Stylish, recently restored detached, old stone presbytery in a beautiful rural setting in the undiscovered Aveyron region of South West France. Own pool 10x4 m, set in secluded garden. Five double bedrooms set over three floors. Beautiful 70 foot living area with old refectory table and comfortable sofas and chairs surrounding open fire place. Large, well equipped kitchen with all mod cons and eating area. Two bathrooms and three separate toilets. The pergola outside is the perfect setting to spend summer evenings, with bbq and wooden garden furniture. The property is tiled throughout. Annat is a small rural hamlet situated just 4km outside the medieval village of Estaing (officially recognised as one of the most beautiful in France). Three bars and two excellent restaurants, together with boulangerie and small supermarket are situated in the village. 40 minutes drive from Rodez airport - Ryanair flies 5 x pw from Stansted. The Aveyron region is beautiful, unspoilt and very French. The location of the house is very peaceful and rural, commanding stunning views across the Aveyron countryside. As well as nearby market towns, selling local produce, beautiful villages, chateux and castles to explore, there is also plentiful walking, kayaking and horse riding. The nearby Lac De Selves has sailing and windsurfing. There is also a nine hole golf course just 20 minutes drive from the house. In the Winter there are two ski stations within easy reach. The area is famous for its regional food and the restaurants are excellent, two particularly good restaurants are located in Estaing.The local wine is also very drinkable. Conques, the famous pilgrimage site is just 40 minutes away and well worth a visit. The local village of Estaing is a delight - beautiful medieval buildings along the River Lot. It is officially graded as one of the most beautiful villages in France.

Notes: We have five double bedrooms, one is situated on the ground floor near to one of the bathrooms. It is therefore suitable for those that find it difficult to get around. The property has two bathrooms, one with jacuzzi bath and shower (located on the ground floor) and spacious shower room on the second floor. Two bedrooms have king sized beds, three have single beds that can be pushed together to make doubles. The top floor can be closed off for smaller groups. There is an extensive collection of books and games available NB: Bed linen is provided - THIS DOES NOT INCLUDE TOWELS
