The villa offers exclusive and very private accommodation for rental in a truly magical, unspoilt, undiscovered area of Italy. The villa has a fabulous 52 ft private swimming pool with diving board. Villa Marziali, built at the turn of the century, has been fully refurbished to the highest standard, combining elegance with modern facilities and fittings. The original wine making cantinas on the ground floor, with brick vaulted arches, have been converted to living space leading out to the south facing terrace. From here, steps lead to the private swimming pool terrace with vines, fruit and figs, truly stunning views & garden furniture for all guests. The villa is a haven of peace and tranquility in an area often described as Italy's best kept secret. It is just as suitable for 2 as 12, a romantic hideaway or a perfect setting for family holidays or groups of friends.

Villa Marziali is just a kilometre from the beautiful village of Montefalcone Appenino, a minute by car or several on foot by medieval strada with stunning views as far as the sea. The nearest town, Comunanza is 10 mins. Macerata, with its open air opera festival in July & August is just over an hour's drive and the historic small city of Ascoli Piceno (40 miins) is a treasure for lovers of art and culture. This is ideal country for walkers, from the terrace of the villa you can see three major gorges to explore in the Sibillini; you can climb up to Lago Pilato and there are mountain rifugi for serious walkers. The beach is 35 mins away - children can play on the beach literally in front of your table at the many excellent seafood restaurants. There are tennis courts in the village and a choice of horse riding nearby. A charming feature of this area is that each tiny village, town or city has a festa at some stage throughout the summer so you will always find something going on.

    Rates shown are per week, first night Saturday, last night Friday. Arrival Saturday afternoon, departure Saturday morning. At certain times, the changeover date can be flexible so it is always worth enquiring.

    For all bookings a 25% deposit is required to secure the booking. We also require a damage deposit of £500 which is refundable, subject to there being no damage, within 21 days of the end of your holiday.
    The balance of your rental is payable 8 weeks before your holiday start date.
  • The nearest airport is Ancona, to which Ryanair fly daily from Stansted all year round.
    From Ancona airport it is an hour and a quarter to Villa Marziali. There are also flights from Stansted to Pescara, about an hour and a half away.
    Ryanair also fly Monday & Friday May to September from East Midlands to Rimini, from which Villa Marziali is a very easy two hour drive.
    Easyjet fly from several regional airports to Rome.
    Car hire is virtually essential in our opinion.
  • Cooking can be arranged by special agreement.
    A deposit of 25% must be sent with booking. The balance is payable 8 weeks prior to holiday. Final cleaning costs are included in the price. Travel insurance can be arranged.

  • Bathrooms have good quality separate shower enclosures with doors and all are fully tiled and fitted with high quality sanitary ware. Bathroom 1, ens-suite to the main bedroom, has a bath with hand held shower as well as an independent shower which does not have an enclosure, making it suitable for those who may need to sit. All have lavatory, wash basin and shower. The en-suite for the main bedroom also has a bath as does bathroom 4 on the second floor. The baths have a hand held shower, in addition to the independent shower cubicle. Bathrooms 3 and 4 serve the bedrooms on the second floor. Bathroom 4 has a bath as well as a separate shower enclosure. Bedroom 4 also has a hand basin. The cloakroom downstairs has a shower and so is a useful extra facility when needed.

  • All rooms are authentically furnished, five have generous matrimoniale double beds and one has two standard size single beds. Eccentrically bedroom 2, which is particularly spacious, contains a piano which is why we confusingly call it the music room. All rooms have inside and external shutters to keep cool during the day and electric fan as well as traditional fitted mosquito screens. The main bedroom and the Music Room , which are the two largest rooms,(both en-suite) are situated on the first floor and there is a small ante room between them which makes them completely private from each other. It is an area where a cot could be placed if required. The remaining four bedrooms are on the second floor.. We recognize that parties with children may need extra flexibility and we can provide two extra single mattresses to enable room sharing but occupancy may not exceed 12. If more precise information on sleeping arrangements is required, please ask a question or ring to discuss.

Notes: Villa Marziali is well equipped for both indoor and outdoor living. In summer, with the stunning views it is the 52ft pool and its terraces which become the focal point of the day. This pool is one of the largest in the area with a deep end for serious swimmers and a shallow end entered by built in steps. There are good quality sunbeds for all with ample shade from the vine clad gazebo. A full suite of Iroko dining furniture for 12 and a large Weber barbecue are available on the upper terrace. Lawned gardens to east and west provide tranquillity as well as play areas. The small orto usually has something growing - guests may pick fresh salad or tomatoes according to the season. The kitchen is well equipped and designed not to exclude the cook(s) with double doors opening directly onto the terrace. There is a large fridge and smaller one for drinks. There is TV, DVD, CD player, two pianos and two mountain bikes. The house is moderately wheelchair friendly, please ring to discuss.

Stunning position, panoramic views, privacy: Stunning is an overused word, but the views from here defy both photography and description. Truly panoramic views take in the village of Montefalcone to the east, to the peak of Gran Sasso, often sowcapped, an incredible 56 kms on the far horizon, round to the skiable slopes of Sassotetto in the west. The mountains change colour throughout the day and are fascinating in all weathers and seasons. By night the lights from each tiny village are complemented by the twinkling of the stars in the amazingly clear night skies. The villa is set in mature gardens, offering peace and tranquillity for guests. The 16x8m swimming pool is a main focus for holidays with its generous vine-clad gazebo and sunbeds for every guest. The upper terrace has iroko dining furniture for 12 and a large Weber barbecue and it is from here that you enjoy the widest views of the distant mountains. Beyond the garden, we also own two small fields and some woodland, so a gentle stroll is always in prospect...

A wealth of art, music & historic places to visit: Le Marche is unspoilt and the provincial capital Ascoli Piceno is worth a visit at any time of year. The beautiful main piazza is paved in luminous travertine marble and home to the famous Art Noveau Cafe Meletti. The 14th century Venetian artist Carlo Crivelli spent most of his life here and you can create your own Crivelli trail visiting his masterpieces, several are still in their original location whether in humble parish churches as at Monte San Martino, or in the cathedral at Ascoli. Macerata has an open air international opera festival in July & August. On offer in 2009 are Madam Butterfly, La Traviata and Don Giovanni(ask for details). This tranquil inland rural area is almost tourist free with scenes of country life that could be taken from a medieval tapestry and throughout summer each beautiful hilltop village has its own 'festa' which celebrates local produce, often with fireworks. Restaurants offer authentic and inexpensive Marchegianian fare.

Recreational activities for all abilities : From the south facing terrace of Vlla Marziali you can clearly see three distinct gorges offering walks for all abilities, all within half an hour's drive. All ages can walk through the Gola d'Infernaccio and if you then climb up the wooded spur you might easily meet the hermit monk who lives there in the church he has built! Serious walkers may wish to visit Lago di Pilate (Pontius Pilate's lake) populated by an ancient type of fish who turn the water red once a year. Keen walkers can sit on the terrace with maps and binoculars and plan the next day's walk. Try Stanfords for a map of Monte Sibillini (Edizioni Multigraphic, Firenze). Just by walking out of the main gate you can take in the beautiful landscape. There are tennis courts in the village and a professional speaks some English in nearby Comunanza. At Montellparo both tennis and riding are available. There is a riding school 15mins drive from the villa. Two mountain bikes are available for those undaunted by the hills!

11 of us ,adults and children had a fantastic holiday-great house full of character ,peace and space.Environs just right for feeling in rural italy with access to beach and mountains as well as a variety of local towns.pool was great with diving board and what a veiw! Use of the fresh lovely garden produce was an unexpected boon. i couldn't recommend the villa highly enough.

I know how much people enjoy cooking and eating there and everyone seems to comment on the vegetable garden which makes all the hard work worthwhile! When people come and appreciate it all so much it really takes away any qualms that an owner may have about sharing such a special and private place, so I would also like to thank you for being such delightful guests.

Just a few superlatives!

Villa Marziala was the best we've ever rented - not only is it a fabulous building, with an extraordinary pool, in a superb location with amazing views, but it was very helpfully stocked with all the essentials we needed to immediately begin our holiday, from the mundane (toilet rolls, bin bags etc), to the delicious (tomatoes, aubergines, grapes, figs... which we picked ourselves from the garden), as well as many food basics in the larder and fridge and not forgetting the very much appreciated thoughtfulness of chilled Prosecco and white wine, red wine and biscuits!

The villa and its location are truly magical!

A perfect stay.

We, 6 adults + 4 teenagers, spent a glorious 2 weeks at Villa Marzialli in July 08. With 6 avid and passionate cooks in the group plus surprisingly enthusiastic teenage boys, we shopped locally and dined splendidly. From terrace table to pool and back again it was hard to drag ourselves away to visit the local sights.Villa Marzialli has been lovingly and sensitively restored. We loved the cool staircases and characterful bedrooms. The beautiful garden yields luscious figs, sweet tomatoes and aromatic herbs. But it was the pool that won us all over, deep enough to dive into, long enough to drift-away the hours and the view. We will be back.

A beautiful well-maintained house with owners that really care. Enjoy stunning views, comfortable rooms and everything to make a holiday perfect from beginning to end. Close to Communanza with its wonderful Saturday market, easy walking distance to Montefalcone Appenino for fresh bread and a local bar, and near to good restaurants that serve delicious food and are excellent value for money.
