Note: A booking can only be considered as a confirmed when deposit has been cleared. 1. Deposit 30% on booking (non refundable within 3 months of departure). 2. Balance 70% 60 days prior to departure. 3. A 10% administration charge will be applied to any cancellation from the time of booking up to 3 months prior to arrival. 4. A charge of €100 for cleaning will be made if premises are not left as found. 5. A refundable Security deposit of €300 in cash and held against any eventual charges for telephone calls, breakages or cleaning is payable on arrival. 6. Central heating is not included and will be charged based on consumption and payable on departure. Central heating period usually runs from October to April. 6.

| Notes: | The property is fitted with solar panels to supply hot water and during July & August excess heat is transferred to the pool to increase water temperature. Young children must be supervised at all times when on the property especially on stairs, balconies and around splash pool/BBQ area as these areas are NOT childproof. The owner will not accept responsibility for accidents or loss of personal property. The lower ground floor, separate entrance, is occupied by the owner to provide assistance to guests during their stay, maintain the pool and garden and carry out emergency repairs to the property. A 'Welcome Pack' consisting of tea, coffee and breakfast snacks is provided for all guests on arrival. The splash pool is prepared for July & August months, availability in June and September is subject to weather conditions as we are 600m a.s.l. |

Agri-Tourism
The Castelli Romani area is renowned for equestrian centres (The National Equestrian Centre is just a short drive from the villa). Even if you have never mounted a horse, there are many stables willing to take you for a ride in the surrounding woodland on their tamest mares in absolute safety. You can even venture out on a moonlight ride in the forest. Recommended for romantics. Visit one of the many Vineyards of the area and enjoy a buffet lunch, or dinner with local entertainment. Do you enjoy bird-watching then there is no need to travel any further than our garden where you can find some 36 species nesting or passing through or taking a dip in the splash pool in the afternoon. Bat watchers will also find a number of varieties in the area as evening falls.

The card (actually called ‘The Roma Caput Mundi Itinere Golf Card’) comes with full details of directions and descriptions of each golf course, costs about 180 Euros and is valid for one person only. We stayed at Kenya Lodge in the last 2 weeks of August 2007. This is a beautiful house with lots of space and and large well kept garden. The pool was always immaculately clean.
Any concerns that we may have had knowing that the owners, Anne and Paolo were living in the flat below were completely dispelled when we met them. The villa is pleasantly set in a quiet residential area. There are several restaurants close by, we particularly liked 'the garage' as it is known. Within easy reach of the villa were Frascati and Castello Gandolfo. We also visited Pompeii, Anzio, Monte Casino and Nettuno.
Paolo's magnificent knowledge of Rome and history in general made our two trips by train with him to Rome completely amazing, we would never have seen and learned about the places we saw from a tour guide.
We would recommend using the trains, cheap and efficient, also taxis in Rome are reasonably priced.
A real bonus was being able to use the fresh and tasty produce including tomatoes and herbs from Paolo and Anne's garden.
We had a fabulous holiday. Thank you Anne and Paolo, don't change a thing.
