The property is situated on the edge of the hamlet of Laval, surrounded by beautiful countryside and approached by a quiet country lane where passing cows are more common than cars! There is generous parking, a pretty garden, an enclosed south-facing courtyard flanked by a large barn, an enclosed pool with paved terrace, an elevated timber deck and a grassed field, in all extending to 2.5 acres, with plenty of places to sit or dine in sun or shade! From the doorstep, you can gaze upon dramatic gorges and spy 5 medieval villages. Come inside, and the property is very comfortable and refurbished to a high standard - not just a gite, but our home for most of the year. It comprises a four bedroom house, all with good quality beds, a particularly well equipped kitchen, a sitting room with comfortable sofa and armchairs, two modern bathrooms and a laundry room. The adjoining barn contains a further spacious family bedroom, a large games room, a huge summer kitchen and a further bathroom

This is the Aveyron in Southern France where you can still hear the old language of the 'Oc'. It is as yet largely undiscovered by tourists and is totally unspoilt - fantastic walking country with an abundance of wild life, including many birds of prey. An easy drive will take you back in time to 14th Century villages, several of which are designated as 'the most beautiful villages in France': Sauveterre, Najac, Belcastel, Conques and Cordes. The home town of Toulouse Lautrec, Albi (40 mins), boasts a remarkable cathedral and a unique collection of his paintings. The 'Bastide' town of Villefranche (30 mins) hosts a fantastic market on Thursday mornings. Rieupeyroux (8 k) offers full facilities including restaurants and supermarkets, and Pradinas (3 k) has a popular bar/restaurant. For the gourmets - a traditional regional cuisine, a wealth of local suppliers, proximity to 3 major wine areas - Quercy, Gaillac and Languedoc - and 2 Michelin starred restaurants within 30 minutes.

  • Upstairs in the main house there is a newly refurbished bathroom which has a bath with an overhead shower and glass shower screen, basin, and WC. On the ground floor there is a large newly installed bathroom with walk in shower, basin and WC. We find this bathroom particularly useful as a pool changing room. In the barn there is another newly installed bathroom with walk in shower, basin and WC. Towels and swimming pool towels are provided. In addition the pool has an adjacent cold water shower.

  • The farmhouse has four double bedrooms. One contains an extra large double (King size) bed, the second has a large double (Queen size) bed (both John Lewis) the two remaining bedrooms have twin single beds. There is a travel cot that can be fitted into any bedroom. In the living room there is a single futon (fold out bed). All bed linen is provided. The spacious studio family bedroom in the barn (the fifth bedroom) has a super king size bed, a double sofa bed, comfortable arnchairs, table and chairs and its own balcony with stunning views and its own downstairs bathroom.

Notes: To work off the food, there is golf at Rodez (practice in our field beforehand), and tennis at Pradinas (rackets and clubs provided). Cycling, kayaking, horse riding and fishing (rods provided) are all available locally. The kids will love the local Parc Animalier. The recently installed pool (12 x 6 metres) has a non-chlorine saline system and wide steps for easy access. It is fully enclosed with a gate locking device to safeguard small children. It is surrounded by a high quality paved terrace with ample room for the cushioned loungers and pool side shower. There is also underwater lighting. The huge laundry room on the ground floor has full facilities plus an additional fridge for poolside drinks. Should you be there iin chilly weather, there are wood burning stoves in the kitchen and living room and electric heaters in the bedrooms. The newly completed games room has table tennis, table football, pool table and darts.

Alfresco Dining: The courtyard provides the perfect spot for one of the great pleasures at the house - alfresco dining. A large group can happily gather at the huge refectory table in the courtyard with assembled chairs and benches. Trees and umbrellas provide shade and the chef has a charcoal BBQ to work on. Additionally, aperitifs may be taken on the spacious raised deck, which is equipped with teak garden furniture and has stunning views of the surrounding countryside.

Sauveterre de Rouergue: Sauveterre de Rouergue (15mins drive) offers a delightful summer experience every Friday evening in the summer. The village square becomes an evening market place, with stalls selling local crafts such as jewellery, pottery and baskets, but mostly local produce (food and wine)which you can purchase and then sit at long trestle tables, eat your dinner and listen to live folk music. There is also an excellent Pizzaria and several good bar/restaurants. If the children get bored they can go on pony and cart rides around the village or watch the very serious Boule competition. Sauveterre is a magical place and an absolute must if you stay at Laval.

From very first moment of enquiry owners were more than professional and courteous with us, immediately answering any questions. The property was excellent even surpassing the description on the net.
The pool was amazing and we virtually spent the holiday around it, finding it almost impossible to tear the children away! They ( 5 children under 7 ) had so much space and freedom around the place we had no worries about them and since they were so happy we adults had a lovely time too.
We have never even thought about returning to the same place twice, but this one has made us realise we will have problems finding anything better.
We did have 1 dull day and the games room proved its usefulness to the full.
An excellent holiday in an excellent property !
