Immersed in nature, our ivyclad cottage nestles high in a wooded hillside 2 km along a white road (not suitable for low slung cars) with panoramic mountain views. Whilst feeling remote, we are located only 30 minutes' drive from historic cultural Cortona. An integral part of the property, the flats may be booked in the following ways: the 'Cottage Flat with Studio' sleeps 2 couples or a family of 4/5; the 'Cottage Flat' by itself sleeps 1 couple (baby or dog no extra); and exceptionally the 'Studio' may be booked to sleep 1 person. With tiled floors and Tuscan beamed ceilings, the flats are exceptionally well equipped and artistically arranged. Guests enjoy two patios, generous outside spaces and unlimited use of our secluded, infinity family pool, a short stroll away. The hills all around us offer wonderful walking and mountain biking.

The Cottage Flat is a spacious unit with a pleasing double bedroom, generous lounge/kitchen/diner and bathroom, ideal for a couple of 2, on honeymoon or any other holiday. When rented in this way to one couple, no other bookings are accepted, affording peace and privacy to an unusual degree. Inside, character beamed ceilings, exposed stone and wood enhance the atmosphere. There is comfortable seating and a well equipped kitchenette, pine dining table etc. A modern woodstove provides additional warmth in winter. All windows have modern fly screens. Patios and viewing meadows are equipped with wooden furniture and benches for your comfort. A short stroll from the house, 150 metres along a grassy terrace, our secluded family 'infinity' pool with its saline water is equipped with further loungers, shades and pine-clad changing cabin. In a secluded and unspoilt location, 20 minutes' drive above and beyond the medieval hill town of Cortona in South East Tuscany, our tiny mountain hamlet perches on the side of a wooded Tiber tributary valley, with views across Umbria to the Apennines. Apart from historic Cortona, with its Renaissance treasures and imaginative Etruscan museum, tempting day trips by car include Assisi, Perugia, Siena, Gubbio and Arezzo ,while Rome and Florence lie under 2 hours away by fast train. Local wine, olive oil, pecorino cheese and wild boar sausage can be sampled in the trattorias or tasted at the cantinas of Montepulciano/Montalcino and in the many specialist outlets. Art afficionados will appreciate the proximity to works not found in the Uffizi, viewable in their original context, frescoes for example by Piero della Francesca. This area, crisscrossed by St Francis, boasts many sites dedicated to him and to Cortona's own saint, Margarita. Music, art and gastronomic festivals abound.

We cover it each night and uncover it in the morning to maintain an even temperature, and we keep the water scrupulously clean. A washing machine dedicated to guests is housed outside, available for use at a small charge of €5 per wash, with drying on our covered lines outside. Walking/Trekking: The Montagna Cortonese are an ideal area for walking and trekking. Criss-crossed by Roman roads, old mule tracks and modern long distance paths, a wide range of options are available to walkers of all levels. Around Lake Trasimene the walks are relatively level, while the nearby foothills offer many circular walks. Above Lake Trasimene walkers may trace the footsteps of Hannibal's soldiers as they ambushed the Roman legions. Longer distance walks - one from our front door to Cortona - take you over well marked paths. These climb to local summits and ascents/descents can be stiff; however the views are worth it! The more adventurous may wish to explore the many logging tracks and ruins that abound in the Tuscan hills. We have maps and books available for consultation, including a recent publication offering 18 circular walks on the Tuscan/Umbrian borders.

'We leave tomorrow and really don’t want to! We’ve had a fabulous week in your remarkable house. As many of your previous guests have commented, it is idyllic. The house itself is warm and cosy – the pool is heaven. Tempting though it has been to stay there all day, we “forced” ourselves away to visit some lovely towns and villages. We went to Gubbio today and would recommend it to future guests. Your hospitality and friendship have been very much appreciated. You are such good hosts and you have made us feel rather special; I am sure all your guests will have experienced the same. You’re so generous with your time and consideration. A week in the Tuscan hills

Both my husband and I enjoyed a perfect Honeymoon in the Cottage Flat at Ruffignano, Cortona. Both Kate and Andrew made every effort to make us feel welcome and where very accommodating friendly hosts. The residence itself is beautiful with every facility you could imagine. The grounds in which the property is set are picturesque and the privacy of the pool setting is idyllic. We couldn't have wished for a more perfect holiday and are very grateful to Kate and Andrew for their efforts. We'd highly recommend this peaceful haven to anyone lucky enough to venture to the Tuscan hills and hope to return again soon.

Paradise in Tuscany

My husband and I spent a week at Ruffignano's Cottage Flat last June. We had dreamed for years of visiting Tuscany and we cannot imagine that we could have had a better experience. We enthusiastically recommend this place to any of our friends who are looking for a place to land in that part of Italy for a little while.

Kate and Andrew, our hosts, were absolutely wonderful. They even helped us with the logistics of a rental car from a local agency, saving us quite a significant amount of money, and figured out how to get my email sent when I couldn't get it done via a local Internet cafe. They truly went out of their way to make our stay comfortable and enjoyable. Very friendly, gracious people.

We thoroughly enjoyed the cottage. It was spacious, impeccably clean, well stocked with kitchen equipment, cooking supplies, towels, books, etc. They also have put a great deal of care into a visitor's guide that we really used. The pool was wonderful -- over a little knoll and away from the house to ensure tranquility and privacy. We spent a whole day lounging there, enjoying the gorgeous views, the Tuscan sun, and a nice bottle of Italian wine. The grounds are gorgeous and extremely well maintained. We can't think of a thing to complain about:)

As for activities, we highly recommend:
- At least a day exploring Cortona. Don't skip the castle at the top of the hill.
- Driving the Chianti loop and stopping at as many of the wineries you can find.
- Sansepulcro.
- Moltepulciano.
- Dinner at Cory's, just down the hill from Ruffignano.

A wonderful week in the Tuscan Hills

The long winding track led to a haven of peace and tranquillity. We spent a perfect week in the well appointed Cottage Flat. Kate and Andrew were the perfect hosts, friendly yet discrete. Everything in the flat was of top quality, plenty of cooking equipment, comfortable outdoor seating, a well stocked information file with details of places to visit, a good range of books and games to play.
The views were stunning and the secluded pool just wonderful. We felt truly spoilt.

The sun leaves the pool at around 5 pm leaving plenty of time for an evening drink or meal in the beautiful small town of Cortona.

If the weather turns cool or you like to sightsee then you will not be short of places to visit: the island of Maggiore in Lake Trasimeno, the frescos in Arezzo, the covered walls of Perugia, the cable ride to the top of the hill in Gubbio are just some of the interesting places we managed to fit into our week.
