The house is located in a 1000 acre estate, it sits on a hilltop with sprawling views, at the end of a dead end dirt road awaqy from the main road, it is on 2 floors has a garden a veranda for outdoor dining . It is beautifully furnished and is completely equipped. Large fireplace in the living room + central heating, washing machine, dishwasher, cable tv. It is removed from the main road and completely surrounded by vineyards and olive groves. It is conveniently located near Florence, 15 km, Florence airport 25 km, Pisa airport 45 km. Only 6 km from the highways yet it is removed from noise and traffic. The swimming pool is about 50 meters from the house in an olive grove, it is 10 meters x 5 meters and has a terracotta deck all around it. it is on an overlook spot at the end of the dead end road where the house is situated.

For this reason, while the location is rural and away from it all it is at the same time of easy access to Florence, Siena, Arezzo, Lucca, Pisa, Livorno and the many hilltop towns Tuscany is famous for.

  • The rental rate refers to a weekly rental.
    It includes cleaning, linen, use of the pool and wood for the fireplace.
    Heating charges apply during the winter months, charges are based on meter reading pass along that is without any additional fees to the rate paid by owner...
    A 50% non-refundable deposit is required at the time of booking, the balance is due 20 days prior to arrival.
    Payment mode is by wire transfer or pay-pal. Payment by cheque can be arranged in Euros. Pound Sterling or US$ equivalent.
    The rental fee applies whether the house is fully occupied or not, exceptionally we can add a cot for a very small child or a baby,for that there is an extra charge. The house can sleep a maximum of 6 adults.
  • In the winter months there is an extra charge for central heating, reading of the meter is done upon arrival and upon departure. The current charges per cubic meter of gas are passed along to the renter with no fees added to the actual cost of gas.
  • The house is comfortable, dry, sunny and completely equipped. We do not asked for a security deposit, however, it is assumed that guests will be responsible for the accidental breakage of fixtures, furniture, appliances.

Notes: The house has views from all windows and from the veranda and the garden below. The bedrooms are upstairs, all very large and beautifully furnished. One bathroom is upstairs and one downstairs by the kitchen. The livingroom is large and sunny, it has two windows facing south and one door to the patio/veranda. The fireplace is huge there are comfortable chairs and a sofa. The veranda just outside has wicker chairs, couch and table for outdoor dining, it overlooks the valley below and the garden. The new in-ground swimming pool is only about 40 meters from the house at he very end of the dead end private road the house is on. It is surrounded by a terracotta deck and is located on an overlook spot with all around views. All bedroom windows have screens. Linens and towels are provided and so is wood for the fireplace, the kitchen is completely equipped. .

cleaning : Cleaning before and after is included in the rental, for multiple week stay cleaning is provided once a week and linens are changed. Maps and information are provided in the house. Directions to the various historical sights, banks, pharmacy, supermarkets, local markets, outlets, museums are provided.

Local products: The house is part of a large estate, wine and oil can be purchases on the premises. The nearby town of Montelupo Fiorentino is the capital of ceramic, there is one of the most important Museum of Ceramic in the world. There are outlets for hand painted dishes, blowns glass in Empoli, as well as store and local artisans who will make things to order. The area is famous for its olive oil of the best quality, Chianti wine, pecorino cheese, and of course all the meats such as sausages, prosciutto, salame toscano and wild game meats. Such genuine products as well as home cooked foods can be purchased at the local Alimentari in the village, however, local products are also available at the supermakets both in Montelupo and Cerbaia. For fashion and design seekers there are many outlets for shoes, bags, cachemere, the finest house linens, designer clothes.

Languages spoken: English, French, Spanish and Italian of course.

Ski: Skiing is about one and a half hour away beyond Lucca.

Golf: Golf course are all over Tuscany, we can provide information on their location

Other Activities: sightseeing historic towns, visiting vineyards for wine tasting

This house is an excellent place to stay if you like the beautiful Tuscany countryside away from traffic and at the same time to stay very near Florence.
We really enjoyed the veranda, just sitting there listening to the cicadas and enjoying the view.
Pool area and house was good, clean and well maintained. We got good information about different things form the owner/binders.
Good restaurants only a few minutes’ drive from the house.
For sure a place we would consider to come back to.
Owner's Response: We have enjoyed our guests as well, They seemed to take full advantage of what the house and the location had to offer, the privacy of the location and the veranda, the pool, the quiet, the location near Florence and the convenience to the motorways, shopping and hte many sites. They were most respectful of the property and left it in perfect order.
