Set in a small hamlet with spectacular views into the beautiful Pratomagno Mountains, the property includes an old stone house 'La Villetta', and a separate cottage 'La Capanna' (a converted agricultural building). La Villetta may be used as two fully self-contained apartments (with separate entrances) each sleeping up to five people, or as a single unit. La Capanna can accommodate six people. Both buildings have recently been renovated so as to retain a traditional Tuscan character, and all three units have air conditioning and all necessary domestic facilities: fridge, freezer, washing machine, etc. There is a large garden with flowers, lawns, pergolas and bbqs. This is the downstairs apartment and has many traditional features associated with old Tuscan houses such as chestnut beams and terracotta floors. The backdoor leads onto a small terrace which leads to the garden. One room is set up as a living/dining room with a kitchen area, and also has a good double sofa-bed. The Main bedroom has a large double bed and a folding single bed. The recently restored bathroom contains a shower, WC and hand basin.

The two buidings are close beside each other in a small hamlet, near the country town of Reggello which is situated at the foot of the Protomagno Mountains, about 35 kilometres south-east of Florence, in the direction of Arezzo which is about 50 kilometres. This is classic rural Tuscany - old stone buildings and lines of cypress trees scattered amongst olive groves, and vineyards. The mountains offer superb scenic walks, and there is easy access by rail or motorway to Florence, Arezzo, Siena and beyond. The nearby village has excellent restaurants, bars, shops and an exquisite Romanesque church - home to the famous Masaccio triptych.

La Villetta
was bought as the owners' personal holiday home. La Capanna, the neighbouring property was acquired in 2003. Both properties offer an ideal and comfortable base for people who want to explore the beautiful area south of Florence, as well as the major cities and cultural centres. They might best be described as a simple and comfortable rustic dwellings, with many charming features, set in a spectacular position at the foot of the mountains; perfectly located for people wanting a mixture of sightseeing, walking, swimming, art galleries, restaurants, wine tasting, scenic travel or just relaxing in the garden.
Amenities:
The nearest village, Cascia, has plenty of traditional shops for most basic necessities, as well as a modern supermarket, a dry cleaners and a bank and a splendid new open-air pool. It also has good restaurants and bars. Nearby towns have shops for more specialised requirements and there are many markets locally. Excellent wines and oil can be bought either from shops or directly from local producers.
