Villa Montecristo is an ancient charming Tuscan house with a spectacular sea view overlooking the isles of Montecristo and Pianosa and on the bay of Fetovaia. Villa Montecristo is lavishly furnished with antiques, paintings and prints; it is characterized by a wide beamed ceiling drawing room with granite stairs and wood gallery. The spacious garden has tree shaded and sunny areas; there is also a thatch covered terrace ideal for eating outside. The rooms have tiled floors and are spacious and furnished with 19th century antiques. Both the living room and the kitchen have doors leading into the garden. Notes to the rental rates

• Gas cost is included.
  Water, electricity and heating (only in winter months) costs are NOT included. These costs will be charged according to the real consumption and the actual price. For a medium consumption of ten hours/day the cost will be around 70/80 per week for heating cost and 60/70 per week for water and electicity costs.
  Final cleaning costs (Euros 150,00 for the Villa, Euros 50,00 for the dependence/cottage) are not included and must be given the arrival day.
  Usually we ask a Euros 500,00 caution that will be given back to you at the end of the holiday if there are no damages.
  Sheets and towels could be rented (8 euros p/w) or you can bring them on your own.
  To confirm booking, we please you to pay 30% of the total price when you book the house. The remaining 70% will be paid 30 days before the arrival.
  
• Cancellation clauses:
  30% of the rental period if you cancel the booking more than 30 days prior the arrival day;
  50% of the rental period if you cancel the booking between 29 and 15 days prior the arrival day;
  100% of the rental period if you cancel the booking between 14 days prior the arrival day or if you don't arrive.
