Palazzo Forani is an impressive 16th Century villa with a 13th Century tower, one of only five remaining of the fortifications of the medieval stone village Casperia, perched on a hilltop in the beautiful Sabina hills just 45 minutes from Rome. The property consists in extensive accommodation for 11 people with a communal kitchen in the Granary and 4/5 people with kitchen facilities in the Torrione, a large courtyard, marvellous gardens and breathtaking views. The restoration of both villa and Torrione is to the highest quality and the atmosphere of long past times is preserved in every nook. Originally bought by the Maldura family in Napoleonic times, it was inherited by the Forani barons who have left furnishings & layout almost as they were for centuries. Newly installed bathrooms and central heating being the only exceptions! Casperia is a wonderful stone village, entirely pedestrianised with its narrow, winding stone paved streets & unexpected and amazing views between the houses.

The Granary was originally the east wing of Palazzo Forani - whose entrance boasts 2 marvellous stone bears in homage to the renowned Roman Orsini family - and housed the grain and stores for the household. The ground floor now presents an entrance hall, kitchen with open fireplace, 2 small sitting rooms, one with fireplace, a twin bedded room with private bathroom, a double bedded room with connecting large single bedded room and shared bathroom. The ancient brick staircase leads to the first floor where there is a large drawing room with an enormous fireplace and views of the 'Corso', the paved narrow main street which circles the village. The drawing room leads to 2 double bedded rooms both with a 3rd bed and views of the Sabina hills and valleys. A large bathroom is shared by these 2 rooms. The kitchen can seat 12 people while the blackened hearth is cooking your aromatic dinner! Though the ancient atmosphere remains, the kitchen is newly installed with all modern appliances.

The fortified medieval village of Casperia is situated in the Sabina hills in the Province of Rieti. Surrounded by dramatic mountains & deep valleys, it commands a stunning view of the Appenines. Though officially founded in the 10th century, there are extensive Roman ruins in the area around the village. An hour's drive will take you to Orvieto or Spoleto and the nearby Marmore Waterfall (the highest in Europe) while Assisi is a 2 hour drive. Rome centrecity is a 40 min trainride (so no parking problems!)- station 8km from Casperia. A day spent at Tivoli exploring Villas Adriana and d'Este or the extraordinary Roman park attached to Villa Gregoriana with its cascades. Another day spent on Lakes Bracciano or Bolsena or Vico near the celebrated Villa Caprarola with its marvellous Italian gardens. 12km from Casperia you will find Farfa Abbey with its medieval cloisters. The area abounds in marvellous opportunities to enjoy nature at its best with mountain climbing, trekking and cycling

  • Rooms can be booked individually. Discounts are available for groups, long stays or last minute bookings.
    A 30% booking deposit is required with the balance 4 weeks before arrival date. All details on booking. Last minute bookings to be paid in cash.
    A winter heating supplement is required from Oct to April. Ask for details.
    There is a refundable damages payment of Euro 250.00 which you will receive on leaving if there is no damage of course!! This sum to be paid together with the balance 4 weeks before arrival.
    Marvelous home cooked Italian food available - delivered to you piping hot! Full celebratory dinners in the main salon with local cook (and wine!) can be organised.
    WEDDING SPECIAL OFFERS AVAILABLE - we handle small wedding parties up to 25 people with great pleasure! If your wedding party is bigger we can organise for them to stay in the village. a spectacular way to get married!
  • SPECIAL AUTUMN OFFER! LONG WEEKENDS OR FULL WEEKS ARE AVAILABLE AT EXCELLENT DISCOUNTS, FOR EXAMPLE 2 PEOPLE FOR 3 NIGHTS €200 OR FOR A FULL WEEK €380. THE ENTIRE PROPERTY (SLEEPING A TOTAL OF 16 PEOPLE) CAN BE RENTED FOR A FULL WEEK IN THIS PERIOD FOR €1,500.

Casperia and the surrounding area boast numerous festivals and village fetes during the year. In August, it's the Stringozzi fete, a marvellous homemade pasta dish that is the centre of this delightful festival. In September, the Festa di S.Maria with dancing and naturally food and wine (no festival is without these necessary staples!) and in October it's the Polenta and Castagne fete. June sees the Irish festival and countless are the celebrations in July just because it's summer! Ask us for information if you'd like your holiday to coincide with one of these charming occasions.

Stayed here with a group of friends, we all had an excellent time at the village and in rome (which was easy enough to get to by train). The house was really lovely and spacious and plenty big enough for us all.

Beware of Bugs!

The agent and housekeeper are very nice. The place shows much better on the web than in real life. The worst of our stay was an attack of mites. My wife and I are both experienced in the outdoors...and this was far from a small issue. According to doctors and our common sense, it was most likely contracted at Palazzo Forani. Of course, the owners deny any possibility that it was contracted there. In any case...just be aware.
Owner's Response: we can only thank our guests of July for underlining the extreme care necessary when dealing with biting insects which naturally abound in the Italian summer (we could never deny their existance as it is part of life in Italy!). While we did advise them, as we do all our guests in summer, to keep the windows closed especially at night and to use anti-insect sprays, it appeared with hindsight that they, together with many foreign visitors to Italy and France, suffer from an allergy to insect bites. With the appropriate creams, the discomfort can be greatly reduced. Thanks to our July guests, we have prepared a memo on summer insect bites which will hopefully be of assistance. However, it would be of the greatest help to us to know IN TIME of any problems arising during guests' stay as it allows us to respond effectively. It is so distressing to learn of a complication afterwards when it is too late to assist people especially in cases where it is so easy to find a solution. To our relief, we were happy to welcome back S.R. and family the following week - this is their third summer stay with us without undue insect problems!
