Lovely house with pool on the river Lot, nr Figeac, 40 mins from Rodez
Charming 4 bedroom self catering house near Figeac in Midi-Pyrenees, with half an acre of garden which slopes down to the banks of the River Lot, & is fully enclosed by a fence and secured by gates. There is a private swimming pool with a security cover which is 10m x 5m & a large patio area. The house is on two levels, with the living area on the first floor. The living area is bright and airy due to two sets of French doors which open onto the terrace. The balcony is on two sides of the house (east and south facing) with lovely views of the river. The balcony is child friendly with a secure gate (we have a toddler). The balcony is also screened by trees which helps to keep the property cool in summer. The house is furnished and equipped to a very high & comfortable standard. The house has a modern well fitted kitchen & laundry room. The family bathroom is spacious, well fitted & has a spa bath. The bedrooms are a good size with lots of storage. A great all year holiday rental.

The house, which is in the village of Bouillac on the bank of the River Lot lies within ideal walking and cycling country but is also within easy driving distance of several outstanding medieval bastide villages and towns (such as Conques, Estaing, Belcastle) which offer a warm welcome and are infused with the vibrancy of living traditions. Excellent restaurants, museums, shops, supermarkets and markets are all available in nearby towns. There is a traditional 'country' restaurant 5 mins away which is guaranteed to fill you up at a reasonable price. There is a boulangerie in the village, so every morning you can stroll along the river en route to the bakery to pick up your fresh bread and croissants. Petanque and children's play are available in the square. The Hotel Du Pont is within strolling distance. It has a bar, and the restaurant is in the process of being refurbished. With lakes, rivers and streams in abundance, a wealth of outdoor activities are on offer in the region.

We will be flexible as we can be on change over dates and bookings of less than a week. We will consider longer term lets, but clearly this will affect long term availability (for which we apologise if your chosen dates are not available). We will consider negotiating rates on bookings of three weeks or more and we would also consider a discount when low occupancy (e.g. 4 or less), but this is also subject to demand/season. We do have fixed costs we have to cover and therefore we'll only consider reasonable requests.

Notes to the rental rates

Arrival 1700 hours, departure 1000 hours to allow time for cleaning. Duvets (dual winter/summer tog) and pillows are provided. Linen is provided. Towels are available for hire at an additional £8 per person. These should not be used for the removal of hair dyes or self tanning lotions. 25% of total rental fee is payable on booking. The remaining 75% to be paid eight weeks prior to the start of the holiday, plus damage deposit of £250, which will be refunded in full one week after the holiday, providing there is no damage. Your rental is inclusive of all utilities. Special rates are available for long lets. We will consider shorter term lets at published tariffs when available, or rate per person for low occupancy in low season. Discounts may be available for multiple weeks, early bookings, repeat bookings or if you are paying in euros. Please ask. AVAILABLE FOR WINTER LET OCT-MAY 950 EUROS PER MONTH (EXCLUDING BILLS).

The pool will be open from June to September. It will be cleaned weekly. There is an indoor swimming pool at Cap de Nac, 10 minutes drive from the house. There is also a lido in Figeac, which is open during the summer months. There is kayaking, just 5 minutes walk along the river.

| Notes: | The pool is 10m x 5 and will be open from June to September. It has a safety cover. You can swim in the river further up stream when the river is low - although usual common sense and caution should apply. If you swim, you do so at your own risk. There is also a lido in nearby Figeac which is open in summer and an outdoor public pool in nearby Decazeville. There is an indoor public pool in Capdenac. The property is on two levels with most of the living area on the first floor, therefore anyone who is confined to a wheel chair with no mobility would not be able to access it, however, my father who is elderly and disabled (and does use a wheelchair, but is not confined to it) manages to climb the stairs and enjoys relaxing on the balcony and walking around the grounds. The washing machine and dryer are downstairs. The washing machine is in the laundry room, the dryer is in the garage. Both are easily accessible. There is a very nice children's play area in the village square. |
Travel
The house can be reached from Rodez airport in 40 minutes or Limoges or Bergerac or Clermont Ferrand or Toulouse (about 2 hours). All are serviced by low cost airlines from the UK (Ryan Air, Flybe, Easyjet). You can drive from St Malo or Le Havre Ferry Ports in just under 8 hours, from Santander in under 7. The drive from Calais is longer. Aveyron benefits from good road transport links such as the A75 (Paris/Clermont Ferrand/ Beziers link) and the RN 88 (Toulouse/Lyon link).The train station is in Capdenac, about a 10 minute taxi ride from the property. You can get the train from Toulouse or Paris to Capdenac. see website, please ask us for details. There are lots of very beautiful villages within a relatively short distance - Conques, Estaing, Najac, Rocamodour, and Belcastle. Please note: you need to carry safety equipment if driving in France (triangle, vests, first aid kit etc)
Information about the region
This is a really good location for walking, cycling, riding, or just relaxing. The Parc Animalier near Rodez offers the chance to see wolves, wild boar and deer in their natural surroundings. The local rivers provide safe swimming for all the family, or, for those who prefer to stay dry, canoeing and fishing. You can fish for predatory fish, course fish or carp in numerous lakes or fast or slow flowing rivers. The neighbouring medieval bastide towns of Sauveterre Rouergue, Villefranche de Rouergue Conques and Belcastel and the spectacular fortress of Najac are fascinating to explore, as are the profusion of local markets and brocantes. There are world-class restaurants within easy reach at Belcastel, Laguiole and Sauveterre de Rouergue as well as many delightful, unpretentious small restaurants and cafes scattered throughout the area. There is a very nice restaurant with good wholesome country cooking served up in eye popping quantities just a short drive from the house.
Other activities (Golf and Ski-ing)
For the winter visitor, the Aubrac is accessible with excellent cross-country ski-trails and affordable family downhill runs. There are excellent facilities for children. Golf du Grand Rodez offers wonderful panoramic views of the surrounding countryside around Rodez. A course of some 5,536 m, for a par 70, the technical 18 hole course will enable beginners and experienced golfers alike to express their passion and talents on the excellent fairways and greens. There is a 9 hole course (par 34, 2 564m) at Mezeyrac on the limit of the Aubrac plateau, just 10 minutes from Laguiole, which is mapped out between mountain torrents and ancient oak trees. There is a another 9 hole course near the village of Aubrac (par 33) with a driving range and putting green set in a 20 ha park.

A lovely house in a delightful setting. We had a wonderfully relaxing holiday. The neighbours are charming and helpful. We had fresh figs in abundance every morning for breakfast from the tree in the garden and walnut and apple tart, freshly made from apples and walnuts from the garden (September). Canoeing down the river was incredibly relaxing and we saw kingfishers darting in and out of the trees.
