Situated in a stunning setting of 22 acres, with sensational views of the Apennines, this peaceful retreat is the perfect place for a relaxing holiday. A lovingly restored Farmhouse & Barn with private pool, and separate heated spa pool, set below the dramatic mountain peak of Pania del Croce. The Farmhouse boasts 5 bedrooms & 3 bathrooms, with the Barn converted into a spacious 2 bedroom ground floor apartment. An ideal solution for a large group wishing to holiday together, but with some personal space! Both properties are light, airy, spacious & comfortable, & are tastefully furnished with beautiful furniture, much of which is antique. Relaxation & comfort is the key feature of your stay – the kitchens are well equipped, there is a good level of entertainment with Video/DVD players, CD players, & traditional games, & there is plenty of comfy seating! There is a resident cordon bleu chef for special evenings on the terrace & cooking lessons can be arranged.

The property is situated all set in 22 acres of organic farmland, terraces and chestnut groves below the dramatic mountain peak of Pania del Croce Casa Promiana is situated in the heart of the Garfagnana 1 hr north of Lucca. It is located within a short drive of the market town of Castelnuovo di Garfagnana and the town of Gallicano, both of which boast all facilities including bars, restaurants, and train stations for easy exploring. The beautiful medieval town of Barga is only an 8km drive too, with Grotto del Vento just 16km. Whilst set in the depths of the countryside, the property is only a 12 minute walk from a restaurant, and is 2km from a local shop. Only 5km away is a hypermarket. Further afield, Pisa is a 90 minute drive, Florence 1 hr 40 min, Lucca 1 hour or so. The coast is 1 hr 15 min.

Upstairs: •5 bedrooms 2 of which are double, and 3 of which can be either twin or double. •All bedrooms are tastefully furnished, light and airy, with beamed ceilings. Four of the bedrooms are double aspect. All have wonderful views. •Two further shower rooms. Outside: Two terraces and working pizza oven.

Barn: Available only as an optional extra when hiring Farmhouse: Arranged on ground floor. Open plan living area with. Small pretty kitchen area with oven, hob and fridge (use of washing machine). Spacious and comfortable living area with TV/DVD/CD player. Leading through to hallway from which there are two beautiful bedrooms, both of which can be arranged as doubles or twins. Spacious shower room. Outside : Terrace, and BBQ Covered terrace with eating/drinks area and heated spa pool - ideal for a shaded cool off during the day, or for enjoying a glass of wine in heated water in the evenings......
