friends to enjoy each other's company at a leisurely pace.
