(5 acres) private garden with a lovely pool, the villa is a wonderful 280 sq. mt. freestanding 2 storey house, enjoying breathtaking views. Its stunning architecture, the wooden-beam ceiling 5 meters high and the huge glass windows facing the lake make it one-of-a-kind. Hand made mosaic floor, parquet, an enchanting mix of modern and antique furniture, oriental tiles and caring decoration touches result in surrounding you with beauty everywhere. The romantic shady patio by the pool house, facing the pool and the lake, is the perfect place for sunset aperitifs. This is a very privileged position, in a short distance from Rome and the seaside, in the middle of the Etruscan Region and its beautiful archaeological sites, at the crossroads between Lazio, Tuscany and Umbria and their artistic treasures.   • X-mas and Easter Holidays: €2200.
    50% to reserve - balance due 8 weeks prior to arrival.
    Rates include: 1 set of bed linen and 2 normal size towels per person - Villa, pool and garden cleaning prior to arrival. Electricity up to 14 KW/week- Gas up to 1 cubic meter/week. All taxes included. Prices apply to up to ten persons. Each additional person pays an extra 8% of above prices. Exceeding electricity and gas consumptions are payable upon departure and shall be withheld from the Refundable Breakage Deposit. Accessory costs: Final cleaning of villa and pool: 200 euros, for groups staying more than one week, a weekly pool and garden cleaning is mandatory and costs 80 euros. A refundable breakage deposit of 750 euros is also required to cover possible damages to the property and will be returned to guests seven days after departure by bank wire transfer. Please bring your own pool towels.
    Weekend tariff applies to Friday, Saturday and Sunday nights.

Wonderful views, the best in the area! Huge garden safe for children. Swimming in the pool and seeing the lake was really nice. The italian great weather completed this fantastic treat. The house is well equipped and furnished with good taste. Rome is in a reasonably short distance (30 min. if no traffic, but a lot more till 9.00 in the morning). Visiting the Eternal City was very exciting, but leaving Rome chaos after the visit was perfect.
Cons: nothing in walking distance, you really need a car for everything except jogging.
Pros: really secluded and surrounded by the green, and even though you need the car, everything is within few minutes drive.

Beautiful location, large grounds, stunning views and wonderful pool!
Really close to points of interest and a perfect getaway.The kids were very happy and my husband and I could enjoy our romantic moments too....what else to ask for ?! Giulia

lovely lake view, v.nice family restaurants in Trevignano nearby, easy for Rome. Large property, safe and extensive grounds, pool OK. Not inexpensive if you're just one family like us, but accommodates a larger number. Owner helpful and with superb English.
