This beautiful, spacious one bedroom apartment (6th floor with lift) is owned by a Scottish-Italian family who take pride in making it a warm home from home. It is located in one of the BEST connected areas of Rome, Appio-San Giovanni, close to the Old Appian Way archaeological site with its ruins and catacombs. With the subway station just outside the front door, travelling around Rome is incredibly easy. Treat yourselves to a romantic break - come and see the Eternal City and be sure you'll have a comfortable place to come back to at night. You won't regret it! The apartment features: bedroom with king size bed, fold-up bed suitable for a child, dressing table, wardrobe; large living room with 2 settees (one of which a queen size bed settee), dining table; fully equipped kitchen; bathroom with bath/shower over; hall with extra wardrobe; balcony where you can relax after a busy day sightseeing.

One of the main assets of the property is that it is right at an A-line Metro stop (Colli Albani). The A-line Metro was built to connect all the main tourist attractions, from the Old Appian Way to the Vatican so our apartment combines the advantages of a convenient price with easy access to the historical centre. All the major sights can be reached in a few minutes. Buses also widely available. Supermarket opposite and a great mix of shops, banks, internet cafés, restaurants, pubs, pizzerias all in close proximity. The adjacent Via Appia Nuova is one of Rome's best shopping areas. Guarded garage nearby, on street parking for those of you who plan to hire a car.

Notes to the rental rates

The above rates are for two persons. For each additional person: + 15 euros daily and + 75 euros weekly.

Bookings can start on any day. Short stays possible from 3 days. 25% deposit to be paid on booking either by Paypal or bank transfer. This is not refundable, but in case of cancellation at least three weeks before arrival date we can issue a coupon to be used at a future date. In case the apartment becomes unavailable due to reasons beyond our control, the amount paid will be fully reimbursed. Other expenses will not be reimbursed.
Breakage deposit to be paid on arrival, refundable in full on departure provided that everything is in order. Rental rates depend on the number of persons. Rental rates include electricity (in winter), gas, heating, bed linen/towels (one set per person) and final cleaning. Changeover cleaning only. In summer months, (when air conditioning is used) electricity will be charged on consumption (0.25 euros/kWh). Discounts depending upon length of stay. Check out: 8 -11 a.m. Check in: 2 - 6 p.m., although we try to be flexible.

How to reach us
FROM FIUMICINO AIRPORT. Take the Fara Sabina train and get off at the Stazione Tuscolana (tickets cost 5 euros; children under 12 don’t pay; trains leave every 15 min. except in July-Aug: every 30 min.). Outside the Tuscolana station, turn left and walk down to the traffic lights, then up Via Gela to the Pontelungo subway station (not even a five minutes walk). Take the subway (Direzione Anagnina) to the Colli Albani station. The flat is right there. FROM CIAMPINO AIRPORT. Take the Co.tral bus to the Anagnina (tickets cost 1 euro). At the Anagnina take the subway to the Colli Albani station.

Well-maintained historic course, planted in the middle of exceptional surroundings, with views of the Claudian aqueduct and the Old Appian Way. Holes: 18. Via Appia Nuova 716/a - Roma. Tel. 067803407. Closed on Mondays.Cost: 65 euros weekday - 90 euros Sunday or holiday. Buses 664 (Cosoleto) - 5 stops - runs every 12 min. or 660 (Cecilia Metella) runs every 30 min. Get off at Appia/Arco di Travertino. HORSE RIDING: a) Centro Ippico dell'Almone, Via dell'Acqua Santa, 8 - Roma; Tel/fax. 06 787265.Bus 664. Get off at Monte Albino. My family of 5 fit so nicely in this clean, well-kept flat. It has a great location to a grocery, bakery, metro, bus lines, and restaurants. Secure building that made us feel very safe and the owner was wonderful to work with. She had information about the area and how to get to all the sight-seeing places in a handy folder. We're from the USA and did alot of home-work before traveling. I'm happy to say that I'd recommend this property to anyone. It was superb and the owner was wonderful.
