The house is in the Niccone valley which runs from the Tuscan town of Mercatale di Cortona (3 km) into Umbria. The house is quite private and surrounded by woodland. The nearest shop/bar is 1 km away. The property is on a easterly facing hillside. The pool is 9mx4.5m and an open barn gives daytime shade; equipped with trestle table, chairs and barbecue. The pool has a safety fence. The pool is paved all around and furnished with sun loungers and deckchairs. There is a table tennis table. A loggia (or terrace) by the house entrance has a sun awning and a dining area. The house has two spacious double bedrooms, a twin bedded room and bathroom (shower). The front half of the house is one open plan room with a built-in kitchen at one end and a sitting area with sofa and armchairs, in front of the fireplace with wood stove at the other. On one side is a large dining table. The kitchen has a 4 -ring gas hob, electric oven, washing machine, dishwasher and fridge/freezer.

The house is located in the beautiful Niccone Valley which winds along the Tuscany-Umbria border dotted with stone castles and houses and lanes lined with Cyprus trees. In spring the countryside is full of wildflowers and in summer sunflowers, olives, vines and maize are the main crops. The house is just 3km from a very useful village, Mercatale di Cortona, which has shops, a restaurant and cafes. Just a 20 minute drive is Lake Trasimeno with lots to do. The historic and charming town of Cortona is a short drive and well worth of a visit. The Tuscan towns of Montepulciano, Arezzo, Siena and Florence are all within easy driving distance and in the other direction are the Umbrian gems of Perugia, Assisi, Gubbio, Todi and Orvieto.
