“Kenya Lodge” is situated in the sunny valley below the historic panoramic hillside town of Rocca Priora, the highest in the Castelli Romani Park; it is an ideal countryside retreat after a long day of sightseeing or shopping in the Eternal City of Rome. The lodge is within walking or short drive distance of shops, trattorias, pizzerias and gourmet restaurants offering a wide variety of local produce and wine. Gastronomic tours to the Castelli Romani towns of Frascati, Aricca, Grottaferrata, MonteComprati, each having its own specialty to tempt your taste buds can be arranged. The villa, dormer style, is furnished to high standard with contemporary and antique furniture. The spacious terrace overlooks colourful landscaped gardens, splash pool, BBQ and orchard.   • Discount of 10% April, May, September for max of 4 guests (2 Bedroom occupancy)
    Note: A booking can only be considered as a confirmed when deposit has been cleared.
    1. Deposit 30% on booking (non refundable within 3 months of departure).
    2. Balance 70% 60 days prior to departure.
    3. A 10% administration charge will be applied to any cancellation from the time of booking up to 3 months prior to arrival.
    4. A charge of €100 for cleaning will be made if premises are not left as found.
    5. A refundable Security deposit of €300 in cash and held against any eventual charges for mobile phone calls, breakages or cleaning is payable on arrival.
    6. Central heating is not included and will be charged based on consumption and payable on departure. Central heating period usually runs from October 15 to April 15
    7. For 4/5 night stays arrivals on Monday after 4.0pm with departures Friday/Saturday by 9.00 am. Rates for 4/5 nights are calculated in proportion to 7 nights stay + 10%

    Late departures/early arrivals will incur a surcharge of Euro 15 per hour and must be agreed at the time of booking.

  • The bedroom accommodation is located on two floors. The first/dormer floor has a master bedroom with a large double and a single bed (available for twin-bedded accommodation only), the second bedroom has a double bed and a baby cot (can be moved if needed). The family bathroom has a double wash-hand basin mirrored unit and jacuzzi bath/shower with bidet and w/c. The upper ground floor houses the third double bed bedroom with TV and has an adjoining bathroom with bath/shower, wash-handbasin, w/c, and toilet, ideal for the more senior members of the family. The entrance to the villa is via a small staircase via the front or rear of the property.

Notes: The property is fitted with solar panels to supply hot water and during July & August excess heat is transferred to the pool to increase water temperature. Children must be supervised at all times when on the property especially on stairs, balconies and around splash pool/BBQ area as these areas are NOT childproof. The preferred age group of children at the property is above 12 years. The owner will not accept responsibility for accidents or loss of personal property. The lower ground floor, separate entrance, is occupied by the owner to provide assistance to guests during their stay, maintain the pool and garden and carry out emergency repairs to the property. A 'Welcome Pack' consisting of tea, coffee and breakfast snacks is provided for all guests on arrival. The splash pool (6.40m x 4.80m x 1.20m) is prepared for July & August months, availability in June and September is subject to weather conditions as we are 600m (approx 2000ft) above sea level.

Agri-Tourism : The Castelli Romani area is renowned for equestrian centres (The National Equestrian Centre is just a short drive from the villa). Even if you have never mounted a horse, there are stables willing to take you for a ride in the surrounding woodland or in their paddocks. You can even venture out on a moonlight ride in the forest. Recommended for romantics. Visit one of the many Vineyards of the area and enjoy a buffet lunch, or dinner with local entertainment. Do you enjoy bird-watching then there is no need to travel any further than our garden where you can find some 36 species nesting or passing through or taking a dip in the splash pool in the afternoon. Bat watchers will also find a number of varieties in the area as evening falls.

Our stay at Kenya Lodge was made special by having excellent hosts and an ideal location. Paolo and Ann were very informative about the places to visit and had endless knowledge of the history relating to them. We felt totally relaxed in and around the house with the added bonus of being able to pick fruit and vegetables from the garden.

We got to know Paolo and Ann very well and enjoyed their company culminating with a bar b q and watching shooting stars whilst enjoying locally produced wine.

We would recommend this villa for its location, amenities and discretionary hosts.
Owner's Response: We welcome guests who are open to experiencing living "Italian" style when staying at Kenya Lodge whether it be BBQ-ing or watching shooting stars in August at San Lorenzo. Our knowledge of the Castelli Romani area and Rome both historical and cultural, we hope, helps our guests enjoy their holiday with us allowing them to return home with a deeper understanding of Italy and the desire to return again soon to discover even more of the country.

A week in the Castelli Romani

Kenya Lodge is an elegantly-designed house equipped with all that was needed for a comfortable stay in an agreeable part of Italy. Ann and Paolo were friendly and solicitous hosts, and were always on hand to offer guidance and suggestions. Lunch at the nearby Villa Grazioli was the best of the decade.

A fantastic holiday in a beautiful location

We had a fantastic two week holiday at Kenya Lodge. The villa was absolutely beautiful – spotlessly clean, well equipped and obviously very well cared for. The garden and pool exceeded our expectations, and gave us a much needed retreat from the heat and bustle of Rome. Paolo and Anna could not have been kinder, but were never intrusive. They gave us invaluable local knowledge, and we saw many things that we would otherwise have missed, including ‘snow’ in July (courtesy of a local festival at Rocca Priora). Our teenage children loved every minute of the holiday, and we were all genuinely sad to leave. Thank you Anna and Paolo – we really hope to return one day.
Owner's Response: We aim to offer all our guests a holiday to remember living "italian" style by introducing them to local food, customs, festivals and shopping as well as offering advice on visiting the traditional tourist hot spots in Rome centre.

A lovely week in Kenya Lodge.
We arrived saturday and was greated by Ann, she took us on a small tour in Rocca Priora showing us where the supermarket was and other stores we might need to visit.
We felt very welcome and Ann and Paolo were ready to give advice and suggestions if we asked for it.
A lovely house, totaly in order, have traveled in Italy for more than 20 years, have never experienced anything so tidy.
Great possibilities for excursions in the area a lot of exiting sights within 50 km. range.

Beautiful summer residence

We are a family of 6 adults who stayed one week in Kenya lodge in the summer of 2009, and we enjoyed it very much.
It is close to Rome, and for example Pompeii is reachable for a day-trip. The house was beautiful and the big garden and terrace perfect for being outside in the nice weather at all times. The house lived up to the description in all respects,and the owner provided very good service - there was a welcoming basket, and we were taken to the little village where the owner showed us where the various shops etc. was, and we received fruit and vegetables from the garden. We also enjoyed the pool, although it is a bit small and not so deep, but we got refreshed, and it would be perfect for smaller children also. The owner was very helpful if we needed help to chose places to see or eat, and the pool and garden was cleaned each morning. We would certainly like to come back to Kenya Lodge sometime!
