Rome holiday villa

We had a really enjoyable stay in this house. The owners (Roberto and Maria) made us very welcome. It is clearly the house they usually live in, so had every facility we needed.
Roberto was great. On our arrival we were welcomed with fresh watermelon, cakes and drinks. We had easy access to Roberto when we needed help - he made great efforts to speak English but we should have known some Italian!
The kitchen had a gas hob and electric oven; good sized fridge and freezer. All the utensils you could need as well.
The house has two double bedrooms downstairs - with room for two more on a sofa bed in the living area. There was a bathroom downstairs with a shower. The main living area has a large dining table/chairs.
Upstairs was a bedroom with a double and single bed - with ensuite bath/shower and toilet. We would have liked king size beds - but double size was fine.
To access upstairs you go via a spiral staircase.
TVs with access to sky were provided on both floors - and there was a computer linked to the internet.
Outside we had a barbecue and covered dining area where we sat each evening playing family games and drinking good wine/beer.
The local take away pizza parlour looked great - but was shut on Tuesdays (the day we wanted it!). Instead we went to the restaurant next door. The food was great, but 20 Euros a head for a two course meal with some drinks may be too much for some.
Food shopping was mainly in medium sized stores. We used 'Todis' as this was recommended and had most things we needed. The bakers next door had fabulous bread and take away pizza.
The local beaches were mainly private and quite expensive to get in (around 8 Euros per person per day) but if you looked carefully you could find free public beaches.
The best beach was where Roberto works - Paradise Beach about 15 minutes drive. Incredibly busy at weekends but easy to park at during the week with cafe/bars, toilets (take your own loo roll) and showers - and excellent views of the Presidents private beach with armed security guards! Being with Roberto meant we were supplied with free sunloungers and beach umbrellas.
We went into Rome twice. It took about 1 hr 10 minutes to get to the Colosseum (door to door) - longer to the Vatican. You have to drive to the local train station and travel in from there. If you were lucky you got an air conditioned train.
Travel on the Rome trains/metro/buses was easy and cost 4 Euros per person for a day travel card.
