VILLA MARIA - 3 bedrooms, 2 bathrooms, sleeps 5

The Villa is composed of two totally independent parts with their own staircases, their own entrances and their own gardens. On the second picture you see the part of the Villa Maria that you can rent. It has a garden with a wine-yard, trees and a big furnished terrace. On the ground floor of the Villa there is a nice well-furnished sitting room with fireplace and satellite television. There is a small, well-equipped kitchen, which is connected with the sitting room by a suggestive arch. On the same floor there is a toilet. On the first floor there are two bedrooms, one double with a big balcony, one single and small. On the same floor there is a nice bathroom with toilet. On the second floor there is an equipped space for clothes washing and a small roof terrace with much privacy where you can sit and have a spectacular view on the mountains and Tivoli. In the basement there is a small third double bedroom. The villa is equipped with a central heating system and with AIR-CONDITIONING.

The Villa is located in a residential district, called Villa Adriana. Close to the villa you find a shopping centre and several restaurants. The distance to Rome is 25 km. and there is a frequent bus service as well as a train connection.

The ancient city of Tivoli you can reach in five minutes by bus. Tivoli is famous for the three 'Villa's, which are located on its territory.

Hadrian’s villa is a big park with many original Roman buildings, where this Roman emperor has lived.

The Villa D’Este was the residence of Cardinal D’Este, who was governor of Tivoli around 1550 when the Pope ruled a part of Italy.

The Villa Gregoriana is an ancient natural area with big waterfalls.

Close to your villa you will find famous and special swimming pools. There you will swim in sulphuric mineral water, that is renewed continuously. These swimming pools get their water from vulcanic wells with a permanent temperature of 23°. It is a cure for the skin, and it gives you a very pleasant feeling.

  • Final cleaning costs: Euro 48,--.
    Villa Maria can be rented also for less than one week; please ask our daily rates.
  • The rates are valid if only two persons are involved. If more than two persons participate, a weekly rate of Euro 60,-- for each extra person (above 2) will be charged.
  • From March 16 to October 31 natural gas, electricity and water are fully included in the price, if you don't make use of the air conditioning-system. If you intend to make use of the air conditioning-system 30 kilowatt of electricity are weekly included, while natural gas and water will remain entirely included. In this last case the electricity-consumption that exceeds the weekly quantity of 30 kilowatt will be paid extra according to the local tariff (1 kWh=€.0,75 ). Instead of this, it is also possible to pay a fixed daily rate for air conditioning (15 euros).
    From November 1 to March 15 natural gas and electricity will be charged according to the local tariffs (electricity: 1 kWh=€. 0,75; natural gas 1 cubic meter=€. 1,20 ), but water will be included in the price.
    The gas- and electricity-meters are always accessible during your stay, so that you will have full daily control on your consumption of natural gas and electricity.

Additional information: The bus stop to Rome is only five minutes walk away.

In Tivoli you will find, besides the famous 'Villa's', a suggestive historical centre with a Roman amphitheatre, a Vesta-temple, a middle aged castle and many other interesting buildings. It is one of the oldest bishop-seats of Italy and there is a nice ancient cathedral located on a suggestive small square.

In the surrounding mountains you can make wonderful walks, during which you can reach typical Italian mountain-villages, where you can rest in local coffee bars or ‘pizzeria’s’.

FROM OCTOBER TO JUNE THERE IS A PAINTING COURSE NEARBY OUR VILLA, and you can participate two times a week (10 metres from your villa).

Beautiful, quiet, rural surroundings

Everything is very functional and fitting the description. The top floor is spacious and has room for a whole family.
If there was a diswashingmachine, it would be rated "excellent"!
Very nice and helpful service from the owners. End of april is perfect for enjoying both countryside and cities (Tivoli with Villa Hadriana and Villa ´Este. You can leave the car at parking(only 1.5 Euro a day) at the end of the metro line if you want to go to Rome.

Villa Maria

My husband and I rented Villa Maria for January and February of 2009. It is a wonderful home, very well kept. The best part of this rental is the location: it is within very easy walking distance from a bus stop into Rome, two large grocery stores, banks, restaurants, etc., and there is a fabulous bakery just around the corner. The landlords are extremely helpful and friendly, and we became comfortable with them as well as their adult daughter, who was a joy.
The only drawbacks to this rental would be the smallest kitchen I have ever seen and the one bedroom in the basement, which in winter is very cold. Also, the washer (no dryer) is up two flights of stairs, so this would not be a good fit for a handicapped person.
I would recommend this rental enthusiastically and would, in fact, stay there again at any time. The price is right, the location is ideal, and the people are friendly.

Great holiday apartment!

Stayed here for a few days in April 2008. Excellent well appointed holiday apartment. Very spacious over 3 levels with a nice small roof top terrace as well. and with a space for parking.
It is a little way out from Rome but that did not worry us, infact I would rather stay here than in Rome itself.
There is a good supermarket a couple minutes walk away, and of course Hadrians Villa is a short drive down the road.
Our hosts had lots of local information on hand for us which was extremly useful. We really did enjoy our stay here.
Although I am writing this review in Dec 2010, we still have great fond memories of our stay here, as part of our 7 week Eurpoean trip.
I highly recommend this property.

Classical Rome break outside Rome close to Tivoli

A lovely house outside Rome close to the old town of Tivoli. Ideal to see Hadrian's Villa and the Villa d'Este and Villa Gregorian. A visit to them is uplifting and informative .

The town of Tivoli is a short bus drive away and there are nice walks with good views to see fromTivoli. We visited in Feburary so it was very cold. Some snow was falling. We took trips to Rome by bus which takes a long time as you have to change at a station Ponte Mammolo for the metro. We took two trips to Rome from Tivoli. The transport service is very good and efficient.
It might be better in Summer when you only want to be near Tivoli for a few days. The Van Hees family is very welcoming and do their best to sort out any difficulities.

Owner's Response: Here you see how the perception of our villa can be different from family to family. We remember Mr. Kevin and Mrs. Mary Kildare very well. They were wonderfull guests. Quite different from the previous family who put the review called "House in Tivoli". This family, who also during their stay behaved in a quite unreasonable way, must have a very bad memory. They write that the bar opposite our villa closes at 1.00 A.M., but this is not true. It is a very small and nice bar with only local customers and it closes at 10 P.M.; the owners of the bar are very friendly and educated people, and for Euro 1,30 you can sit there and have Italian breakfast. All our guests are happy with the presence of this bar for this reason, and the noise it makes is really limited. Further this family wrote that "the dogs in the next house bark at any given opportunity". Our friendly and educated neighbour, whose villa is at a distance of at least 20 metres from our villa has only one dog. Most of the time they simply keep this dog inside their house! To me this dog never barks. Moreover our gardens are seperated by high railings over which vegetation is growing. So you cannot even see the dog if it is in the garden of our neighbours.
Moreover the family who wrote the review "house in Tivoli" has a very bad memory regarding to our staircase. It is a very normal and nice marble staircase WITH handrail. This family wrote that "no handrail" is present on the staircase, but this is absotely NOT TRUE.
I really ask me what reason this family had for writing such an unfair review. Some people like to criticize and damage other people, also if there is no reason for it. I was very disappointed about their review, because they do not describe how things really are!
So I thank Mr. and Mrs. Kevin and Mary Kildare once more for their fair review.
