High on a hilltop near Cortona on the eastern edge of Tuscany, near the town of Cortona, Villa Cuiano is a sprawling farmhouse with marvelous panoramic views of the Niccone Valley and the distant mountains of Umbria. The farmhouse has been divided into 5 apartments (La Loggia, La Stalletta, La Stalla, La Loggetta, La Cantina) and a detached house Casa Luca, each decorated in traditional Tuscan style. Stone fireplaces, one dated 1877, cotta floors and dark chestnut-beamed ceilings lend an authentic, welcoming air to the accommodation. These are comfortable flats, with good lighting and simple, classic furnishings. Each one have TV SAT, CD Player, stereo and hairdryer in each bathroom. In a common area there are laundry facilities: washing machine, clothes lines, iron and iron board. The property lies in extensive gardens, dipped between the olive trees, and has a large, well-kept swimming pool. Furnished with tables and chairs and equipped with a barbecue and oven.

Villa Cuiano is perfect for a large group of friends, a family reunion or an informal wedding celebration. The property has been divided into 5 apartments (La Loggia, La Stalletta, La Stalla, La Loggetta, La Cantina) and a detached hamlet Casa Luca , each decorated in traditional Tuscan style. These are comfortable and self-contained flats, with no common area, with good lighting and simple, classic furnishings. Each apartments have TV SAT, CD Player, stereo and hairdryer in each bathroom. So each group's family has its privacy and can enjoy perfectly its holidays. In a common area there are laundry facilities: washing machine, clothes lines, iron and iron board. On the ground floor a large dining room it is perfect to prepare dinner for around 25 people. The garden privacy in the back side it is perfect.

A deposit of 20% of the full amount is payable to confirm the booking. Balance is due 6 weeks before the first day of your holiday.

Water, gas and electricity and hot water are included in the rental, central heating costs are extra Euro 12/days per apartment during winter period.
The house is cleaned for your arrival and every Saturday.
Guests should arrive after 5 pm. on Saturday and vacate before 10 am. on the day of departure.

Cancellations and Refunds.
The deposit is non-returnable. The balance is full refunded if cancellation is made at least 45 days prior to arrival. 50% refund if canceled 20-45 days prior to arrival. There is no refund if cancellation is made less than 20 days prior to arrival. However if you cancel a booking we will return any money sent (minus bank charges) if we can find another booking for you dates.

Nearby Attraction
The Cuiano agritourism farm is an excellent starting point for visits to Umbria and Tuscany: in one hour by car you can reach beautiful towns that will satisfy your spirit with art and religion as well as your body with a wide selection of eno-gastronomic products, not to mention the unequalled landscapes you’ll see. For example in Umbria there is Assisi, Perugia, Spello, Foligno, Spoleto, Gubbio, Città di Castello and Trasimeno lake; in Tuscany you can visit Cortona, Arezzo, Siena, Pienza, Montepulciano,San Giminiano and Montalcino. An Outlet Fashion Shopping Center is in Foiano at 30 minutes drive. Upon request, we can arrange for a guide to help you fully appreciate the beauty of these special places. Obviously, for our guests who prefer total relaxation, our agritourism farm offers peace and quiet and is an ideal spot for enjoying a book in tranquillity, sunbathing by the pool, taking a relaxing ride on horseback, or taking a walk to the stream or in the shade of olive trees.
Local area and Castle
All around Cuiano you can find beautiful paths for pleasant walks or a ride on horseback. The paths can take you to crystal-clear streams, olive groves, chestnut and oak woods, ancient ruined castles, 12th-century churches, view points toward hidden valleys and Trasimeno lake. The path that leads to Trasimeno lake finishes at Gosparini from where there is a fantastic view of the lake and where you can enjoy refreshment at ‘Lo Scoiattolo’. The nearest village is Mercatale di Cortona, with facilities including shops, bars, medical facilities, a restaurant and bank. Cortona is 20 minutes away and in less than an hour you can be in Siena, Montepulciano, Orvieto or Perugia. For those who arrive at Cuiano there is another spectacular possibility: to visit the castle of Pierle. It is one of a few castle of XI century, without changes during the centuries, but it is closed and only my family can go inside to visit the castle, as we are the owner. Visit on Thursday Tuscany market in Camucia.

This villa is fantastic! 13 of us rented the entire house, and we unanimously agreed that it was perfect. The villa itself is lovely -- recently renovated, comfortable, clean, and well-appointed. Separate instant-on hot-water heaters for each apartment (an important point when 13 people are showering each morning!), a clothes-washer, and several dishwashers. The outdoor patio around the pool was wonderful -- we spent most evenings sitting around the pool enjoying wine and appetizers. And the view... suffice it to say that it's unbelievable. The location is ideal for sightseeing -- roughly an hour from Arezzo, Siena, and Assissi, about 1.5 hours to Florence. We even had one carload take a day trip to Rome. We asked the Cinaglias to prepare our dinner each evening, and we highly recommend future groups consider this too. The Cinaglias were wonderful hosts -- extremely helpful when we needed them otherwise absolutely unobtrusive. I can't recommend Cuiano enough
