Duplex apartment facing south-west, with panoramic sea view situated in well-maintained residence (access by digital code or key) with caretaker, large private garden, lift and cycle/windsurf store. Access to flat on 4th floor with spacious living/dining area opening onto balcony facing beach (equipped with table, chairs and awning) and separate kitchen. Downstairs to 3rd floor: 2 double bedrooms and 1 twin-bedded, (2 bedrooms give onto second balcony also facing sea, 3rd looks over trees at back of building), bathroom and separate lavatory. The flat is owners' personal holiday home and is not therefore furnished solely for third party use. A particularly important detail: The Albatros residence is the only building along a 3 kilometres beach !!

Saint-Georges is a pleasant small holiday resort attractively laid out with extensive floral displays and. Situated beside a large sheltered bay and a pine forest at the mouth of the river Gironde, the village is just south of Royan. The residence stands in its own grounds which give directly onto the beach and the sea and the town centre is 5 minutes' walk away. A car is therefore not necessary for shopping. There is a large sandy beach with safe bathing and activities for children. Royan, 5 minutes' drive away and also connected by bus, is the local centre, with a good selection of shops and a superb market, a large marina and activities for all ages. La Rochelle and Bordeaux are about an hour's drive away. The Bordeaux vineyards are within easy reach as is the Dordogne area. Charente is known for seafood, Cognac and Pineau. Details of interesting chateaux, Romanesque churches and old fortified towns to visit are in the flat, together with the addresses of good local restaurant

Notes:

The flat is on 2 floors (3rd & 4th of the building) with the bedrooms, bathroom and toilet on the lower floor and the living area, kitchen and entrance on the upper floor. There is a spacious balcony on each floor, both giving onto the sea. Two of the bedrooms open onto the lower balcony. The third looks out over trees towards the village centre. The building which has an inter-phone and 2 lifts stands in its own private grounds giving onto the sea. A key or the use of a digital code is necessary to enter the building which is well maintained by the managing agents and the caretaker. The flat has no garage but parking is easy. In addition, it is often possible to organise the short term rental of a garage at an additional cost. BEDLINEN CAN BE PROVIDED AT A PRICE OF £15 PER BED END OF STAY CLEANING IS INCLUDED IN THE RENT !!!!!!! THE APARTMENT IS NON-SMOKING !!!!!! N.B. : WE REGULARLY USE THE FLAT OURSELVES AND IT IS THEREFORE COMFORTABLE AND NOT KEPT PURELY FOR RENTA

SEA-WATER SPA TREATMENT IS AVAILABLE ALL YEAR IN ROYAN AT THE WELL-KNOWN 'THALAZUR' CENTRE (A BROCHURE CAN BE SENT, IF REQUIRED). ST GEORGES DE DIDONNE HAS BEEN AWARDED A 'PAVILLON BLEU' (BLUE FLAG) FOR 2008 : THIS DEMONSTRATES THAT THE BEACH IS CLEAN AND THAT THE SEA WATER IS UNPOLLUTED. Some lines from the 'Pavillon Bleu' organisation : 'In the North of the town, at the point of Valli?res the nice harbour of Saint-Georges de Didonne is a haven of a peace with its overhanging lighthouse, it's the perfect place to sit in the shade of a green oak to gaze at the wide 4 km long beach and the forest of Suzac. Harmoniously, the forest gives way to the houses built under the trees. At least, you'll be enthralled by the majestic point of Suzac located at the South of the town. It's the beginning of the largest European Estuary, the Estuary of Gironde.'

The flat is very pleasant and confortable and the view from the balcony is great. Getting up in the morning and having our breakfast on the sea front was so relaxing and well worth the experience. The beach opposite the flat is very nice and everything is right on your doorstep, you don't need your car. I have found the place ideal when you have a family. There are always activities for children. The flat is also very clean and well decorated. We would love to come back in the future. Thank you to the landlord who has always been helpful. 'We had a very enjoyable week exploring the area and having a secret desire to give up law to be a chef, I was particularly impressed by the excellent produce on offer at the covered food market at Royan. Our only complaint is that we had to return to work after such a short break. We really enjoyed a very pleasant break at your apartment'.
