Casanuova is a charming and spacious traditional Maremman farmhouse on a vast wheat and sunflower farm, near a beach facing the Elba Island. An ideal location for enjoying both the country and seaside of Tuscany, visiting historic sites in the area and beyond, and relaxing in absolute privacy with family and friends. Casanuova is furnished with rustic antiques, has terra cotta tile flooring, high ceilings with wooden beams, superb views of unspoiled fields and secular pine woods. Surrounding the house is a large and ventilated fenced garden, perfect for children, with pine, palm, and eucalyptus trees,a grape vine covered pergola shadowing an outdoor table for dining al fresco, a barbeque, garden furniture and a ping-pong table. Nearby are the Baratti Bay (famous for the Etruscan archaeological site of Populonia and the magnificent beach) and several delightful medieval towns. Guests can easily make day trips to the most beautiful cities of Italy, such as Florence, Siena, Pisa and Lucca

Notes to the rental rates

• The rates are inclusive of all charges and 3 hours cleaning daily.
  In winter months electricity (for heating) is metered and charged at cost on departure.
  
• One week minimum booking from Saturday night to Friday night included. Check in on Saturday between 5 and 7.30 PM. Check out on Saturday before 10 AM. Exceptions are possible.
  
• Reservation is confirmed as soon as we receive 50% payment. The balance has to be paid within 20 days before arrival.
  

Accommodation and Facilities for the villa in Tuscany, Italy

The farmhouse.

Casanuova is situated in the middle, far left hand side of the above picture titled “View of Casanuova’s countryside & coast”, while the owner’s medieval tower (Torre Nuova) is situated in the middle of the same picture. Casanuova has five bedrooms and three full bathrooms. It’s on two levels, has terra cotta tile flooring throughout, and is furnished with some rustic antiques. The rooms are spacious with high ceilings and exposed old wooden beams. All three of the bathrooms are large, one has a shower and two have bathtubs with hand held shower wands. All of the windows have screens and there are electric space heaters.

Ground floor anf First floor.

On the ground floor there is a spacious dining room with a table for 14 and large doors that open to the garden. The ground floor bedroom has a queen bed (two twins made together). Next to this bedroom there is a bathroom. Next to the latter there is a laundry room. The former stable, which occupies half of the ground floor’s space, has been turned into a spacious patio room with garden furniture. First Floor: stairs lead up to the first floor, which has a large, fully equipped kitchen with a dining table, a spacious living room with a brick fireplace, four bedrooms, and two full bathrooms. One of the bedrooms has a queen bed (two twins made together) and an en suite bathroom. There are two bedrooms with two twin beds and one bedroom with a single bed. The other first floor bathroom is between these bedrooms.

Beaches and other.

BEACHES: it’s about 3 minutes to the sea from Casanuova, which is equipped with beach umbrellas and towels. Guests enjoy free access to the attended parking lot bordering the private sand beach of a tourist resort. There are plenty of other nice sand beaches in the area, such as the unique one of the Baratti Bay and the very long one of the Rimigliano Natural Park. You must not miss the fabulous experience of the rocky seaside edging the Baratti Bay. OTHER: Guests of the farmhouse have free access to a nearby tourist resort (about 800 meters from the property, but not visible), which is open from the end of April until the beginning of September. Located under a century old pinewood, this tourist resort has a mini-market, restaurant, pizzeria, bar, newspaper stand, bike rental etc.
